Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased 2.8 percent from $231,042 in November to
$237,512 in December. Compared to last year, the average sales price rose by 20.79 percent. The median sales
price decreased by 1.41 percent from last month & rose 24.92 percent from last year. The average sale prices in
North Baldwin & South grew relative to last month. In the same time period, the median sales price increased in
South. The median & average sales prices rose in Eastern Shore, South, & Gulf Beach from last year.
Sales: Total sales in Baldwin County increased 9.35 percent from last month’s sales and 16.92 percent from last
year. Sales from last month decreased in North Baldwin by 22.22 percent, but increased in Eastern Shore,
Central, South, and Gulf Beach by 11.24 percent, 5 percent, 2.94 percent, and 16.3 percent, respectively. The
sales increased in all areas compared to last year by the following percentages: North Baldwin at 40 percent,
Eastern Shore at 15.12 percent, Central at 5 percent, South at 12.9 percent, and Gulf Beach at 22.99 percent.
Days on Market: Average days on the market for Baldwin County increased 11.84 percent from last month
from 152 days to 170 days and decreased 5.56 percent from last year from 180 days to 170 days. Compared to
November, North Baldwin decreased 23.96 percent, but the other areas increased in days on market. These three
areas, North Baldwin, Central, and Gulf Beach, decreased relative to last year’s December days on market.
U.S.: The U.S. increased 7.8 percent in sales from September to October. Compared to last year, the U.S. sales
increased 16.9 percent. The average sales price decreased 0.9 percent from last month, but increased 9 percent
from last year. The median sales price dropped 0.8 percent from September to October, but increased relative to
last year. The inventory months supply decreased from last month and year by 5.4 percent and 31.2 percent.
Overall Analysis: For the month of December, the Baldwin residential market showed increases in average sales
price, median sales price, and number of sales compared to last year. Relative to last month, the median sales
price, number of sales, and average days on market increased, but the median sales price decreased.
