Contractor Agreement This agreement made the 1st day of November , 2021 by and between _______________________ Hereafter called the contractor and _________________________, herein after called the Lease holder Witnesseth that the Contractor and the Lease holder for the consideration named and agree as follows Scope of work The Contractor shall furnish all materials and perform all of the work on the property at Waterchase Apartments 15100 Golden Eagle Dr. Humble, TX 77397. Description 6 Buildings reroof, 2 story buildings -30 year shingles Archet 110mph wind resistance. -Synthetic felt -12’ ridge vent allowing exhaust ventilation all along the roof line. -coil nail -cap nails -step flashing -plastic 2/3 roof jacks -np1 caulking -color match all new install jacks with shingles •In the process of starting this project areas will be closed off with perimeters and section where work is being done to prevent any accidents or residents entering work zones. NOTE- buildings have siding walls which have existing step flashing on the lower areas. Will be replacing where needed on buildings, but will not be providing siding repairs if already existing. •will be supplying 25 sheets of decking included for this project, if amount exceeds cost per extra sheet replacement will be $45.00. •Install new synthetic felt on all roofs using cap nails 1 1/2. •Install water shield on valley’s Ice/water where needed on all buildings. •will be replacing all existing drip edge with 2x2 galvanized drip edge. •Install new starter course to start roof installation on all buildings •Install all new roof jacks and seal with caulking. •Install new 30year shingles using coil nails “landmark 30year shingle weatherwood” •Install new ridge vent on all buildings with standard specs to finalize finalize roof install. •Seal all roof caps and color match them to new color shingles .”grey weatherwood “ •Clean all roof debris caused by roof work and haul off of property using containers. •Follow by a magnetic walk through on all worked areas per finished building. [5 year warranty for labor starting date of completion of roof install.] All work will be performed in a timely manner as weather permits. Any alteration or deviation from above specifications involving extras cost will be executed only upon written order, and will become an extra charge over and above the estimate. Contract price The Lease holder shall pay the contractor for material and labor to be performed under the sum of $72,500. Progress payments Payments of contract price shall be made as follows, 60% ($43,500) needed up front and remaining balance of $29,000 after all buildings completion, a total of $72,500.00.
