Monthly payment is designed to be level in purchasing power. The fixed rate of interest is a real rate of interest.

The monthly payment is then calculated using the real rate just as a regular mortgage would be.

TBA trade – a trade based on an agency pass through prior to the pool of mortgages being established. Generally, there will prior agreement on agency type, program, coupon rates, and settlement date

At a given point in time there may be many seasoned issues of an agency security with the same coupon rate.

For example in early 2000 there were more than 30,000 pools of 30 year Ginnie Mae MBS’s with a coupon rate of

9%.

Each pool may be from a different area of the country or from several regions.
