Job Title: Business: Location: Reports to: Direct Reports: Main Interfaces Strategic Land & Planning Manager TW Yorkshire Stockton on Tees, Wakefield and Sunderland Regional Director Strategic Land (Yorkshire & North East) As above TW Business Units Land Agents Consortium Partners Vendors Solicitors Local Authorities Members of the Community Consultants Overall Purpose To identify, secure, promote and deliver land with medium to longer term potential for residential development within the Yorkshire and North East business regions in accordance with the Company’s operational requirements. Key Activities To directly assist the Regional Director Strategic Land in achieving the Company’s business objectives. To manage the integration of Strategic Land assets into the Regional Business Unit (RBU). To build and develop ongoing strong relationships at all levels with key individuals and groups of interested parties in the land acquisition and planning process e.g. Council Chief Executives, Directors of Planning & Regeneration, Local Communities, Ward Members, Local Objectors etc. To maintain internal land systems including the Strategic Land database and full compliance with the Strategic Land Operating Framework. Identification, Acquisition and Management of Future Development Opportunities Build and maintain strong internal and external relationships Joint working with RBU in progression and delivery of new development opportunities Ability to identify suitable opportunities in growth areas to meet business strategy Good knowledge of the geographical area and the main players within it Good knowledge/relationships with land agents, Local Authorities and competitors Ability to negotiate margin enhancing agreements, including option agreements, conditional agreements, freehold purchase and section 106 agreements. Planning System In depth knowledge and clear understanding of the continually evolving planning system and its emphasis on localism and sustainability Strong project management of consultant teams Manage internal and external project programme and delivery strategies alongside RBUs Experience of planning promotional work, applications and appeals Experience of delivering projects on time and in compliance with budget Understanding the importance of viability in the negotiation and delivery of development Key Competences Communication and interpersonal skills Negotiation skills Attention to detail Self-motivated Business acumen Tenacity/Perseverance IT literate Key Experience Self sourcing and acquisition of new opportunities at a discount to Market Value Detailed knowledge of the planning system and legislation Strong knowledge of the Yorkshire and North East land market A track record of delivering time critical projects within programme and budget If you wish to be considered for the role please send your cv to Michelle Clark by 27th March 2015 on michelle.clark@taylorwimpey.com
