Director of Leasing, North America
Vancouver, BC
As the Director of Leasing, you will be involved with real estate acquisition for North America
which is a key priority in our corporate strategy. The position will work with various teams to fulfill
Kit and Ace’s fast growing international retail concept of Technical Luxury™ apparel and
accessories.
Key Responsibilities



















Work with retail operations and brand teams to find suitable locations for Kit and Ace
shops. Serve as their resource for leasing questions and concerns
Obtain information on potential sites and provide recommendations to the real estate
committee
Evaluate proposed rent packages to determine whether deals should be concluded. Work
with landlords to negotiate the best economic terms possible. Issue letters of intent.
Negotiation will include leases, renewals, tenant improvements, site locations, and other
considerations keeping in line with our corporate objectives
Coordinate issues/schedules with other departments (i.e., determining suitability of
locations, arranging surveys, preparing lease comments, solving problems relative to
lease language vs. construction, etc.)
Analyze and refine guideline criteria for evaluating locations
Analyze data (i.e., sales of other tenants, mall size, demographics, etc.) for existing Kit
and Ace locations to determine market trends, potential profitability of current stores (with
the specific rent factors), and possible patterns in sales performance relating to property
types
Manage a high volume of sites/landlord relationships
Work closely with store development (i.e., design, construction, facilities) and retail
operations department to ensure on time opening of new stores
Provide guidance and support to finance department and retail operations with respect to
lease renewals, store relocations, and assignments associated with transfer of store
movements
Negotiate rent relief whenever appropriate for under-performing stores as requested and
substantiated by retail operations
Communicate and negotiate with non-traditional developers to pursue and develop new
locations that make sense
Find solutions that work for both the company and landlord
Maintain information in current database

A Bachelor degree in a relevant field (business, operations, management) is mandatory
At least 5 years of real estate lease negotiations experience with a proven track record of
successful location acquisition and lease negotiation concessions
Ability to work independently or within a team
High level of written and verbal communication skills
Results oriented and focused on quality
Strong problem solving and organizational skills
