Mobile County Residential Market
Prices: In May, 2012, the average sales price increased from $126,793 in April to $131,756, a 3.91 percent change. The
median sales price also increased by 10.58 percent from $104,000 in April to $115,000 in May, 2012.
Sales: The number of sales in May increased by 14.29 percent from last month. In April there were 301 sales and in May
there were 344 sales. Compared to last year, May 2011, the sales increased from 306 in 2011 to 344 in 2012, or 12.42
percent.
Volume: Of the 344 total sales, 292 sales were under $200,000, representing 84.88 percent of the entire market. Of the
292 sales that were under $200,000, 53.77 percent of those sales occurred in the $0-$99,000 range. Compared to May,
2011, sales in the $300,000-$499,999 range decreased by 37.50 percent, declining from 16 sales to 10 sales in April,
2012.
Month’s-to-Sell Inventory: The average number of months to sell the existing inventory of properties in May, 2012,
decreased by 11.17 percent, or from 9.94 in April to 8.83. Compared to May, 2011, the month’s inventory decreased by
24.40 percent, falling from 11.68 to 8.83 in May of this year.
U.S.: The latest update on the U.S. market showed an increase of 25.4 percent in sales from February to March, 2012. The
average sales price increased from $201,600 to $212,100, which resulted in a 5.2 percent change. The median sales price
also increased by 5.9 percent, or from $155,600 to $164,800. Compared to March of last year, total sales increased by 3.7
percent. The inventory month’s supply decreased by 1.6 percent from February to March and decreased by 27.1 percent
from March, 2011, to March, 2012.
Overall Analysis: For the month of May, the Mobile housing market showed an increase in the number of sales, average
sales price, and median sales price. The inventory month’s supply decreased by 11.17 percent, and most residential
properties sold under $200,000.
