Sweeney is a senior managing director at Newmark Cornish & Carey’s Pleasanton office. He has 38 years of commercial real estate experience and specializes in land entitlement and the land sale process. Prior to joining Newmark Cornish & Carey, Mr. Sweeney worked with Sammis Development Company, where he was responsible for the acquisition, leasing and sale of land parcels, office buildings and shopping centers. He helped develop successful projects, including the Crossroads, an office and retail complex in Pleasanton and Westgate Mall in San Jose. Mr. Sweeney previously served as a sales manager and partner at CPS (now Cassidy Turley), where he worked to lease and sell approximately 2.0 million square feet of office/R&D and retail projects in the Tri-Valley market. Mr. Sweeney was also a leasing and sales specialist at Coldwell Banker Commercial, where he worked exclusively on shopping center leasing and sales and worked with Safeway Stores on the development of 55 Liquor Barns in California. PARTIAL LIST OF TRANSACTIONS: Working with Ponderosa Homes, the City of Pleasanton and various stakeholder groups, the successful entitlement of a 92-acre mixeduse development, including more than 500 dwelling units, a 172-unit senior citizen affordable housing project and a 6-acre church. The sale of a 30-acre parcel of land in Morgan Hill, which was rezoned from public/institutional to medium-density residential. Upon the successful entitlement for 108 single-family homes, the parcel was sold to Meritage Homes. Working with South Bay Development Company and Arcadia Homes, the rezoning and entitlement of a 26-acre parcel in Pleasanton, which includes a 10-year development agreement, a growth management agreement and a planned unit development approval for a 307-home project. Working with RREEF, the rezoning of an approximately 18.5-acre industrial property in Fremont and assistance with the entitlements and sale to KB Home. Representing both the buyer and the seller, the successful rezoning, entitlement and sale of 16 acres of land located in Hacienda Business Park, originally zoned for office buildings and re-entitled for high-density residential. These parcels are slated to house two apartment complexes with more than 500 units. The rezoning and sale of 12 acres of Pleasanton office land to Safeway Corporation for the new Pleasanton Gateway Shopping Center. In 1987, Mr. Sweeney founded Hacienda Marketing & Sales 38 Years Areas of Specialization Land Entitlement Land Sales 1 Corporation to market the remaining undeveloped land in Hacienda Business Park on behalf of the Prudential Insurance Company of America. He finalized negotiations with the city of Pleasanton for a General Plan Amendment and the rezoning of 105 acres of office land for residential uses. He also successfully renegotiated Prudential’s development agreement with the city of Pleasanton to cap future obligations and allow flexible land uses on the remaining Hacienda land, including residential and retail uses. Mr. Sweeney effectively processed numerous complex development projects in Pleasanton through public approvals. These efforts resulted in the sale of 430 acres of land over 13 years to BART, Boehringer Mannheim, PeopleSoft, Security Capital Pacific Trust, Shaklee Corporation and Signature Properties.
