Selling Formula
We are going to go through some basic things that you can
do in order to sell your property. We call it the property
selling formula. Let's take a look at what the major
components are of that property selling formula.
First of all, in order to sell your property, you're going to
need buyers. In order to get buyers, you're going to have
market the property. Some of the best type of marketing
occurs through word of mouth, or what we would call viral
marketing.
The more people that are talking about your home for sale
in your community, or your scope of influence, the higher
the likelihood that you're going to sell that home within thirty
days. Word of mouth marketing generates traffic and
excitement about your home and could potentially sell your
home quicker because it creates “scarcity.” This is a
marketing term that describes how people or potential
buyers will put out offers sooner, if they feel like they're
going to lose out on something desirable. Effective word-ofmouth marketing will help you sell your home much quicker.

The last component of marketing your home is staging.
Staging a home is absolutely key to selling the property
quicker. It's very important that your home is displayed in
the best way possible. Your house needs to look absolutely
fantastic. Staging allows people to visualize what their
furniture would look like in the home or if they went out to
purchase new furniture what that would look like in the
home. By staging a house with sofas, tables, bed, etc., you
will make this vision readily available and could lead to a
quicker offer. There are some fantastic professional staging
companies that you can consider hiring. If you decided to
stage the home yourself, the first thing you want to do is
de-clutter your home. Make sure that the home looks open,
clean, and presentable.

CHAPTER 2:
Buyer Traffic
Another important aspect is that you need to generate buyer
traffic. There's quite a few different ways to do this. The first
way would be to do direct mailing in order to generate more
interest. A standard sheet of paper with all the features of
your property as well as some pictures of the main rooms
will be sufficient enough to generate interest. You can also
include the square footage, number of bathrooms,
bedrooms, and any other key selling features for your
house. Some ways to deliver your flyers could be to your
neighbors in person. You may get addresses of your
surrounding community to let people know that your house
is actually for sale. Another option would be to directly mail
the flyers to apartment buildings. These are all effective
places to send your information regarding your house for
sale.
Signs or Flyers are a great way for people who are driving
through the neighborhood to be directed to your house.
Making sure that you have adequate signage from multiple
main thoroughfares is going to increase buyer traffic and
increase the exposure of your home.

Another way to draw buyers would be to publish a
classified ad, which could be advertised through your
local newspaper or through an online resource. Make a
posting on Facebook; this could also generate buyer
traffic through your inner social media circle as well as
your community. By posting a series of messages and
just letting people know that your home is for sale will
encourage people to share those pictures with others.
The more people that know of your listing, the more
word of mouth marketing that you're going to get, and
ultimately, the quicker the offer. The last thing would be
to set up a one-page website that features your house
for sale. This can be easily set up with no cost to you, as
there are quite a few free online resources that are
available to you. Oftentimes, you can use the same
design tools that you used to design your one sheet
flyer. You are just looking for a way that people can get
more information about your property on their own
terms. You can also provide a “call to action,” which can
be just a simple contact section on your website.

Consider hosting an open house, a place and time for people to
tour your home. It’s essential to get potential buyer contact info at
your open house.
It is essential to spread the word of your listing to your immediate
community. Other options include posting information on a
bulletin board at the local community center, or even in coffee
shops, grocery store, or laundry mat. Also consider partnering
with local businesses in order to create that buzz or the viral
marketing about your home for sale. Market any place where
there are many people present, as the goal is to increase
awareness of the information that you have to offer. You should
also extend your marketing to community groups or church
groups. Again, you can do this by posting signs or flyers in
conspicuous locations. Make sure to include directional signs for
main thoroughfares and of course, your contact information.

Another way to attract potential buyers is to offer bonuses or
incentives. You may go out and contact local businesses in
order to do co-op advertising with them. See if the
businesses would offer a sale or discount on their items.
Contact the local hardware or home improvements store
and inquire if it is possible to get a move in coupon, since
the buyer will probably make changes to the home. These
are some ideas for developing an extra incentive or bonus
within a specific time frame, say the offer is only valid for a
few weeks in order to generate traffic and “buzz”. You may
even decide that you will provide a large screen TV to the
buyer of your home. Another potential offer is if you can get
an offer within the first week or within the first two weeks at
full price, you will rebate a certain amount of closing costs to
the buyer, or even take care of closing costs.

CHAPTER 3:
Marketing
You may also find that because you are generating quite a
bit of traffic, there is going to be multiple buyers that will be
bidding on your property. There's a concept called “highest
and best.” When you receive multiple offers you would go
back and communicate this situation with the bidders of the
home and ask them to offer their “highest and best” bid.
This will in turn drive the price of your home as the highest
and best bidder will “win.”
Build your absolute best marketing list by looking at your
entire scope of influence (friends, community, local
businesses), essentially who you can engage with in order
to help you sell your home. Selling your home on your own
or selling your home with your broker really becomes a
team effort because at the end of the day, you want to be
able to sell your home in the shortest amount of time frame
possible at the highest value that you can get for that home.
