PREPARATION:
CONDUCT A COMPLETE INVESTIGATION OF THE EXISTING PROJECT CONDITIONS TO
IDENTIFY THE AREAS OF WORK, EXTENT OF WORK AND CONSIDERATIONS REQUIRED TO
COMPLETE THE WORK. NO CONSIDERATION WILL BE GIVEN TO CLAIMS BASED ON A
DIFFERENCE BETWEEN ACTUAL AND ASSUMED CONDITIONS. COORDINATE ALL SITE
INSPECTIONS WITH OWNER'S REPRESENTATIVES.
TAKE FIELD MEASUREMENTS, VERIFY FIELD CONDITIONS AND CAREFULLY COMPARE

THE CONTRACTOR BEFORE COMMENCING ACTIVITIES. FIELD MEASUREMENTS MUST BE
TAKEN. DESTRUCTIVE ANALYSIS DURING THE BID PREPARATION IS ALLOWABLE TO FIELD
VERIFY ALL CONDITIONS. CONTRACTORS SHALL BE RESPONSIBLE FOR EFFECTIVELY
REPAIRING ANY FIELD CUTS THE SAME DAY OF INSPECTION TO OWNER'S SATISFACTION.
COORDINATE ALL ACTIVITIES WITH OWNER. CONTRACTOR SHALL BE RESPONSIBLE FOR
ALL COSTS ASSOCIATED WITH DESTRUCTIVE TESTING.
DRAWINGS FROM ORIGINAL CONSTRUCTION ARE NOT AVAILABLE FOR THIS PROJECT.
OWNER NOR CONSULTANT ARE RESPONSIBLE FOR ERRORS OR MISINTERPRETATIONS
RESULTING FROM THE USE OF BID DOCUMENTS OR PROVIDED CONSTRUCTION

PROJECT CONDITIONS:
A. MOBILIZATION:
C. CODES AND STANDARDS:
INCLUDE DELIVERY AND SET UP OF ALL MATERIALS, EQUIPMENT AND INCIDENTAL ITEMS
NECESSARY TO SAFELY ACCESS AREAS OF WORK TO COMPLETE SPECIFIED ROOFING WORK.
PROPERLY STORE ALL MATERIALS AND EQUIPMENT IN DESIGNATED PROJECT STAGING
AREAS AS APPROVED BY OWNER. CONTRACTORS SHALL BE RESPONSIBLE FOR MOBILIZATION
AND MAINTAINING SCAFFOLDING, SAFETY BARRICADES, OVERHEAD PROTECTION, BUILDING
PROTECTION, LANDSCAPE PROTECTION AND PROJECT SIGNAGE REQUIRED FOR THE
PROJECT FOR THE FULL DURATION OF THE PROJECT. COORDINATE ALL MOBILIZATION OF
EQUIPMENT, MATERIALS AND INCIDENTAL ITEMS WITH OWNER AND LOCAL GOVERNING
AUTHORITIES IN ACCORDANCE WITH PRE-APPROVED PROJECT SCHEDULE.

PROJECT INCLUDES INSTALLATION OF NEW ROOFING SYSTEM.

INSPECT EXISTING CONDITION OF ALL SURFACES TO RECEIVE NEW ROOFING SYSTEM FOR
DAMAGE AND OR DETERIORATIONS. REPORT TO ENGINEER ALL UNSATISFACTORY
CONDITIONS.
3.
PREPARE EXISTING ROOFING MEMBRANE AS NEEDED TO RECEIVE NEW. (EXISTING
MEMBRANE AND LIGHTWEIGHT INSULATING CONCRETE TO REMAIN.)
4.
INSTALL NEW 12" GYPSUM COVER BOARD TO COMPLETE ROOFING SYSTEM, FULLY ADHERED
AND MECHANICALLY ATTACHED TO/OVER EXISTING SYSTEM TO REMAIN.
5.
INSTALL NEW 2-PLY SBS MODIFIED BITUMEN ROOFING SYSTEM FOLLOWING SPECIFIED
DRAWINGS AND MANUFACTURERS REQUIREMENTS.
6.
INSTALL NEW PRIMARY AND SECONDARY DRAINS. PROVIDE ALTERNATE PRICING FOR
INSTALLATION OF RETRO-FIT DRAINS.
7.
INSTALL NEW SHEET METAL FLASHINGS, COUNTERFLASHINGS, REPLACE VENTS TO MATCH
EXISTING AND ALL ASSOCIATED MATERIALS REQUIRED TO PROVIDE A COMPLETE
WATERTIGHT ROOFING SYSTEM.
8.
ALL EXISTING COPING TO BE REPLACED WITH NEW COPING MATCHING EXISTING SIZE AND
LOCATION.
9.
REMOVE, REPLACE AND RECERTIFY LIGHTNING PROTECTION SYSTEM MINIMUM STANDARD
NFPA 780.
10.
INSTALL NEW WALKWAYS PER DRAWINGS.
11.
PROVIDE PAYMENT AND PERFORMANCE BONDS AS REQUIRED BY OWNER.
PROTECT THE BUILDING, THE PROPERTY, THE BUILDING OCCUPANTS AND THEIR
PROPERTY.
12.
INCLUDE A CONTINGENCY FOR MISCELLANEOUS AND UNKNOWN CONDITIONS UNCOVERED
OF $10,000 WITHIN BASE BID.
PROVIDE PROTECTIVE BARRICADES, ENCLOSURES, DIRECTIONAL AND WARNING
SIGNAGE AND OTHER METHODS TO ASSURE SAFE PASSAGE OF PEDESTRIANS AND
VEHICLES IN, NEAR AND AFFECTED BY AREAS OF THE WORK.
13.
DISPOSE OF ALL DEBRIS IN A LEGAL MANNER.
DO NOT DISRUPT SERVICES OR BLOCK EGRESS. THERE SHALL BE NO INTERFERENCE
WITH LIFE SAFETY FEATURES.
IN CASE OF A STORM EVENT OR OTHER NATURAL OCCURRENCES, CONTRACTOR SHALL
BE RESPONSIBLE FOR ALL REMOVAL OF CONSTRUCTION EQUIPMENT AND MATERIALS
FROM PROJECT SITE AND/OR SUFFICIENTLY STORED AT LOCATIONS ACCEPTABLE TO
OWNER(S).
ALL CONSTRUCTION ACTIVITIES APPROVED BY OWNER SHALL BE CONDUCTED AT TIMES
PRE-APPROVED BY THE OWNER IN ACCORDANCE WITH THE APPROVED PROJECT
SCHEDULE. CONTRACTOR SHALL PROVIDE SUFFICIENT MANPOWER AND EQUIPMENT TO
COMPLETE CONTRACTED WORK WITHIN ALLOTTED SCHEDULE.
THE CONTRACTOR SHALL PROVIDE ALL MEASURES NECESSARY TO PROTECT THE
STRUCTURE DURING CONSTRUCTION, SUCH MEASURES SHALL INCLUDE, BUT NOT
LIMITED TO, BRACING, SHORING FOR LOADS DUE TO CONSTRUCTION EQUIPMENT, ETC.
OR THE SAFETY PRECAUTIONS AND THE PROGRAMS INCIDENT THERETO (NOR SHALL
OBSERVATION VISITS TO THE SITE INCLUDE INSPECTION OF THESE ITEMS.)
PRODUCTS AND DESIGN OF SYSTEMS INDICATED ON THE DESIGN DRAWINGS
AND WITHIN THESE SPECIFICATIONS SHALL BE CONSIDERED AS "SPECIFIED
STANDARD" OF QUALITY. NO SUBSTITUTIONS SHALL BE MADE WITHOUT PRIOR
WRITTEN APPROVAL OF THE CONSULTANT.

ALL WORK SHALL BE IN STRICT COMPLIANCE WITH THE 2020 FLORIDA
BUILDING CODE AND AUTHORITIES HAVING JURISDICTION.
2.
THE CONTRACTOR SHALL OBTAIN ALL REQUIRED PERMITS, INSPECTIONS AND
PAY ALL FEES.
D. PRODUCTS:

ALL PRODUCTS, ETC., SHALL BE NEW UNLESS OTHERWISE NOTED, AND AS
SPECIFIED FREE OF DEFECTS AS SHOWN ON THE DRAWINGS AND AS

E. WORKMANSHIP:

ALL MATERIALS SHALL BE FABRICATED AND INSTALLED IN A NEAT AND
WORKMANLIKE MANNER WITH THE COORDINATION OF ALL INVOLVED TRADES
TO AVOID INTERFERENCES AND DELAY DUE TO LACK OF COORDINATION. NO
ALLOWANCES WILL BE MADE FOR REWORK
