Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased 7.24 percent, or from $233,848 in September to
$250,790 in October. Compared to last year, average sales price decreased 6.93 percent. Median sales price
decreased 0.53 percent from last month, and decreased 9.44 percent from last year. Since last year, the largest
increase in average sales price was 28.97 percent in Eastern Shore. The two regions with the two largest increases
in median sales price during the same time period were Central Baldwin with 31.31 percent and North Baldwin
with 12.81 percent.
Sales: Total sales in Baldwin County increased from 377 to 411 sales, or 9.02 percent, since last month and
increased 15.77 percent from last year. The largest increase since the previous month was 100 percent in North
Baldwin, or from 10 to 20 sales. Compared to last year, the largest increase in sales was also in North Baldwin
with a 233.33 percent change in number of sales.
Days on Market: Average days on the market between September and October decreased from 165 to 152 days,
or 7.88 percent. Since last year, average days increased 2.01 percent. Compared to September, average days on
the market increased in Eastern Shore and South Baldwin by 5.88 and 21.97, respectively.
U.S.: U.S. sales decreased 3.0 percent from July to August, 2014. Compared to last year, sales decreased 7.5
percent. Average sales price decreased by 1.4 percent since July, and increased by 2.8 percent from the previous
year. Median sales price decreased 1.4 percent from July, and increased by 4.1 percent relative to last year. The
inventory month’s supply did not see a change from the previous month.
Overall Analysis: For the month of October, the Baldwin residential market showed an increase in the average
sales price and the number of sales, while showing a decrease in median sales price and average days on the
market. Per the latest national housing statistics, the U.S. market in August showed decreases in sales, average
sales price, and median sales price since the previous month, while inventory month’s supply did not change.
