Project Description:
Design funds for a New 71,755 square foot Instructional Building to replace three existing
buildings on the GHC campus. Construction funds were allocated in February 2005.

Project Status and discussion of Critical Path for Construction:
This project is now completed! The building was open for classes on January 3rd, 2007 and this
was indeed a day of rejoicing for the GHC campus. This building represents the single most
significant change to our campus in the 76 year history, and changed forever the “high school on
the hill” image that was attached to GHC.

The final project close-out meeting was held on 6/27/07 at SRG offices, and included Absher,
SRG, and GHC personnel in addition to our GA representative. The result of that meeting was
that all the back-punch items were resolved, with approx. 1 dozen items being moved to the
warrantee list. All the items now on this list have solutions to them, and will be completed over
the next several months. The retainage was released as well.
Also, we have received the O&M Manuals, as-builts, and complete sets of drawings (both in hard
copy and PDF format).

Note: much of the added costs were due to increased costs due to market conditions, as well as some added scope
(including bid alternates), rather than cost overruns.
Potential for Project Cost Overruns/Claims
Absher Construction officials acknowledged one lien placed on the project, that of Sequoya (they
did the communication & phone system connections). This is not expected to impact GHC since
Absher is working to resolve this with Sequoya, and is expecting to resolve that in the next few
days (they report being very close to a settlement). Due to the extent of time this project has take
for final close-out we may incur some additional architect fees for the additional time involved,
which will have to be paid from local funds.
Discussion of Project Quality
Overall, the quality of the work done on this project is excellent. The representatives from SRG
Partnership and have been extremely professional, and have worked very hard to resolve issues
promptly and reduce cost issues on behalf of the college. The few items of concern related to
Absher Construction have been addressed as part of project close-out or have been moved to the
warrantee list.
The building is comfortable to be in and work in for students, faculty, and staff alike. The
mechanical system is quite efficient (esp. compared to our other older buildings), and this is truly a
great edition to the GHC campus. This project will be submitted for several awards, and is
expected to win some of those (as well it should).
