Demonstrate knowledge of the bond system for residential property

This unit standard is for people who intend to operate as a
residential property letting agent in the real estate industry.
People credited with this unit standard are able to:
–
outline the bond system for residential property rentals;
–
complete a bond lodgement form; and
–
explain the procedures for managing bond releases and
bond disputes.

Assessment
This unit standard must be assessed on the basis of evidence of demonstrated
performance in the workplace or in simulated work situations designed to draw upon
similar performance to that required in the workplace.

Outcome 1
Outline the bond system for residential property rentals.
Evidence requirements
1.1
The bond system for residential property rentals is outlined in accordance with
the Residential Tenancies Act 1986.
1.2
Calculation of bonds is explained in accordance with the Residential Tenancies
Act 1986.

Lodgement of bonds is explained in accordance with the Residential Tenancies
Act 1986.

Refund of bonds is explained in accordance with the Residential Tenancies Act
1986.

Transferring of bonds is explained in accordance with the Residential Tenancies
Act 1986.
1.6
Withholding of bonds is explained in accordance with Residential Tenancies Act
1986.
Outcome 2
Complete a bond lodgement form.
Evidence requirements
2.1
Lodgement form for a given tenancy is completed in accordance with the
Residential Tenancies Act 1986.
Outcome 3
Explain the procedures for managing bond releases and bond disputes.
Evidence requirements
3.1
Application for refund of bonds to tenants and for claims against bonds to make
good damage or arrears are explained and prepared, in accordance with the
Residential Tenancies Act 1986.
3.2
Bond dispute procedures are explained in terms of the Residential Tenancies
Act 1986.
