Based in Chicago, CenterPoint is the largest owner and operator of industrial property in the region. Currently, CenterPoint manages a portfolio of approximately 30 million square feet. CenterPoint has a total market capitalization is $1.35 billion. CenterPoint is publicly traded on the New York Stock Exchange (symbol is CNT). History of the Joliet Arsenal: The 23,500-acre Arsenal site is located approximately 40 miles southwest of Chicago, three miles south of the intersection of I-55 & I-80. Opened in the early 1940’s the Arsenal produced munitions for World War II, the Korean War and the Vietnam War. The U.S. Army closed the Joliet Arsenal in 1976. History of the Joliet Arsenal: The Arsenal is now classified as a Superfund site. The USEPA and the IEPA have documented an environmental remediation plan that will assist in CenterPoint’s development of the site . The first phase of remediation was completed in 1999 in order to facilitate CenterPoint’s intermodal development plans. By Federal Law approximately 1,800 acres of the 23,500 have been allocated for industrial development. CenterPoint, in a separate transaction, acquired in May of 1999 a 375-acre farm to increase the proposed Deer Run Industrial Park to nearly 2,200 acres. The remaining acres of the Arsenal have been reserved for the Midewin Tallgrass Prairie, and the Abraham Lincoln National Veterans Cemetery. The Deer Run Industrial Park: The Park Will Include The Following: A state-of-the-art, multi-use, intermodal rail facility (the largest in North America). 17 million square feet of modern distribution, manufacturing and cross-dock terminal space. A clean burning, gas fired electric power plant; possibly as large as 1000 megawatts to supply power to CenterPoint’s clients at a large discount to Com Ed rates. A commercial area for restaurants, hotels, truck stops and ancillary office facilities. Chicago’s Rail Predicament: Chicago’s rail yards are congested and pushing full capacity. Intermodal traffic grew at a rate between 8 and 10 percent in 1997. By the year 2020, the Chicago Metropolitan area will require more than 4,000 additional acres of Intermodal capacity. Consolidate existing CenterPoint tenants into larger new facilities at Deer Run, creating a new BNSF client base. Create over 20,000 construction jobs and 8,000 permanent jobs (According to study by University of Illinois) Help Illinois maintain its position as the nation’s rail traffic hub. Solve the Chicago area’s current rail traffic congestion problem.
