The University of Cambridge has laid out plans for a five-year construction framework that could be worth up to £500m. The
framework will be used to deliver minor and major construction projects for the university, as well as estate refurbishment as part
of its ongoing programme of capital works. The works could potentially include developments of laboratories, offices, housing and
commercial build, located on a variety of sites in Cambridge and the surrounding area. In total, it is estimated that the framework
will be worth between £200m and £500m, according to OJEU documents. The framework will run for two years, with an option for
an extension after each year up to a maximum of five years. The work is divided into four lots: cost management; project
management; architechtural services; and principal contractors for construction. As part of the framework, the university plans to
appoint a principal contractor for each of its construction projects. The framework is not the first of its type. Cambridge University
used a similar procurement method for its £1bn 3,000-home North West Cambridge development. A total of 35 contractors
prequalified to work on the scheme, including Bam Construct, Galliford Try, Kier, Wates and Willmott Dixon, as well as regional
contractors including Barnes Construction and RG Carter.
Plans to redevelop the derelict part of Peterborough's South Bank have taken a major step forward with proposals for a £120m
investment. The Fletton Quays scheme includes hundreds of new homes, office space and a luxury hotel. The Peterborough
Investment Partnership (PIP) has announced it will submit an outline planning application for the site in September. The proposed
development will deliver about 265 high-quality homes, up to 175,000 sq ft of office space and 160-bed hotel on the banks of the
River Nene in the centre of Peterborough. The plans also include restaurants, leisure and retail opportunities.
London developer Galliard Homes has struck a £100m deal with Abu Dhabi based retail, hospitality and property conglomerate
Lulu Group International to create a luxury 92,000 sq ft 5-star hotel. The Edwardian building at 1- 5 Great Scotland Yard, was the
location of the original Scotland Yard Police Station and later the British Army recruitment centre for Westminster. As part of the
agreement, Steigenberger Hotel Group has been selected as the hotel operating company creating a bespoke brand to be known as
The Great Scotland Yard, which will form part of the portfolio of signature branded hotels. The hotel will provide a mix of luxury
bedrooms, two bars, restaurants, library, lobby/lounge and private meeting, entertaining and dining rooms complete with 24/7
concierge service. An adjoining Grade 2 listed Victorian townhouse will be incorporated into the hotel and used to create an
entertaining suite. The completed hotel will be seven storeys high with two basement levels. It will retain the Edwardian Imperial
red brick and stone facade with arched main entrance, ornate pediment and tall windows with feature brick and stone detailing.
The hotel is scheduled to open in the first quarter of 2017.
Larry Lipman’s Safestay is looking to raise £15m of fresh equity and secure a new debt facility to fund the acquisition of two
hostels in the UK and Milan. Safestay, which is aiming to create a new market for upmarket hostels, is the latest venture for Lipton,
who founded Safestore and Bizspace. It has entered into an agreement to buy a hostel that currently operates as an apart-hotel in
Milan for €9m (£6.3m) subject to the debt and equity fundraising completing in time to close the deal before January next year. The
property will have about 279 beds. Safestay is also in advanced negotiations to buy a larger hostel in the UK for £14.9m, which

Leon, the chain of healthy fast food restaurants, has announced plans to open 12 new sites this year as it pushes into the regions
for the first time. The company will open an eatery in Birmingham's New Street station in September this year which will be
followed by further sites around the city. The new Birmingham site will cost Leon £560,000 to launch, and the business is funding its
expansion through a mixture of debt, provided by Barclays, as well as cash from the business. They would also like to open in Bristol,
Leeds, Cambridge and Oxford. Leon currently operates a handful of sites outside of London through a franchise relationship with
HMSHost. It operates six locations in places like Stansted and Heathrow airports but this is the first time they have launched their
own. Leon, which generated earnings before interest, taxes, depreciation and amortization of £2m last year, is forecasting a 50pc
increase in profit off the back of the expansion, which will take the company's portfolio of restaurants from 23 to 33 by the end of
the year. Once Leon has successfully launched its 12 new UK sites, the brand will look to launch in the US. Leon – named after the
fouder Mr Vincent’s father – was set up by Henry Dimbleby, the Government’s adviser on school meals, Mr Vincent and Allegra
McEvedy in 2004.

Eco-champion Sir Tim Smit’s proposal for his ‘Ark’ project, planned to be a centrepiece for Devon as a second Eden Project in the
UK, has secured the £150m (US$235m, €212m) needed to fund development.
According to Smit, the “money is in place” for Eden Westwood,
which would comprise a tourism and leisure complex near Tiverton
in Devon, focusing on the “key strengths and attributes” of the
county. The majority of funding has been pledged by insurance
company Friends Life.
The Ark structure would sit at the heart of the Eden Westwood
development, housing an interactive and experimental educational
facility showcasing Devon produce. In addition, the plans include a
surf lake and beach, hotel, regional visitor centre and a designer
outlet shopping village. The proposal has been submitted to Mid
Devon District Council for inclusion in its draft 2013-2033 Local Plan.
Construction could start as early as January 2017 on a new £110m arts centre in Manchester. The tender race for an architect to
design The Factory scheme officially started last week. And Manchester City Council confirmed that work could start on site in early
2017 ahead of a planned open date of July 2019. The new arts venue will be built on the site of Granada’s former TV studios. It will
be capable of transforming from a seated theatre space to a standing environment suitable for a wide range of art forms. The
Government has pledged £78m towards the full construction and fit out costs of £110m. The council is now working on ways of
raising the remaining finance.
ISG has begun work on an £11.5m project to create a luxury private members’ club in two historic Grade II Listed buildings in
Devonshire Square in the City of London. The club is being developed within the 18th Century former East India Company
warehouse and adjacent residential building in the Devonshire Square Estate, between Bishopsgate and Aldgate. ISG will deliver a
58,000 sq ft facility described as “full-service luxury lifestyle club for private members”. It will have a library, meeting and dining
rooms, gymnasium and 68 bedrooms for overnight accommodation. Developer and architect for the project is SUSD and cost
consultant is EC Harris.
The new Francis Crick Institute, currently under construction in London, is approaching completion with an opening expected in
early 2016. Francis Crick Institute will be a world-leading centre of biomedical research and innovation. As well as being a
substantial centre in its own right, the Francis Crick Institute will exert a wider influence as a flagship for UK biomedical science. The
Institute will incorporate meeting and conference facilities available for corporate hire. Catering firm, Graysons, have just secured a
three year contract with the Institute and they will be providing hospitality services for meetings and events. Francis Crick Institute
is located alongside St Pancras station in the centre of London.
Planners have now approved two-Michelin-starred chef Michael Caines’ plans to transform Courtlands House in Lympstone,
Devon, into a luxury hotel and restaurant. The decision had been delayed pending a site meeting at the Grade-II listed Georgian
mansion by the development management committee on East Devon District Council. Caines, who has been executive chef at
Gidleigh Park in Chagford for more than 20 years, can now proceed with plans to convert the wedding venue into a 21-bedroom
country house hotel and 60-seat fine-dining restaurant. The work will also include staff accommodation, kitchens and the
landscaping of the 28 acres of grounds, including a nature trail, tennis court and croquet lawn. The purchase was subject to
planning permission, so Caines can now take possession of the property on 7 September as scheduled. Work is scheduled to start on
the renovation and extension of the property in October and the opening is planned for early 2017. It is believed Caines will remain
at Gidleigh Park until the project is close to completion.

Former Gaucho managing director Martin Williams is to open his second M restaurant, in London Victoria later this year. The
restaurant, members' club and wine store will be located in the Zig Zag Building alongside a sixth site from tapas group Iberica. M

Asian-inspired fast casual restaurant brand Itsu is to open another 10 to 15 regional sites within the next 12 months. The news
came as the company, which started life in London, announced that it was to open its 58th site, this time in Reading, on 28 August.
The new business is part of Itsu's national expansion drive focusing on key regional sites.
The creators of hugely popular video game Candy Crush Saga are in exclusive talks to take the whole of Resolution Property’s
Ampersand building in the heart of London’s Soho. King Digital Entertainment is understood to be in discussions to lease the
66,400 sq ft new office on Wardour Street. Asking rents in the building, which launched in April, range from £75/sq ft on the
bottom floors to £85/sq ft for the top floor that includes a terrace. A move into Ampersand would potentially allow King, which
listed on the New York Stock Exchange last year, to consolidate its two existing offices in London. The interactive games specialist
last year took a 36,000 sq ft assignment of Facebook’s lease at the Seven Dials Warehouse in Covent Garden until 2018. It also
occupies around 30,000 sq ft in Central Saint Giles near Tottenham Court Road. A move into the heart of Soho adds to the grouping
of technology and media companies in the area, which traditionally dominate the office take-up.
Threadneedle Investments has obtained a loan of about £80m from Wells Fargo to help finance its purchase and the
refurbishment of the Queen Mother’s former home in St James’s Square. The fund manager exchanged contracts earlier this
month to buy the 70,000 sq ft office building at 20-21 St James’s Square on behalf of a Citi Private Bank fund for more than £120m.
The seller, Pembroke Real Estate, originally touted the building as a luxury residential development opportunity last autumn.
However, it was formally marketed as an office refurbishment at the start of this year in reaction to rising West End office rents, as
well as growing concern about the over-supply of luxury housing in central London and moves by Westminster Council to rein in
residential conversions.
Investment company FORE Partnership has sold its speculative office project by the Thames to a charity for £50.9m. Nesta, which
focuses on supporting innovation, has acquired the View 58 building at 58 Victoria Embankment on the north bank of the Thames in
Midtown for its own occupation. When completed in August 2016, the building will provide 48,000 sq ft of office space and is being
developed by FORE with its joint-venture partner Kier Property. Nesta will move from its current office at Plough Place in the City of
London to use View 58 as its headquarters. Nesta will also use part of the building to create an innovation hub, providing highquality, flexible office and collaboration space for other organisations.
Investment management firm AEW is under offer to buy 101 Barbirolli Square in Manchester from Aberdeen Asset Management
at a price just shy of £32m. Demand was believed to be high for the property, which was initially offered with a guide price of £25m.
The 85,000 sq ft, six-storey building, which was completed in 1997, was once considered the most prestigious office address in the
city along with its neighbour, 100 Barbirolli Square, which Aberdeen sold to Oaktree Capital Management and Moorfield for £41m in
July 2013. However, it is now considered to be a repositioning or refurbishment opportunity for the buyer. It is currently home to
DLA Piper, but the law firm will move out in 2016 when its lease at Manchester’s new One St Peter’s Square development begins.
Professional services firm PWC will also move out in 2017 in favour of new premises at 1 Spinningfields in the city, leaving 101
Barbirolli Square vacant.

BAM has reinforced its claim as the country’s top builder of university technical colleges with a deal to redevelop a car metal
pressing factory in Leeds. The grade II listed Braime Pressings factory will reopen as a specialist new engineering and manufacturing
college in September 2016. It is understood to be BAM’s 19 UTC project making it the country’s most successful builder of the new
generation of technical colleges. Around £11m will be ploughed into creating a cutting-edge college environment with areas
designated for heavy engineering, production lines and a mini factory, as well as classrooms and lecture-style theatres for 600 pupils
aged 14-18.
Morgan Sindall is tipped for the job to build a gateway building for Huddersfield University’s Schools of Law and Music and
Humanities in the city. Yorkshire firm GB Building Solutions had been lined up as main contractor for the contract prior to it falling
in to administration in March. Now the University is understood to be in talks with Morgan Sindall to take on the £22m contract to
build its new Shorehead Building in the Queensgate area of the city. The proposed landmark building, which was granted planning
in April, will provide 80,000 sq ft of space over six stories and is expected to take around 18 months to build. Huddersfield
University was aiming to complete the build by September 2016, prior to GB Building going under.
Leading independent school Brighton College has unveiled ambitious plans for a new sports and science building. Architect OMA
has drawn up the designs for the £40m three-storey building, boasting a basement swimming pool and roof-top running track. The
college proposes to demolish an existing 1970s sports hall and classroom block at the school site to allow construction to start next
summer. This latest project is the final part of the college’s masterplan, involving a £40m investment in a new health centre,
boarding house and design technology classrooms over the last six years. Other plans for a large £10m five-storey classroom block
are presently subject to a planning inquiry.

Chesterfield-based healthcare provider, Heathcotes Group is planning to double the size of its business with a £20m expansion,
which specialises in providing care homes for adults with learning disabilities. The deal, which combines finance from a leading
high street bank together with debt funding and working capital, has been agreed on behalf of the Group by Chesterfield Champion
Mitchells Chartered Accountants and Business Advisers. With more than 30 care homes and around 800 full-time staff, Heathcotes
already has a strong presence in Leicestershire, Nottinghamshire, Derbyshire, Staffordshire, Lancashire, Cheshire and Yorkshire, but
is now targeting cities such as Manchester and Birmingham for further growth. The group plans to add a further eight care homes
to its expanding portfolio in 2015 alone, with more scheduled in 2016 and 2017.
New Care Projects is to build and operate a new £8m care home in Sale, with the creation of 65 jobs. Construction of the 57-bed
facility will start on site in September and will be undertaken by McGoff & Byrne, the multi award winning building Group Main
Contractor. Due to open in winter 2016, the new care centre will offer residential, nursing and specialist dementia care in an
expertly designed environment. Each of the bedrooms will have their own private wet room en suite facilities, and the home itself
will feature a number of communal spaces, including lounges, dining rooms and libraries, as well as a cinema, hairdresser and coffee
shop.
West Midlands-based Select Healthcare Group has submitted plans to Wolverhampton Council for two care homes on the site of
a former pub in Wolverhampton. The new £3m care homes would cater for adults with learning difficulties or physical disabilities,
and would create 45 jobs. Select Healthcare, which is headed up by Peter Cooke, currently operates around 27 homes in the West
Midlands area and beyond. The care homes offer Nursing Care, Residential Care, Palliative Care, EMI, Dementia & Respite Care.
The Royal Bournemouth and Christchurch Hospitals NHS Foundation Trust (RBCH) and local developers Quantum Group have
embarked on a joint venture to open a new care home and apartments in Christchurch next year. A high-quality, 80-bed care
home and 35 stylish senior living apartments will be built near the front of the Christchurch Hospital site. The residential care home,
Fairmile Grange, will provide specialist nursing and dementia care. It will be run separately from RBCH as a commercial venture, but
will bring much needed, high-quality care beds which are lacking locally. Work on Fairmile Grange and the 35 apartments has now
started and is expected to be complete in summer 2016.
The former site of the Tipton Baths in Tipton, which were closed in 2013 after the construction of the £8m Tipton Leisure Centre,
