Mortgages for Expats in the Netherlands
Buying a home in the Netherlands can also be attractive for Expats. Find an
agent, search together for the right home, the agent negotiates on your
behalf and organizes the contract is correct and also looks out for your
interests with regard to the buying of the property. However organizing the
mortgage is just as important and after signing the contract for your
wonderful new home you only get a restricted time limit to get the mortgage
in place.
The mortgage payment is often a substantial portion of your monthly
expenditure, it is therefore advisable to be well informed of the specific
conditions the various different mortgage companies require, especially
where Expat mortgages are concerned before offering a mortgage.
The Expat conditions can vary considerably from one mortgage company to
another:
• How much can you borrow on the base of your income (30% rule)?
• Is your ‘home country’ within of the EU or not?
• What is the maximum percentage of the value/cost of the property
you can borrow?
• Is it necessary to repay a percentage of the mortgage earlier? If yes
then how much an in how many years?
• Is it possible to rent out your house should you relocate out of the
country?
• Can you use your current life insurance as security on the loan?
• Do you own other properties overseas?
Alongside the, often restricted, conditions the lender requires, the form of
the mortgage itself is also very important:
• Certain types of mortgages are only interesting if you will own the
property in the Netherlands for a minimum of 20 years.
• Is a life insurance policy obligatory?
• What are the pro’s and con’s of an Endowment or special
Endowment mortgage?
• What are the risks with an Investment mortgage?
• Is there a fine incurred should you wish to sell your house?
