Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased 6.38 percent, or from $259,296 in June to $242,757
in July. Compared to last year, average sales price decreased 6.99 percent. Median sales price increased 8.33
percent from last month and increased 7.39 percent from last year. Since last year, the two largest increases in
average sales price were 36.44 percent in Central Baldwin and 12.07 percent in South Baldwin. The two regions
with the two largest increases in median sales price during the same time period were Central Baldwin with 19.17
percent and North Baldwin with 8.31 percent.
Sales: Total sales in Baldwin County decreased from 519 to 343 sales, or 33.91 percent since last month’s sales
and decreased 17.94 percent from last year. The largest decrease since the previous month was 37.59 percent in
South Baldwin, or from 133 to 83 sales. Compared to last year, the largest decrease in sales was in North
Baldwin with a 42.86 percent change in number of sales.
Days on Market: Average days on the market between June and July increased from 143 to 153 days, or 6.99
percent. Since last year, average days decreased 6.13 percent. Compared to June, average days on the market
increased in Central Baldwin, South Baldwin, and Gulf Beach by 23.48, 10.88, and 32.03 percent, respectively.
U.S.: U.S. sales increased 12.1 percent from April to May, 2014. Compared to last year, sales decreased 8.0
percent. Average sales price increased by 3.5 percent since April, and increased by 3.3 percent from the previous
year. Median sales price increased 5.2 percent from April, and increased by 4.4 percent relative to last year. The
inventory month’s supply decreased by 3.5 percent from the previous month.
Overall Analysis: For the month of July, the Baldwin residential market showed decreases in average sales price
and number of sales and increases in median sales price and average days on the market. Per the latest national
housing statistics, the U.S. market in April showed increases in sales, average sales price, median sales price, and
inventory month’s supply since the previous month.
