Asia Pacific Human Resources Driving Respect Through People Programmes Recruitment Job Description Job Title Executive / Senior Executive/ Assistant Manager / Manager - Leasing Business Unit IFM – Client Account Department Lease Management Reporting Relationships Direct Manager: Manager / Senior Manager / Team Lead Matrix Manager: Direct Reports: Matrix Reports: Location Singapore Objective Effectively manage the assigned Client’s leased real estate portfolio (i) to minimize expense (ii) to meet and exceed the performance expectations within the Client’s contract and service level agreement Accountabilities Work with the Client to formulate, implement and monitor real estate strategies; Recommend and agree on price cap with the Client; Negotiate with landlords, to achieve the best price and conditions for the Client in new leases, renewals, rent reviews; Notify the Client on expiring leases or upcoming rent reviews, advise the Client of its rights and obligations under the leases; Negotiate termination and/or make-good obligations; Negotiate pay-out of lease residual, sublease and/or assignment to minimize dead rent and advise the implications of each option to the Client; Review contracts, seek solicitor’s input and highlight any deviations or anomalies that may require engagement with the Client; Ensure the timely return of Bank’s Guarantees and/or cash security deposit when a lease has ceased; Provide remote transaction/lease management to support the Client’s regional portfolio (for managerial level) Conduct site visits as required and make Quality People drive Quality Advice 1 Asia Pacific Human Resources Driving Respect Through People Programmes Recruitment Job Description Ensure all real estate transactions are carried out in accordance to the Client’s policies and procedures; Prepare and/or update submission to the Client; Prepare annual budget and participate in reviews for owned and/or leasehold commitments and if necessary, other periodic basis (for managerial level); Be fully conversant with and advise the Client on changes in legislation affecting leasing activities; Establish and maintain good landlord-tenant relationships and where applicable, manage the Client’s service providers to ensure consistent service delivery; Any other duties assigned Key Result Areas recommendations to the Client; Ensure accurate information is maintained in the database; reports periodically for Provide superior service to the Client and achieve the following: a) Meet or exceed service level expectations (critical & operational measures); b) Meet or exceed expected stakeholders’ satisfaction; c) Meet or exceed the Client’s budget to minimize real estate cost; d) Ensure accurate information is maintained in the Lease Management System; e) Ensure outcomes are consistent with the Client’s strategic occupancy plan Required Qualifications Experience Quality People drive Quality Advice & Diploma / Degree in Real Estate or related disciplines Minimum 1 to 4 years’ marketing and/or leasing experience in retail properties is preferred Fresh graduate will be considered if aptitude for retail is proven Excellent negotiation, interpersonal and organization skills Self-starter and is a good team player Able to start work immediately or at short notice 2 Interested applicants can submit your resume to stella.tan@ap.jll.com
