Mobile County Residential Market
Prices: For the month of October, 2013, the average sales price decreased from $133,699 in September to $123,179, a
7.87 percent change. The median sales price decreased from $112,000 to $99,900 in the same period, showing a 10.8
percent decrease.
Sales: The number of sales in October decreased by 10.94 percent from September, having a total of 293 sales. Compared
to October, 2012, total sales increased by 0.6 percent, or from 291 sales to 293 sales in October, 2013.
Volume: Of the 293 total sales, 243 sales were under $200,000, representing 82.94 percent of the entire market. Of the
243 sales that were under $200,000, 60.9 percent of those sales occurred in the $0-$99,999 range. Compared to October,
2012, sales in the $300,000-$499,999 range increased by 44.44 percent, or from 9 to 13 sales. In the same time period,
sales in the $200,000-$299,999 range increased by 2.94 percent, or from 34 sales to 35 sales in October, 2013.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in October
increased by 10.23 percent, or from 9.48 in September to 10.45. Compared to October, 2012, the month’s inventory
decreased by 1.97 percent, or from 10.66 to 10.45 in October, 2013.
U.S.: The U.S. market in August showed a 0.2 percent decrease in sales from July. Average sales price decreased from
$259,000 to $256,600, a 0.9 percent change. Median sales price decreased by 1.3 percent, or from $212,400 to $209,700.
The inventory month’s supply decreased by 2.0 percent. Compared to August 2012, inventory month’s supply decreased
by 18.3 percent, or from 6.0 to 4.9.
Overall Analysis: For October 2013, the Mobile housing market showed decreases in sales, average sales price, and
median sales price since September. However, sales have increased compared to October, 2012. Months-to-sell inventory
increased from last month. The U.S. market in August showed decreases in sales price and in inventory month’s supply,
and a decrease in total sales.
