Many of them are fairly specialized. These include electricians, plumbers, carpenters, painters and locksmith. However, there is always a lot of work that doesn’t necessarily fall into one of those categories. This other stuff gets handled by our General Maintenance staff. These jack-of-all-trades handle everything from ceiling tile replacements to flooring repairs, from light bulb replacement to repairing office furniture. They fix shades & blinds and patch holes in walls. They will help the plumbers with sink and toilet repairs. They will help the electricians as an extra set of hands. They can often fix doors and door hardware before a locksmith is needed. They know how to use carpentry tools and they are skilled in the use of a paint brush. In a Campus environment it is amazing how things can get broken, damaged and just worn out. The bulk of this stuff is addressed by the General Maintenance staff. In addition to repairs, these are the people that also provide a lot of the services that are needed and appreciated. They will assemble office furniture, hang pictures on walls, get file drawers un-stuck and reset clocks when there is a time change. They spend a couple of weeks every spring and fall installing and removing over 150 window air conditioners. During the summer months they go through every residence hall and apartment, top to bottom, repairing and reconditioning for the next occupant. There are 6 of these heroes within the Maintenance department. Ron Carpenter is the Lead Worker for General Maintenance and Carpentry. Kevin Boswell is a General Maintenance Worker during the regular work week. Mike Dion is a General Maintenance Worker during the regular work week. Jon Field is a General Maintenance Worker during the regular work week. John Cerami is an often “unseen” General Maintenance Worker who covers the overnight 3 rd shift. Mike Houde (newly promoted from Building Services) is the General Maintenance Worker who will be covering the second shift (generally 3:00 PM to 11:30 PM) and weekends. Mike will also become our new sign-maker. These gentlemen can be found almost anywhere on Campus addressing work orders. I am sure they are known to many of you. These guys are always helpful and easy to get along with. When you see them, be sure to say hello. Building Services Operations Chris Johnson, Manager cmjohnson@plymouth.edu 535-2451 “Cleaning for Health” is a term you will hear more and more. The program aims to protect custodial workers, students and other building occupants, as well as the environment you work or live in from the adverse impacts of cleaning chemicals by identifying toxic substances of concern and promoting the use of safer products and practices. Cleaning for health (Green Cleaning) is a practice that addresses toxic substances contained in some cleaning products. The chemicals contained in some traditional cleaners have been show in some studies to cause a range of potential health effects. Green Cleaning substitutes traditional cleaners with those that contain fewer or less-toxic substances. Green Cleaning also requires a change in cleaning practices and equipment; for example, floors in low-traffic areas are cleaned less frequently than those in hightraffic areas, vacuums with high-performance (HEPA) filters are used to prevent dirt from reentering the atmosphere. The Building Services Department long ago identified these issues and began a comprehensive change in our cleaning practices and program. We are proud to report all of our chemicals meet or exceed “Green Seal” and “EPA” guidelines, and none of them exceeds a (1) for health and safety. Developing and using this program is not only better for our environment, students, faculty, and staff but it’s the right thing to do for those most exposed to these materials daily, our BSW’s. Energy Tech Services & Operations Don Perrin, Manager dperrin@plymouth.edu 535-2356 There are a number of ways to save heat, and they all start with you. Temperature controls during heating season – keep your windows closed. Thermostats will be adjusted for administrative and academic areas and housing facilities. (For each 1 degree you turn down the thermostat in the winter, you'll save up to 5% on heating costs.) Move desks and cubicles away from windows. Windows are a source of drafts and draw heat from people in the winter, making them feel colder. During cool weather, open blinds for light and warmth and close drapes at the end of the day to reduce heat loss at night. Please dress appropriately for the weather. Please do not use space heaters. How much does it cost to operate a space heater per year? One space heater total annual energy consumption is 750 KWH, it would cost $112.50 per space heater. If you assume there are 10 space heaters in 20 buildings, the cost would be over $22,000 per year! Don't place lamps, TV sets or computers near the thermostat. The thermostat senses heat from these appliances, which can cause the heat from coming on. Please report unusually hot or cold conditions by entering a work request and calling Physical Plant at x2254. There are a number of ways to save water, and they all start with you. Limit the use of domestic hot water – use cold water whenever it will do. Turn off the water while you are brushing your teeth or washing your face. This can save up to 4 gallons a minute! Take shorter showers. Even a one or two minute reduction can save up to 700 gallons per month! Turn off the water while you shave and you can save more than 100 gallons a week. Please report all steam, water, and air leaks by entering a work request or call Physical Plant at x2254. Put food coloring in your toilet tank. If it seeps into the toilet bowl, you have a leak. You can save more than 600 gallons a month. Fixing a leaky faucet can save 140 gallons a week. Run only full loads in the washing machine and dishwashers. This can save 300 to 800 gallons per month. Wash your clothes in cold water using cold-water detergents whenever possible. Let your dishes air dry; if you don’t have an automatic air-dry switch (on your dishwasher), Turn off the control knob after the final rinse and prop the door open a little so the dishes will dry faster. This translates to approximately 850 per month, 40-45 per day. These numbers can vary depending upon seasonal trends, semester begin and end and other campus factors. An outside vendor was contracted to conduct the work which included crack repair, minor patching repairs that were necessary, and the re-striping of the lots after the completion of the sealcoating process. Our main contact person with the vendor was an alumnus of PSU (actually PSC!). The lots that were seal coated include Lot 408 at Center Lodge, Lot 211 at Rounds Hall, Lot 215 Faculty/Staff parking between Court Street and Highland Hall, and Lot 216 at Highland Hall. This work was necessary and was a noticeable improvement. Also, over the course of the summer months, various parking lots across the entire campus were re-striped in house by the transportation branch as weather permitted. Fall 2012 Highlights The horticulture branch of the Grounds Department has been hard at work this season. Sherri and her crew have been determined to continue the expansion of the annual & perennial flowers, as newly seen around the Robert Frost statue, as well as the President’s home, Russell House & Center Lodge. They are currently working with the Museum of the White Mountains to start planting trees this fall as the base layer in a very unique project. Spring time will introduce the addition of native shrubs & perennials to the museum as well. Although autumn brings the growing season to a quick close, the horticulture crew is already planning ahead to the addition of spring’s bright colors. Stay tuned...
