of the most important. If your home is
listed at a price that is above market
value, you will miss out on prospective
buyers who would otherwise be prime

you will ultimately sell for a price that is
not the optimum value for your home.

As Figure 1 illustrates, more buyers purchase their properties at market value
than above market value. The percentage increases as the price falls even
further below market value. Therefore, by pricing your property at market value,
you expose it to a much greater percentage of prospective buyers. This
increases your chances for a sale while ensuring a final sale price that properly
reflects the market value of your home.

How a Commission is
Distributed
When selling a property most people know they will be paying a commission.
What most people don’t know is how that commission is distributed. It’s often
assumed that it all goes to the Realtor®. This couldn’t be farther from the truth.
In fact, the Realtor® gets a very small portion of the total commission.
The chart below shows how my commission is most frequently divided.
The biggest portion goes to the brokerage representing the buyer. That 50% is
split between the sales representative and their broker. Following that a portion
goes to the brokerage of the listing agent. The remainder goes to the listing
agent who pays for all the marketing and promotion of the listing as well as
business operating costs. Once these costs have been paid, the actual “take
home pay” of the listing agent can be the smallest piece of the pie.
You may find an agent who will lower their commission to get your listing.
Remember where the commission is spent - some of the expenditures are not
optional. So where does the discount come from? It comes from the service they
give you – less marketing and less time spent on selling your home.
