This issue of the Southwest Detroit Business
Association Community News is especially close to our
hearts here at the SDBA at 7752 W. Vernor. It is dedicated to the businesses of Southwest Detroit. We have (most
often) the pleasure, and occasionally, the frustration, of
working with the incredible business owners and entrepreneurs in Southwest Detroit’s immigrant community.
Some are locally grown, some multi-generational. Some
have been attracted to this bustling community, from
all over the world for the past 150 years. Some are now
investing in resident efforts and nonprofit work, choosing
to establish a legacy that reflects the wealth of their business experience here.
We have been through some tough times in our city, and Southwest Detroit
has been through every moment of those tough times. There was that period in
the mid 1980’s when all the GM plants shut down, and 8000 employees stopped
showing up at the dry cleaners, auto repair shops, at the coney island restaurants, and the local bars. Commercial buildings vacated and property values
plummeted. Low property prices became a huge draw for both Latino and
Middle Eastern entrepreneurs, and Latino families as well. Slowly and steadily
the neighborhood grew, and our business signage reflected the burgeoning population. Remember Pedro Wisniewski’s Restaurant and Bar?
We are again slowly coming out of the worldwide economic downturn that
threatened the financial viability of our country. We’ve lived through the additional complication of national pressures on immigrant communities. Our
border town location made SW the focus of many enforcement initiatives. But
we’re rising again! There’s hope for immigration reform. Commercial property
is again attractively priced. Business and property owners are investing in
their real estate. Check out the new storefronts on W. Vernor. Code violations
are getting corrected. Graffiti will once again come off as the temperatures rise.
Be sure to read about our heroes and the next generation of business owners.
It’s pretty exciting. And cause for enormous pride!

momentos difíciles en
nuestra ciudad, y el suroeste de Detroit ha pasado
por cada uno de esos
momentos durante esos

Junction (facebook@scarcyny-park-garden). Both
are longstanding businesses. Both survivors
of the recent, but other
historical downturns as
well. Over the past two
years, Southwest Detroit
businesses have stepped
up on a daily basis to
improve the quality of life
and the strength of nonprofit work in the neighborhood. Their engage-
ment grows out of their
value systems and their
business acumen. We’ll
focus on two that work
across the geographies

Southwest Detroit’s Competitive Advantage
We all have heard the TV
news describe Detroit as a
food desert. Evidently these
newspeople have not visited
Southwest Detroit. With over 7
large grocery stores, dozens of
supermercados, bakeries, specialty food stores, and over 30
taquerias, Southwest Detroit is
a food cornucopia, the symbolic
goat’s horn overflowing with
fruit, bread and other delicious
food. A study by Data Driven
Detroit shows that people from
around the greater Metro Region
come into Southwest Detroit
to spend their money on food.
Southwest Detroit is the only
area of Detroit that does not lose
its food dollars to the suburbs,
but brings the suburbanites
in to spend their food dollars
here. Can you blame them?
Flan, ceviche, salsa, mole…
only Southwest Detroit’s food
industry does it best. Food is
Southwest Detroit’s competitive
advantage and we celebrate it
together everyday. Salud!

may have loyal patrons
from its immediate
area, displaying your
business online will
attract new customers from other parts of
the region. If someone,
particularly customers
under the age of 30, is
thinking about visiting
your business, they will
likely first search for
you on the internet.
If no information
about your business is
available online, potential customers may not
know what services are
available, what your
reputation may be,
or if your business is
even open. Given the
increase in smart phone
usage, this trend will
likely continue.
While websites have
been the traditional
online presence for a
business, media platforms such as Facebook
and Twitter are increasingly important in busi-
ness marketing. A traditional website is one
direction – business to
consumer. Social Media
Marketing (SMM)
allows for a conversation between a business
and its customers or
potential customers.
SMM can be used to
receive customer feed-

The Young and the Restless (in Southwest Detroit)
What characteristics
define a young, successful
entrepreneur? Energy, a
competitive spirit, passion, and a desire to
improve and support the
community. There is no
shortage of young, successful entrepreneurs in
Southwest Detroit. One
such entrepreneur is our
friend Eddie Saleh of
Buenavida Pharmacy.
Eddie Saleh was born
at Henry Ford Hospital
in Detroit but grew up
in Panama. During his
youth, Eddie’s parents
always reinforced the
importance of education and entrepreneurship. Eddie is fluent in

enjoy shopping at businesses where they feel a
connection and SMM can
establish and enhance
that relationship.
Computers, the internet, and social media
sites can be overwhelming, particularly for older
businesses that previously did not use much
technology. Young people,
however, have been using
the internet and social
media regularly to talk
with friends and find
information. Given young
peoples’ use of technology
and social media sites,
they could be an asset to
marketing your business
to new customers.
One of the best features of SMM is that the
sites, such as Facebook
and Twitter, are free to
join. The only cost associated with SMM is the
staff time to create and
maintain your account.
For adults unfamiliar
with social media, this
can take significant time.
Through additional training, however, youth can
easily expand their skills
to serve the marketing
needs of businesses.
Congress of
Communities, an organization focused on youth
development, is working
with SDBA and other
community partners to
use youths’ technological
expertise to help businesses market their
services to a wider audience. Youth will work
with businesses to create
strategies that meet their
unique needs. Businesses
can contract with youth
at different levels, which
will make the service

The Young and the Restless

5 years of experience in the pharmacy industry, the support of his family, and boundless enthusiasm, Eddie opened Southwest
Detroit’s Buenavida Pharmacy in 2004. Over
the past 9 years, Buenavida has grown to
become the most popular pharmacy used by
the Latino population in Southwest Detroit.
In fact, the pharmacy currently services the
largest number of
Latino clients in the
State of Michigan.
Eddie has been
forced to keep up
with the pharmacy’s rapid growth by
doubling the front
end and clinical
work space of the
building. Buenavida
is working with
an architect, the
SDBA, and the City
of Detroit to renovate the pharmacy’s
façade. Does this
sound like a lot
of work? Outside
of Buenavida,
Eddie owns and operates additional commercial properties, one of which is next door
to the pharmacy and is leased to Lupita’s
Creations. Saleh also operates MedCart
Specialty Pharmacy in Livonia, Michigan.
If the Saleh name sounds familiar, it is
probably because Eddie has four brothers
and a sister who are either pharmacists or
completing their pharmacy studies and work
at the Buenavida. Eddie also has a sister
who is a physician and another brother who
is a chiropractor in Southwest Detroit.
Buenavida is dedicated to bringing
awareness to the Latino community about
the importance of regular healthcare screenings and the overall value to their health.
Saleh said, “My desire to help improve
healthcare outcome in the Hispanic community is what attracted me to Southwest.
My connection to both the culture and people
of Central and South America made being
a part of the community second nature for
me.”

their customers, as well as getting accurate accounting
reports and financial statements. They must carefully
plan, to move the business in its most strategic direction--where is the market going, who is the competition, where
is the competitive advantage? Luckily, Mr. Martinez
always had access to a hardworking and talented labor
pool in Southwest Detroit.
These past two years, Disenos Ornamental Iron has
been transitioning to new ownership, yet still keeping it
in the family. Although Martinez remains involved as a
consultant to the business, Nieves Arzola, Tony’s youngest daughter, is the new CEO. She explained that one of
the changes instituted under her leadership is planning
to keep busy in the normally slow months of January,
February and March. “Basically we had jobs approved
in midfall for Spring of 2013,” said Arzola. “However, we
made arrangements to fabricate in January, and luckily,
the weather actually permitted us to get the job installed
in January, our slowest month of the year. Another thing
that we did to stay afloat was cut overtime and keep people on call. It helped to keep us going and we expect to be
very busy in 2013!”
Arzola reminded SDBA that they have been in business in SW Detroit since 1981. She expects that Disenos
will be providing beautifully designed and well installed
ornamental iron for next 50 years.

CHILD SUPPORT
An issue that is important to
parents in these difficult economic
times is the payment of child support.
Most payors of support feel that they
pay too much while the parents who
receive the support feel that it is too
little. The law attempts to set a fair
amount based upon the needs of the
child and the actual resources of each
parent.
Under the law, the fair amount of
child support is determined through the
use of a mathematical formula
taking into account the incomes of both
parents and the number of children
needing support. Once this number is
determined, the court will use it unless
it creates a result that is “unjust or
inappropriate” in a particular case. It
is rare that the court will deviate from
the child support formula. However,
some examples where deviation may
occur would be where the child has
special needs, one parent is a minor,
or the parties have extraordinary high
joint debts or medical expenses.
If you feel your support should be
changed, an attorney should be able
to tell you what amount would be paid
under the child support formula. Then,
you could decide if you should
petition the court for a modification of
the amount paid.
