building, factored owner, mortgagees or other interested parties in each individual building
covered by this insurance is noted the extent of such interest to be disclosed in the event

The buildings includes fixtures and fittings, fixed floor coverings (including fitted carpets in communal parts),
interior decorations, garages, greenhouses, sheds, outbuildings, statutes and fountains cemented into the
ground, patios, paved areas, terraces, footpaths, roads, car parks, lampposts, drives, walls, fences, hedges,
gates, solar heating panels, photovoltaic cells, hoardings, closed circuit security TV systems, security equipment,
canopies, fixed signs, external lighting, telecommunications aerials, aerial fittings, satellite dishes and masts,
electrical installations, meters, lifts, boilers, central heating plant
Unoccupied Buildings
Where the building has been empty for a period exceeding 120 days you must:

Carry out internal and external inspections of the building at least every 30 days increasing to at least
every 7 days if there are visible signs of malicious damage, maintain a log of such inspections to be
retained for at least 12 months, as soon as possible repair any damage or defects found, remove all
combustible items, securely lock all external doors, secure all windows, seal all letterboxes and
openings, turn off all utility supplies, drain all water and fuel supply tanks apparatus and pipes
Where the buildings are protected by either an intruder alarm, CCTV , fire detection system or sprinkler
installation, provide sufficient power and supplies for their effective operation and sufficient heat to
prevent it freezing
Where the entire building continues to be empty for a period exceeding 180 days (inclusive of the initial 120) days
loss or damage to the buildings and landlords contents caused by the following events are excluded:

Provides cover in respect of any amounts which the Insured becomes legally liable to pay as damages to third
parties, as well as legal expenses and defence costs, arising out of buildings defects resulting in accidental

The maximum we will pay is £2,000,000 or as shown in the schedule.

The first £100.00 of each and every material damage loss excluding subsidence, heave or landslip.
The first £250.00 of each and every material damage loss for escape of water.
The first £1,000 of each and every material damage loss for subsidence, heave or landslip.
The first £0 of each and every loss in respect of property owners liability damage claims.
The first £0 of each and every loss in respect of property owners liability injury claims.

Loss or damage to fences and gates by storm or flood is limited to indemnity. 10% of the replacement cost
will be deducted from each claim for each year of age of the damaged items.
Loss or damage from storm or flood to swimming pools, tennis courts, paved terraces, patios, footpaths,
drives and foundations.
In respect of subsidence, heave or landslip of the site on which the property insured stands:
a. Loss or damage to patios, drives, terraces, footpaths, tennis courts, swimming pools, statues,
fountains, playgrounds and play areas, car parks, walls, hedges, fences and gates, canopies and
closed circuit TV systems, security equipment, fixed signs and external lighting unless the main
structure of the buildings is damaged by the same cause and at the same time.
b. Loss or damage to solid floors or loss or damage resulting from the movement of solid floors
unless the foundations beneath the external load bearing walls of the property insured are damaged
by the same cause and at the same time.

Loss or damage caused by new structures bedding down, expanding or shrinking or the settling of
newly made-up ground.
d. Loss or damage caused by coastal or river erosion.
e. Loss or damage caused by the action of chemicals on or the reaction of chemicals with any
materials which form part of the buildings.
f. Loss or damage caused by or as a result of the buildings being under construction or demolition,
altered or repaired.
g. Loss or damage, which commenced before the inception of this insurance.
Loss or damage caused by radioactive contamination, sonic bangs, pollution and contamination and war.
Loss or damage caused by computer viruses, erasure or corruption of electronic data or the failure of any
equipment to recognise the date or a change of date.
Loss or damage arising from an existing condition or deliberate damage caused by you.
Loss or damage caused by diminution in value.
The cost of replacing or repairing undamaged parts of contents which form part of a pair, set or suite
Loss or damage arising from terrorism unless specified as operative in the schedule.
Loss or damage caused by domestic pets, due to wear and tear or any other gradually operating cause,
faulty workmanship or the use of defective materials or defective design.
Accidental loss or damage whilst the buildings are undergoing any repairs, extensions, maintenance or the
process of cleaning.

The cost of providing loss of rent or alternative accommodation up to 25% of the sum insured of the building
damaged.
The cost of repairing accidental damage to underground pipes, drains and cables.
The cost of repairing accidental damage to fixed glass and sanitary fixtures that form part of the buildings.
Damage to ornamental or landscaped gardens up to £25,000 for any one loss.
Gardening Equipment belonging to the Insured at the buildings up to a maximum amount of £10,000 in any
one period of insurance.
The cost of replacing locks or keys up to £5,000 for any one loss.
Loss of metered water, gas, electricity or oil up to a limit of £25,000 for any one loss.
Costs incurred in tracing the source of damage caused by the escape of water from a fixed water or heating
system up to a maximum amount of £25,000 for any one claim where a specified event has not operated.
Reasonable costs for the refilling or replacement of fire extinguishing appliances, fire suppression systems
and sprinkler installations up to a limit of £25,000 for any one claim.
Automatic reinstatement of Sum Insured after a loss.
Defective Premises Act 1972 - Legal liability under the above Act of Parliament arising out of any premises
or land disposed of by the Insured.
Legal Expenses in connection with the Corporate Manslaughter Act
