Special Notice to Readers
The December, 2013, Baldwin County Real Estate Report shows numbers that are higher than
the expected trends due to a large number of Gulf condo sales reported in December.
Our report is designed to report actual numbers as they appear in the market which are shown for
December. Historically, residential and condo sales are combined.
In addition, we have attached for December a separate page that shows the residential sales
reported separately from the condo sales for each region.

Report for the month of December, 2013
Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased 22.53 percent, or from $251,867 in November to
$308,605 in December. Compared to last year, average sales price increased 30.72 percent. Median sales price
increased 12.05 percent from last month and 18.11 percent from last year. Since November, the two largest
increases in average sales price were 101.96 percent in North Baldwin and 20.94 percent in Gulf Beach.
Compared to November 2012, the two largest increases in median sales price were 253.11 percent in North
Baldwin and 54.00 percent in Gulf Beach.
Sales: Total sales in Baldwin County increased 18.15 percent from last month’s sales and 20.45 percent from last
year. Sales increased in South by 12.07 percent and in Gulf Beach by 55.86 percent. Compared to last year, sales
increased in two areas: Central by 28.57 percent, and Gulf Beach by 60.19 percent.
Days on Market: Average days on the market between November and December decreased from 163 to 144
days, or 11.66 percent. Since last year, average days decreased 14.79 percent. Compared to November, average
days on the market decreased in three areas: Central by 1.42 percent, South by 9.52 percent, and Gulf Beach by
30.29 percent.
U.S.: U.S. sales decreased 0.7 percent from September to October, 2013. Compared to last year, U.S. sales rose
5.7 percent. Average sales price decreased 0.5 percent from last month, and increased 9.1 percent from last year.
Median sales price decreased 0.5 percent from September, and increased 11.6 percent relative to last year. The
inventory month’s supply decreased 5.8 percent from last year.
Overall Analysis: For the month of December, the Baldwin residential market showed increases in average sales
price, median sales price and number of sales. Also, there was a decrease in the average days on the market. With
exception to North Baldwin, Gulf Beach had the highest overall percentage increase in all four sales indicators
compared to both last month and last year.
