Maintenance
Proactive safety, complimented with our security protocols, makes KW4Rent the

Want to live somewhere that employs first-rate security protocols, has
overnight security guards every day of the week, and a 24-hour emergency
response hotline? You’re living there! KW4Rent has implemented strict
security protocols at all of our buildings and employs security guards
year-round to ensure a safe, comfortable and secure living environment
for our tenants.
Likewise, the landlord has a similar responsibility to supply effective and timely
maintenance when requested by the tenant.
All tenants are required to fill out an Incoming Inspection Form and
submit it to the KW4Rent Main Office within 24 hours of move-in. Failure to do
so will result in the Main Office assuming there are no damages or issues, and
all subsequent damages/issues reported thereafter are the responsibility of
the current occupants. There is a list of Damage Charges available for your
browsing on the Tenant Portal. However, charges may vary depending on
severity.

As a tenant, you have a legal responsibility to use reasonable care when you
live in a property. You should contact maintenance to take care of items
damaged or worn out due to ordinary wear and tear. Ontario’s Landlord
Tenant Board states that you are responsible for wilful neglect or misconduct
that results in damage to premises whether caused by family, guests, pets or
visitors.
With video surveillance, a 24-hour emergency hotline, 6:00pm-8:30am
security patrol, keyless entry, and much more, our security team is
committed to keeping you safe. If you have any questions or concerns,

What is a last month rent deposit?
Short answer: Peace of mind that your last month is covered.

dirty laundry in a hamper or basket. Use toilet bowl
cleaner. Clean up after cooking or eating

Be mindful when buying used clothing and furniture
that bed bugs or other pests may be present. Don’t
bring discarded bed frames, mattresses, box springs,
upholstered furniture or electronics into your unit. After
travelling, wash clothes immediately in hot water. Always
clean up after cooking and eating. Remember, pests
need a source of food and water, so keep your unit tidy
and be pest free!

Is accessible parking available?
KW4Rent collects a deposit, equivalent to a month’s rent, at
the time of signing. This is cashed when your lease is signed,
and covers the very last month you live with us.
What is included in my rent?

Short answer: Call the Main Office.
If you forget your keys or get locked out of the unit, we will
open it for you once free of charge during regular business
hours. If we come to unlock the unit outside regular business
hours, or on repeat occasions, there will be a $40 charge.

Can I sublet my room?
Short answer: Sure can.
Yes, you can sublet your room. All you have to do is submit
a Sublet Request. This can be done through your Tenant
Portal by clicking on the Service tab and selecting Sublet
Request. We will continue to deposit your post-dated
cheques and the subletter will pay the rent directly to you.
What is a key deposit?
Short answer: Added security that we get our keys back.
A key deposit is $200 payable at the time of move in. At the
end of your occupancy, once your room is emptied and
cleaned, an outgoing inspection will be completed to ensure
that there are no damages, in which case your deposit will be
mailed back to you within 4-8 weeks.
Short answer: A lot more than you’d think!
Your rent includes heating, hot and cold water, snow
removal, maintenance and cleaning of building common
areas. Unlimited high speed internet is also included at
no extra charge. Electricity/hydro, cable TV and phone
are the tenant’s responsibility, but we can provide you
with all necessary contact numbers to make connection
arrangements.
Do I need to purchase tenant insurance?
Short answer: It is entirely up to you.
We encourage our tenants to purchase insurance, in the
event of a flood or fire. Consult your parents’ homeowners
insurance, as it often covers full-time post-secondary
students living away from home.

Gratuities are rarely included at Canadian restaurants. It is
customary to tip 15% on the total bill before tax, and 20% for
fantastic service. While tipping is a personal choice (if 10%
is your personal choice then tip 10%), 15% is customary and
(rightly or wrongly) expected. Tipping is also common, but not
always expected with valet parking, hairdressers, manicurists,
aestheticians and taxi drivers. Tip jars are also common in less
formal dining settings.

Sometimes, just the tip of a hat is enough to recognize a person’s achievements. With gushing praise
from both her employer and her academic mentors, Brittany Robins accepted the Co-op Student of
the Year award from Conestoga College’s School of Media and Design Wednesday June 25, 2014.
KW4Rent was proud to nominate Brittany based on her success and achievements in her first
Co-op term with the company. Brittany was a key player in launching KW4Rent and Pi Food Store &
International Eatery’s online presence. Spearheading the corporate social media for both entities,
their current campaigns have been the most successful to date. She has also been the lead hand in
the KW4Rent Sponsorship Program, supporting local community and academia events and groups.
Brittany has since reprised her role as a Marketing Assistant through the 2014 summer, and has
