You have just joined our family; the family of Joseph Paul Homes’ homeowners and
future homeowners.
We hope to make this experience everything we know it can be and, we hope, what it
has been to date - Fun, Exciting, and even Educational! Building something as
personal and important as the place you and your family will live, laugh, love and
grow can be exhilarating, and even stressful. We understand that. We’ve been
building homes for families just like yours for years. And, with every home we build,
we build new relationships as we learn more about our clients and even more about
home building.
Home building was originally a project which started with you, our client, and an
Architect. Commissioned to create a home which was both unique and special, with
the client’s wants and needs being addressed at each and every turn. It was the
Architect’s job to take the information he gathered and design a work of art, in three
dimensions, which communicated the client’s personality and tastes.
The Architect’s next step was to create the drawings, materials lists, bid the project,
approve the materials & contractors and manage the entire building process as the
representative of the client to a successful completion! Never forgetting that, as the
Owner’s Representative, every care has to be given to overall Quality, Costs and Time.
The relationship between the Client and Architect required great communication and
unquestioned integrity.
Funny how the more things change, the more we wish they were “like the olden days!”

About Us
Joseph Paul Homes is one of the newest, family-owned, homebuilders in Texas. The newest
styles, features, quality, value and service – a combination which has taken years to craft and
complete is finally ready for you and your family here at Joseph Paul Homes.
However, with nearly 25 years of Architectural Design, New Home Construction and Customer
Service experience on their resume, Joseph Paul Homes has been preparing to build a home for
your family for decades. The entire team of Joseph Paul Homes has taken the time to establish
an unparalleled tradition of home building pride and excellence, and it shows in every home
we build. The team at Joseph Paul Homes has personally been involved with building
thousands of homes here in Dallas’ finest communities.
Joseph Vastano, the President of Joseph Paul Homes, a division of the Joseph Paul Corporation,
is a native Texas builder and while countless other homebuilders, local, regional or even
national, have come and gone here in Dallas / Ft. Worth, Joseph Paul Homes is the only builder
offering a traditional, comprehensive construction process where you are personally involved
the initial planning, final design, decoration and construction of your new home – the same

Joseph Vastano is a graduate of Texas A&M University and has his Masters in Architecture and
Urban Planning from UCLA. He has studied residential architecture and construction methods
around the world to bring traditional, family-friendly homes to North Texas. Joseph’s
knowledge of the Dallas / Ft. Worth market has sharpened his skills in architectural design and
the importance of long-term customer satisfaction to the company’s overall formula for
success. It’s a formula based on a dedication to the client with an uncompromising emphasis
on unique architectural design, details and quality workmanship.

An Overview of Your New Home Experience
Purchasing a new home is an exciting experience. The process is also complex, with
many details to be decided and arranged. While Joseph Paul Homes is building your
new home, you participate by taking care of several important aspects of your
purchase. The chronological list below outlines the events that typically take place in
the purchase of a new home. Where time frames are specified, you need to observe
them in order for us to deliver your home on schedule. This is an endeavor you, your
family and Joseph Paul Homes is undertaking together. In this spirit, we all have
obligations to each other. You are as big a part of the process as we are. We are Team
dedicated to building the very best home, with the very best quality and value!
Purchasing Your Home
The Purchase Agreement and various Addenda constitute the legal understanding
regarding the purchase of your new home. Please read the Purchase Agreement and
all attachments carefully. As with any legal agreement, your may wish to have your
attorney review them. Once all the paperwork is signed, we suggest you insert those
documents in Section 2 of this manual, “Purchasing Your Home.”
Applying for Your Loan
Once you have signed the Purchase Agreement, completing all the details for financing
is next. To assist you in this process we have included helpful hints and information
in Section 3, “Applying for Your Loan.”
Your New Home Selections
“New Home Selections”, Section 4 of this manual, will assist you in the exciting
process of personalizing your new home with your selections, your taste, your

style….make it your own! We strongly suggest that when you finalize your selections,
place them in this section….years from now, when you and your family grow and
styles change, you’ll be glad you can find that “funny color that Julia picked for her
wall paint!”
Construction of Your Home
Here we go! We invite you to visit your new home with us at several points during
construction. These are critical meetings where we need to leave the kids at home
and focus all our attention on making sure the entire Team is on the same page, and
that everything, down to the placement of the light fixtures, is where you want it! An
hour or two at these meetings will save us days or even weeks and save you stress and
almost importantly, money.
We also expect and welcome your casual visits to the site. Please read Section 5,
“Construction of Your Home”, for guidelines on safety, security, and work in progress.
Please bring this manual to all our meetings.
We said it once, but we have to state the obvious one more time, Safety is so important
to us at Joseph Paul Homes! If you or any of your family members ever visits the
home during construction, please use “the buddy system” with adults and children.
Nails, loose boards, wires and glass all can be quite an attraction to everyone,
kids…and even big kids like you! Forgetting that a construction site is probably one of
the most dangerous environments you will ever enter, can have serious repercussions
with a speed which will surprise even the most seasoned professionals. So trust us as
your professional, accidents can happen and you need to pay close attention at all
times to avoid being hurt.
Keep in mind that there is a hierarchy relating to conflicts arising from differences in
the Plans, Specifications and Change Orders. Specifications overrule Plans, and
Change Orders overrule everything. Therefore, please thoroughly review all
documents, including the plans, prior to the Pre-Construction meeting. In the event
your see a conflict relation to this hierarchy, please visit and resolve any questions
with your builder or salesperson prior to the Pre-Construction Meeting.
Pre-Construction Meeting
Construction will not begin until after this meeting. This meeting will not be
scheduled until the plans are completed and approved, city permit is received, and we
have closed on the property which will become your home site, Contract is executed,
all Change Orders are completed, all earnest money due is paid and all selections have
been made. The Pre-Construction meeting has two purposes. The first is to formally
set expectations about the process of building your home. More importantly, we want
to confirm that we have all the information necessary to build your home including,

however not limited to Contracts, Change Orders, Selections, Daytime Phone
Numbers, and any other specific details you wish to convey to your Builder.
Pre-Drywall Meeting
Drywall work will not begin until all in-wall services and work such as electrical,
plumbing, and stereo pre-wire are per the Plans, Specifications and Change Orders. At
this meeting you will be asked to sign a “Pre-Drywall Meeting Agreement.” This
agreement simply states that you and your builder have thoroughly inspected your
home and that to your best ability acknowledge that all work to date is in compliance
with the Plans, Specifications and Change Orders.
Pre-Paint Meeting
Interior paint will not begin until all surfaces and work such as wallpaper locations,
trim work, cabinets, stair system, brick work (if complete), wood floor locations are
per the Plans, Specifications and Change Orders. At this meeting your will be asked to
sign “Pre-Paint Meeting Agreement.” This agreement simply states that you and your
builder have thoroughly inspected your home and that to your best ability
acknowledge that all work to date is in compliance with the Plans, Specifications and
Change Orders.
Also at this meeting your and your builder will determine a “no later than move-in
date.” This will be confirmed by signing a “Move-In Date Commitment Form.”
Homeowner Orientation
The Homeowner Orientation has two purposes. The first is to demonstrate the
features of your home and discuss maintenance and our limited warranty program.
Equally important, we want to confirm that we have delivered your new home. For
detailed information, please review Section 6, Homeowner Orientation or discuss it
with your Builder or Sales Manager.
Closing on Your Home
Closing on Your Home, section 7, describes the documents you will sign and other
important details about the closing process. We have included guidelines to assist you
in preparing for closing as well as for your move-in!

Many of your responsibilities as an owner and Joseph Paul Homes responsibilities
under the terms of our limited warranty are discussed in Caring for Your Home in
section 8. Begin now to become familiar with the home maintenance that you will
want to provide as well as our warranty service commitment to you.

Purchasing Your Home
You will use several standard documents when you contract and buy your new home.
These include the Purchase Agreement and Addenda to make changes to the original
Purchase Agreement. To make sure we are all in agreement and communicating what
you want and what we will oversee building, all the parties, including Joseph Paul
Homes’ management, to the Purchase Agreement must sign all the subsequent
Addenda and attachments before the new Purchase Agreement (with Addenda)
becomes binding.
Purchase Agreement
The Purchase Agreement is the legal document that represents your decision to
purchase a home. It describes your home (both legally and the physical street
address), financing information, homeowner’s association information (as applicable)
and additional legal provisions. Several exhibits are typically attached to the Purchase
Agreement. The features of the home/neighborhood determine the specific items, but
the list below can typically be found in the package of attachments.
Addenda
Exhibit A: Specifications and Features lists materials and methods to be used in the
construction of your home and in some cases, such as finish materials, the amounts
included in the purchase price of your home.
Exhibit B: Change Order Addenda that modify the Specifications and Features for
your home.
Exhibit C: Selection Sheets outline the details of the finish material choices such as
color, brand, model and/or patterns.
Exhibit D: Joseph Paul Homes Limited Warranty, (through Residential Warranty
Corporation) a sample specimen copy for your review and study, with the actual
warranty executed at closing.
Exhibit E: Homeowner Association Documents (where applicable)

Applying for Your Loan
The first item you will need to take care of is the selection of a lender and completion
of a Mortgage Application. Plan to accomplish this within five (5) business days of
signing your Purchase Agreement. Take the completed Purchase Agreement with you
when you first visit your lender.
Your lender’s job is to understand your particular financial circumstances completely.
You will review all information on the application at your meeting with the loan
officer. A situation rarely arises that your loan officer has not encountered in the past.
Do not hesitate to discuss any questions you have regarding your assets, income or
credit. By providing complete accurate information, you prevent delays or extra trips
to deliver documents.
Loan Application Checklist
The amount of documentation and information required for a mortgage can seem
overwhelming. You can facilitate the application process by collecting as much of the
needed information as you can before your appointment. The checklist below is a
general guide to assist you with the Loan Application. Some of the items that we may
have missed, but this will bet you off to a great start!
Property Information
The Purchase Agreement will include a legal description of the property and the price.
Personal Information
Social Security number and Driver’s License for each Borrower
Home address for the last two years
Divorce Decree and Separation Agreements, if applicable
Trust Agreement, if applicable

Most recent Pay Stubs
Documentation on any supplemental income such as bonuses
and commissions
Names, Addresses and Phone Numbers of all employers for the last two years
W-2s for the last two years
If you are self-employed or earn income from commissioned sales, copies of
the last two years of tax returns with all schedules and year-to-date profit and
loss for current year, signed by an accountant.
Documentation of alimony or child support, if this income is considered for
the loan
Real Estate Owned
Names, addresses, phone numbers and account numbers of all mortgage
lenders for the last seven years.
Copies of Leases and two years of tax returns for any rental property
Market Value Estimates
Liquid Assets
Complete names, addresses, phone numbers and account numbers for all
bank, credit union, 401K and investment accounts
Copies of the last three months statements for all bank accounts
Copies of any Notes Receivable
Value of other Assets such as autos, household goods and collectables
Cash Value of Life Insurance Policies
Vested interest in any Retirement Funds or IRAs
Liabilities
Names, Account Numbers, Balances and Current Monthly Payment amounts
for all revolving credit/charge cards
Names, addresses, phone numbers and account numbers for all installment
debt and approximate balances & monthly payments for such items as auto
loans and mortgages
Alimony or Child Support Payments
Names, addresses phone numbers and account numbers of accounts recently
paid off, if used to establish credit

Loan Processing
Once you have given all the preliminary information to your loan officer, your lender
sends verification forms to your employers, banks, and current mortgage company or
landlord and also orders a credit report and appraisal, You sign a release to authorize
these steps. Your lender will provide you with a Good Faith Estimate and Truth-inLending Disclosure.
The Good Faith Estimate lists the costs you will incur at closing. Some of the numbers
listed on this form are prorations, subject to change based on the actual date of
closing. Others are set fees that should remain the same.
The Truth-In-Lending Disclosure shows the total cost to you over the term of the loan,
for your specific financing. The calculation is based on the assumption that you own
the home and make regular payments throughout the term of the loan.
The lender sends Verification of Employment (VOE) forms to all employers for the last
two years. The employer completes signs and returns the forms to the lender. The
forms show the dates of employment, the amount of money you earned last year and
how much you have earned so far this year. The VOE documents bonuses and
overtime you have earned.
Verification of Deposit (VOD) forms go to each banking institution listed on your
application. The institutions indicate the date you opened each account, average
balances for the last three months and the amount of money you have in each account
on the day they complete the form. Any loans or overdraft accounts you have with the
bank will also be shown.
Mortgage companies and landlords complete Verification of Mortgage (VOM) forms.
These show the lender how much you owe, the amount of your monthly payment and
whether you make your payments by the due date.
Your Credit Report shows the amounts of money you owe to each of your creditors,
minimum monthly payments and your payment history.
The appraisal confirms the value of the home you are purchasing for you and your
lender
Typically, several weeks pass as these reports and forms are returned to the lender. If
any delays are encountered, the loan officer may contact you for assistance. The
credit reporting agency may call you to verify that the information they have gathered
is correct.
Once the loan processor has collected this standard documentation, you may be asked
to write letters describing your assets, income or credit. Few loans are finalized
without requests for additional information just before the package is submitted to
the Underwriter for final approval. At this point you may become frustrated with the

entire process! Please remember that your lender requests these letters to assist you
in obtaining your financing. Do not hesitate to discuss your concerns with your loan
officer. Perhaps they can provide some additional insight on what may seem to be
redundant requests.
Before the Processor submits your file to underwriting for final approval, they will
verify the final sales price. Make sure that copies of all Addenda such as Change
Orders signed after the original date of the Purchase Agreement was completed have
been sent to the lender. This assists the lender in determining the exact loan amount.
If Change Orders affect the total price after this point, you may have to resubmit your
loan to underwriting for a higher amount or the lender may ask you to pay for the
Change Order items in cash.
Loan Approval
During your first meeting, you and your lender determine the timing to obtain prequalification. This allows us to start the home even though final approval is still
pending. You will discuss additional items that you may need to obtain final loan
approval. Several weeks after your first meeting with the lender you should receive
loan approval. If any of the documents requested have not been returned to the
lender in a timely manner, approval may take longer.
Contingencies
Loan approvals often carry conditions of approval. The sale of a previous home and
proof of funds are two examples. Discuss any concerns you may have about such
conditions with your loan officer and obtain any requested documentation as soon as
possible. Once all contingencies are met, the final loan can be approved.
Loan Lock
The only thing anyone knows for certain about interest rates is that they will change.
Do not rely on anyone’s predictions regarding rates. Locking your rate prematurely
can result in extra expenses if your home is not complete in time to close within the
lock period. We are happy to update you throughout the process of construction on
the expected delivery date.
***Until we reach a point in construction where factors outside our control can no
longer effect the delivery date, the decision to lock your loan is, at best, your
gamble.***

New Home Selections
The best part of buying a new home is making your personality, taste and style come
alive through your selections of finishes and colors which make your Joseph Paul
Home even more unique than it already is. Make it yours!
Selection Hints
Joseph Paul Homes provides you with Selection Sheets that list the choices you need
to make to personalize your new home. Schedule time to visit with your Designer at
the Interior Showroom, Lighting Showroom and with the Landscaper to make your
selections no later than 14 days from the date you signed your Purchase Agreement.
Plan and commit to finalizing your selections with your Designer. The entire project,
its efficiency and truly the overall quality of the home is predicated upon the complete
Selection Sheet. Completing the Selection Sheet promptly will help prevent delays
caused by back-orders and scheduling conflicts. Upon completion of your Selection
Sheet, double-check all color numbers and names and sign/date each page.
Please be thorough. Our Selection Sheets are very detailed. Fill in all the blanks
completely. Costly errors arise from assumptions and incomplete selection sheets.
Decorating choices that exceed the specified allowances, such as those for floor
covering, countertops or light fixtures will require additional payment.
You are welcome to bring cushions, fabric samples and even pictures which can
convey your special look to the Designer to help assist them in coordinating your
home with your colors!
View your selections in both natural and artificial light to get an accurate impression
of the color. Variations between samples and actual materials installed can occur,
particularly with natural materials like stone, tile, brick and stained wood finishes. All
this is due to Mother Nature and well…we just can’t fight her, so join her in the
appreciation of the natural beauty of these products.
Your Homeowner Association and selections your future neighbors have already
selected may have already limited your choices for exterior finish materials. The
sooner you can make your selections, the greater the number of choices you will have.
Driving through the area to view existing homes is one way to select exterior colors.
Selections often look different on full-sized homes.
Joseph Paul Homes does reserve the right to place a hold on your selections until your
lender has approved your loan and all contingencies are released. If suppliers have
discontinued or back-ordered any of your selections, we may have to contact you to

reselect your selection. If we do this, you will need to complete this within 5 days to
insure there are no substantial delays in the schedule.

Construction of Your Home
The construction of your new home differs from other manufacturing processes in
several significant ways. Keeping that in mind will serve you well as we start the
process of bringing together over 50,000 different pieces and the hundreds of
different people it will take to assemble your new Joseph Paul Home.
To begin with, as a consumer, you rarely have the opportunity to watch the products
you buy being constructed from the basic raw materials which become the finished
product. Nearly everyone can envision a car assembly line with conveyor belts and
robots carefully placing parts in exactly the same place, each time, repetitively
building the same car, albeit with different colors.
But, that’s not what you want to live in is it? Will you be satisfied with a “cookiecutter” duplication with only a change in the color of the paint on the walls?
This is YOUR home, your dream and the place you and your family spend nearly all
your time together in. It’s as individual as you are!
When building your home, you have more opportunity for input into the design and
finish details than for nearly any other product you can buy. Our success in
personalizing your home depends on open, effective communication. Because of the
time, vast amounts of material and labor required for construction, you may have
opportunities to view your home as it is built, ask questions, discuss details and even
make suggestions and changes.
You will not only have the opportunity, as our partner in this process, we will involve
you directly at several points in the process. The first is the Pre-Construction Meeting
where we will review your plans, selections and the Change Orders you have
requested. At this meeting will provide an overview of the construction process, set
some more expectations and answer your questions to insure we are all on the same
page before we begin to build your home.
We also encourage you to schedule routine construction reviews. At these meetings,
you will have our complete attention. We’ll make sure we are still working off the
same set of ideas by making sure once again, that we are communicating as effectively
as possible. We also will make sure we have correctly installed your selections and
fulfilled your Change Orders. Please bring this Portfolio to all your scheduled
meetings!

meetings. Whether you are on the site for a routine meeting or just a quick look to see
how things are progressing, we have to say it again: BE SAFE AND BE CAREFUL!
Safety First
A new home construction site is exciting. We’ve said it once, but it also one of the
most dangerous environments you will ever be allowed into. Wires, glass, nails, wood,
concrete, pipes, all manner of objects which can seem harmless until we forget where
we are and forget to watch what we, or even worse, our children are doing – until it’s
too late!

It’s just not worth someone’s health and safety to take chances and being diligent and
careful can avoid a trip to the emergency room. Being out on a construction site, you
are at your own risk and whereas Joseph Paul Homes invites your feedback, injury to
you or anyone there with you is your responsibility to avoid.
Here are some common sense safety procedures to observe though:
 Keep all children within view and younger children within direct, immediate
reach (maybe hold their hands) or better, make arrangements to leave them
elsewhere when visiting the site.
 Do Not Walk Backwards! Not even one step. Look in the direction you are
moving at all times.
 Watch for boards, cords, tools, nails, wires, glass – all construction material
can be potentially harmful. You can trip, receive puncture wounds or other
injuries. Never walk through a dark home, or any home without adequate
lighting.
 Do Not Enter any level of a home which is not equipped with stairs and rails.
 Stay a minimum of 6 feet away from any excavation, open space or floor edge.
 Give large noisy equipment or delivery vehicles plenty of room. Assume the
drive cannot hear or see you!
These are just a few hints, but please, take this to heart! We want you have great
memories of this building process – not a knot on your head…or worse!

Plans & Specifications
The Building Department of the City or County, in which you are building, must
review and approve the plans and specifications for your home. We construct each
home to comply with the plans and specifications approved by the applicable building
department. Your specifications become part of our agreements with contractors and
suppliers. Only written instructions from Joseph Paul Homes can change these
contracts.
Regulatory Changes
From time to time, city, county, state or federal agencies change and adopt new codes
or regulations that can affect your home. Such changes are usually adopted in the
interest of safety and are legal requirements with which Joseph Paul Homes must
comply with. The codes and requirements in effect can vary in different areas.
Therefore, builders may construct the same floor plan differently in two different
communities or at two different times within the same community.
Foundation Designs
Each Joseph Paul Home foundation is uniquely designed for the home site it is built
on. Differences in the foundation beam size, piers, and even steel/cable reinforcing
are a result of the structural engineer’s design. Based on the results of a soils test, the
engineer designs your foundation and its support system to insure your home will
provide adequate footing for the home for the entire life of the home. Because of the
nature of soils in this area of the country, your foundation may vary greatly from the
foundation of your neighbor’s or of the same house in the neighborhood.
Changes in Materials, Products & Methods
The new home industry, building trades and product manufacturers are continually
working to improve methods and products. In addition, manufacturers sometimes
make model changes that can impact the final product. As a result, we may use
methods or materials in your home which differ from those in other homes.
In all instances, any substitution of method or product will have equal or better
quality than that installed in our other homes. Since such substitutions may become
necessary due to matters outside of our control, we reserve the right to make them
without notice or notification.
Natural Variations
Dozens of contractors have assembled your home. The same individuals rarely work
on every home in the same way, and even if they did, each one would still be unique.
The exact placement of switches, outlets, registers, lights and so on, will vary from
home to home of the exact floor plan.

Quality
Joseph Paul Homes builds your new home to the quality standards demanded by
today’s buyers and to the extents of which is demonstrated by the trades and
suppliers we contract within their showrooms and offices. We also realize that
“Quality” is as different as the clients we build for. Each new home is handcrafted
product – combining raw materials, design, art, science, and the labor of years of
experience. The efforts of many people with varying degrees of knowledge,
experience, and skill come together. We coordinate and supervise these contributions
to produce your new home.
From time to time during a process that takes several months and involves dozens of
people, an error or omission may occur. We have systems and procedures for
inspecting our homes to ensure that the level of quality meets our requirements. We
inspect every step of construction and are responsible for quality control. In addition,
the county, city, or an engineer conducts a number of inspections at different stages of
construction. Your home must pass each inspection before construction continues.
During the construction process, every home being built experiences some days when
it is not at its very best. Homes under construction endure weather, climate,
workmen and other foot traffic – all sotrs of activities that generate noise, dust, and
trash. Material scraps are a by-product of the process. Although your new home is
cleaned by each trade upon completion of their portion of the work, during your visits
you will encounter some messy moments. Keep in mind that the completed homes
you toured also once endured these “ugly duckling” stages.
Trade Contractors
Your home is built through the combined efforts of specialists in many trades – from
excavation and foundation, through framing, mechanicals, and insulation, to drywall,
trim, and finish work. In order to ensure you the highest possible standard of
construction, only authorized suppliers, trade contractors, and Joseph Paul Homes’
employees are permitted to perform work in your home.
Suppliers and trade contractors have no authority to enter into agreements for Joseph
Paul Homes. For your protection and theirs, the terms of our trade contractor
agreements prohibit alterations without written authorization from Joseph Paul
Homes. Their failure to comply with this procedure can result in termination of their
contract.
Schedules
The delivery date for your new home begins as an estimate. Until the roof is on and
the structure is enclosed, weather can dramatically affect the delivery date. Even after
the home itself is past the potential for weather-related delays, weather can severely
impact installation of utility services, final grading, and concrete flatwork, to mention
a few examples. Extended periods of wet weather, freezing temperatures or holidays
bring work to a stop in the entire region. When favorable conditions return, the
trades’ people go back to work, picking up where they left off. Please understand that
they are as eager as you are to get caught up and to see progress on your home.

Delivery Date Updates
As completion nears, more factors come under our control and we can be more
precise about that date. At the Pre-Paint Meeting we will commit to a no later
than close date. This firm closing date must be received in writing from Joseph
Paul Homes in the form of the “Move-In Date Commitment Agreement.” Also,
realize that the date on this Agreement will most likely be after the actual
completion date and that the closing must occur as specified in the Contract
We suggest that, until your receive this commitment, you avoid finalizing
arrangements for your loan closing or your move-in date. Until then, flexibility is
the key to comfort, sanity, and convenience. We want you to enjoy this process
and avoid unnecessary stress caused by uncertainty that cannot be avoided.

“Nothing is Happening”
Expect several days during construction of your home when it appears that
nothing is happening. This can occur for a number of reasons. Sometimes, one
trade completes its work a bit ahead of schedule. The next trade already has an
assigned time slot, which usually cannot be changed on short notice. Progress
pauses while the home awaits building department inspections. This is also part
of the normal sequence of the construction schedule and occurs at several points

Homeowner Orientation
Your homeowner orientation is an introduction to your new home and its many
features – a meeting that goes beyond the traditional walk-through to include a
detailed demonstration of your home and review of information on its maintenance.
Scheduling
We schedule the orientation with you as your home nears completion. Appointments
are available Monday through Friday, 8:00 a.m. to 3:00 p.m. We meet at your new
home. The orientation occurs several days before closing. Expect your orientation to
take approximately two to three hours.
Orientation Forms
We have included copies of the forms we use at the orientation at the end of this
section. In addition, the suggestions that follow will help you derive the greatest
benefit from your orientation.
Preparation
Allow enough time. We expect the orientation to take two to three hours. By
arranging your schedule so you can use the full amount of time allotted, you will
derive maximum benefit from the orientation. If you have questions about home
maintenance or the limited warranty coverage, make note of them to bring up at the
orientation. If you have not already done so, please read Caring for Your Home,
Section 8 of this manual, before the orientation.
Past experience has shown that the orientation is most beneficial when buyers are
able to focus all their attention on their new home and the information we present.
Although we appreciate that friends and relatives are eager to see your new home, it
would be best if they visit at another time. Similarly, we suggest that, if possible,
children and pets not accompany you at this time.
If a real estate agent has helped you with your purchase, he or she is not required to
attend. If you would like to have a friend or real estate agent view the home with you,
we encourage you to do this before our scheduled orientation.

Acceptance
In addition to introducing you to your new home, the orientation is also an
opportunity for you and Joseph Paul Homes to confirm that the home meets the
quality standards shown in our model homes and that we have completed all
selections and changes. We note details that need attention on the orientation forms.
Cosmetic surface damage caused during construction is readily noticeable during the
orientation. Such damage can also occur during the move-in process or through daily
activities. Therefore, after we correct any items noted during the orientation,
repair of cosmetic surface damage is your responsibility. This includes paint
touch-up. Our limited warranty excludes cosmetic damage to items such as:
Sinks, tubs, and plumbing fixtures
Countertops and cabinet doors
Light fixtures, mirrors, and glass
Windows and screens
Tile, carpet, hardwood, and resilient flooring
Doors, trim, and hardware
Paint and drywall
Finish on appliances
Completion of Items
Joseph Paul Homes takes responsibility for resolving any items noted. We will
complete most items before your move-in. (If work needs to be performed in your
new home after your move-in, construction personnel are available for appointments
Monday through Friday, 8:00 a.m. to 4:00 p.m.) Under normal circumstances, you can
expect us to resolve all items within 15 working days. We will inform you of any
delays caused by back-ordered materials. Please note that we will correct only those
items listed. Joseph Paul Homes will not honor verbal commitments of any kind.
Future Service
Joseph Paul Homes responds to warranty items according to the terms and conditions
of the limited warranty agreement. For more details, review Section 8, Caring for
Your Home.

conveyance of the home to us (which consideration is acknowledged to be valuable

officers, agents and employees from all liabilities and obligations, if any, that may
arise under the express terms of the written express limited warranty given to us by
Joseph Paul Homes.
Joseph Paul Homes Warranty Responsibility – Any new items that you may wish to
request for inspection/service should be reported to Warranty. Please refer to the
Joseph Paul Homes Warranty Reporting Procedures in this Portfolio for contact
information.
Limited Warranty – The only warranty or warranties (“Limited Warranty”) given by
Joseph Paul Homes to Purchaser relating to the property and improvements is the
applicable Limited Statutory Warranty promulgated by the Texas Residential
Construction Commission (“TRCC”), a copy of which can be found at

limited warranty provided through a third-party warranty company, a specimen copy
of which is hereto and made a part hereof reference. Purchaser acknowledges that the
terms of such Limited Warranty are clear, specific and sufficiently detailed to
establish the only standards of construction which Joseph Paul Homes is obligated to
meet. I/We have received specimen copies of the aforementioned warranty
documents.

Landscape
Due to the limitless number of factors that affect landscape materials (shrubs, trees,
grass etc.), Joseph Paul Homes does not warrant them. Proper care and maintenance
of your lawn and other landscaping are the best assurance of its health and
attractiveness. I/We acknowledge and agree that Joseph Paul Homes does not
warrant trees, bushes and grass, and therefore, will not replace or remove them at a
later date. I/We also agree that all of the landscaping is presently in good condition
and acceptable.
Notices Regarding Expansive Soils in North Texas
Soil conditions vary greatly throughout all of the different cities, towns, communities
and areas located in and around North Texas. Some areas, such as that where the
home is located have expansive soils. Cracks appear in all foundations to a varying
degree as a result of the concrete curing process and the movement of the foundation
caused by the seasonal moisture changes in the soil adjacent to the home/foundation.

It is important for you, as a homeowner, to keep consistent moisture levels around the
foundation and the soil beneath it. To do this, industry standards suggest some or all
of the following as maintenance procedures should be followed:

Check the ground around the foundation during rains; no puddles should
exist. Fill in low spots with dirt so water drains away from your home.
Keep downspout extensions and splash blocks, if provided, in place. If not
provided, install them and be sure they stay in place.
Keep your home gutters and downspouts clean and in good repair. Overflows
can result in damages to your home.
Do not change the grade of the soil around your home by building planters,
raised beds, or other blocking construction that changes the drainage around
the home
Be certain that all paving or patio slabs abutting your home slope away from
the foundation. Check seasonally that they remain that way.
Be cautious in your planting of trees, shrubs and plants. Trees, in particular,
can cause foundation problems if they are too close to the house.
Do not water your foundation. Water your yard as needed to maintain a
proper moisture level. Soaker hoses which evenly distribute water around the
entire foundation simultaneously may be used; however, consultation with a
structural engineer must be obtained before attempting to maintain the
moisture around the home in this manner.
Do not allow water or sewer leaks of any type to continue. Check often for
those kinds of problems.
Maintain adequate drainage around the perimeter of your home at all times
The forgoing list constitutes nothing more than suggestions to keep in mind with
respect to your new home, and is not intended as a warranty, representation or advice
from Joseph Paul Homes of any kind with respect to any of the matters set forth
above. Joseph Paul Homes strongly urges and recommends that you engage
appropriate and competent professionals to consult with you regarding all of the
matters set forth above.
Verbal Agreements
I/We acknowledge and agree that no verbal promises have been made or implied by
any Sales Consultant, Builder, Warranty Representative or anyone with Joseph Paul
Homes. This list constitutes the only list of unresolved items in my home.
Receipt of Manuals & Paint Touch-Up Kit
I/We, the Purchaser(s) acknowledge and agree that Purchaser(s) has received the

Closing on Your Home
Date of Closing
The closing, or settlement, takes place shortly after your orientation. We set this
appointment with at least three day’s notice. Typically, the closing process takes from
45 minutes to an hour.
Location of Closing
The Closing of your new home will typically take place at the title company.
Closing Documents
At closing, the documents necessary to convey your new home to you and to close the
loan from the mortgage company will be executed and delivered. In addition to these
standard items, the lender, the Title Company, and Joseph Paul Homes may require
other documents to be signed. The principal documents typically include the
following:
Special Warranty Deed – The special warranty deed conveys the home and lot to
you, subject only to permitted exceptions.
Title Commitment – At or before closing, we will deliver to you a standard form for
an owner’s title insurance commitment to insure salable title of your home to you in
the amount of the purchase price, subject to the permitted title exceptions that may be
described in the purchase agreement. Review the title commitment carefully. Discuss
any questions with your title company. Within 60 days after the closing, the title
company mails a standard owner’s title insurance policy, insuring you the title to your
home in accordance with the commitment you received at closing. Keep the title
insurance policy with your other valuable papers.
Joseph Paul Homes Limited Warranty – We provide a copy of the limited warranty
for your review. Please read it thoroughly.
Promissory Note – The promissory note is from you, payable to the lender in the
principal amount of the loan, plus interest. One-twelfth of your annual taxes and
homeowner’s insurance will be added to the principal and interest payment to
determine your total monthly payment.
Deed of Trust – This encumbers your home as security for repayment of the
promissory note.

Closing Expenses
Certain customary items in connection with the property will be prorated to the date
of closing such as prepaid expenses, or reserves required by your lender and
homeowners association, if applicable. Prorations of general real property taxes and
assessments will be based on the current year’s taxes and assessments or, if they are
unavailable, on the taxes and assessments for the prior year.
“The Final Number”
The final cost figure is available near to the actual closing. Although a reasonably
close estimate may be determined before the date of closing, the proration of several
items included is affected by the closing date and cannot be calculated until that date
is known.
Preparation
Plan to bring certified funds to the closing table. In your planning, be sure to allow
time to arrange for and obtain these funds. In addition, please keep the following
items in mind:
Documents – The Real Estate Settlement Procedures Act (RESPA) provides you with
many protections. Under this law, you can review the settlement page that lists costs
you are paying at closing one day before the closing appointment. Although these
documents are not negotiable and thousands of home buyers have signed them, you
should read them.
Insurance – You need to provide proof of a homeowner’s policy from your insurance
company. Your insurance agent should know exactly what is needed. We suggest you
arrange for this at least three weeks before the expected closing date.
Joseph Paul Homes or Lender Issues – The title company is not authorized to
negotiate or make representations on behalf of any of the parties involve in the
closing. Therefore, please discuss any questions, agreements, or other details directly
with us or your lender in advance of the closing.
Utilities – Joseph Paul Homes will have utility service removed from its name (as
necessary) three days after closing. You will need to notify all applicable utility
companies of your move so that service is provided in your name. We suggest that you
contact these companies well ahead of time to avoid any interruption in service. The
Utility Company phone number is provided on the next page to assist you in making
these arrangements.

Limited Warranty Guidelines
Joseph Paul Homes strives to build a defect–free home which will provide years of
great memories – and with care and maintenance from you, years of great service too.
However, we are realistic enough to know that we and our contractors make mistakes
or something in the home may not perform as intended. When this happens, we will
correct them in a manner consistent with the written Limited Warranty agreement
that you will receive at closing.
In support of this valuable commitment, Joseph Paul Homes provides you with a
Limited Warranty. In addition to the information contained in the Limited Warranty
itself, Joseph Paul Homes has included supplemental details about one-year material
and workmanship standards which are detailed on the “Caring for Your Home”
section of this Portfolio. The purpose of this is to let you know what our quality
standard is for the common concerns that typically come up in a new home. For each
item our standards are described and a remedy explained for items that do not meet
our standards. These standards are in no way to be construed as a warranty
expressed, implied or otherwise.
Our criteria for qualifying warranty repairs are based on the warranty guidelines per
the terms and conditions of the HOMES OF TEXAS 10-YEAR WARRANTY PROGRAM.
However, Joseph Paul Homes reserves the right to exceed these guidelines if, in our
opinion, circumstances dictate; without being obligated to exceed all guidelines to a
similar degree or for all homeowners.
You will receive the signed Limited Warranty documents at your closing. A sample
copy is provided in this Portfolio for your review. We suggest that you carefully read
through this information as well as the service procedures that are discussed in this
section of your Portfolio. If you have additional questions regarding standards or
procedures, please contact our office.
Limited Home Warranty Coverage
Home of Texas coverage on your new home provides for the following protection:
• 1-Year
• 2-Year
• 10-Year
Warranty on defects in workmanship and materials
Warranty on portions of the home’s major systems
Warranty on major structural defects.

Warranty Service is not designed or intended to handle “cosmetic” or “maintenance”
items. All cosmetic items are the responsibility of the homeowner.
For your convenience, we have provided a list of contractors that have installed the
major mechanical systems in your home. They are responsible for any warranty
problems that occur with major mechanical items. Through the years we have found
it much more effective for you to schedule the warranty service directly with these
contractors. There will be no charge to you for their services if the items are covered
under your Limited Warranty Agreement. Please also contact Joseph Paul Homes’
warranty department to record the service request so we can follow up with you and
ensure completion of the work.
For your own protection our warranty service system is designed to accept written
service requests and reports of all non-emergency items. This provides you with the
maximum protection complies with the terms of your warranty and allows us to
operate more efficiently, accurately and to provide faster service to all homeowners.
Emergency reports are the only requests accepted by phone.
Emergency Warranty Service
An Emergency, as defined by warranty, includes the following:
• Total loss of heat or air conditioning
• Total loss of electricity (But make sure it isn’t a power loss to the
community!)
• A plumbing leak which requires the entire water supply to be shut off
• Total loss of water. (Again, make sure that water isn’t off to the entire
community)
• Gas leak. DO NOT USE YOUR HOUSE PHONE. Leave the house and call the
utility company or your plumber if the leak is at the water heater or
furnace.
• Major roof leak or major plumbing leak.
After hours, weekends or holidays, call the necessary Contractor directly. Their phone
numbers are listed on the “Emergency Contact” phone list and confirmed by your
Joseph Paul Homes representative.
Non-Emergency Warranty Service
All Warranty Service Requests should be submitted in writing to provide a complete
history of the home and to better protect you should a discrepancy arise. A Warranty
Service Request is attached at the end of this section for your use, and is available at
our website, JosephPaulHomes.com under the “Warranty” tab.

ANY UNAUTHORIZED REPAIRS MADE BY YOU OR SOMEONE UNDER YOUR
DIRECTION, OTHER THAN THOSE PERMITTED ABOVE, WILL NOT BE
REIMBURSED OR COMPENSATED. THE DECISION AND DETERMINATION
AS TO THE EXTENT OF EXPENSES THAT ARE REIMBURSABLE UNDER THE
WARRANTY FOR EMERGENCY CONDITIONS IS THE SOLE DISCRETION OF
THE BUILDER.
Thirty-Day Report
Approximately 30 days after you move into your new home, you and your warranty
representative will walk through your new home and review the Care & Maintenance
Checklist portion of the Portfolio and address any concerns you may have regarding
the components of your home.
Eleven Month Inspection
Approximately 11 months after the close of your new home, you and your warranty
representative will, again, walk through your home and inspect the components of
your home to insure they are functioning as intended. Should any of the components

Kitchen Appliance Warranties
The manufacturers will work with you through their designated service
representatives in your city if any repairs are needed for these products. Warranty
Service telephone numbers are listed in the Use and Care Materials for the individual
appliances. Be prepared to provide the model and serial number of the item and the
closing date on your home. Appliance warranties are generally for one year; refer to
the literature provided by the manufacturer for complete information.
Customer Service Processing Procedures
You can help us serve you better by providing complete information, including:

• Name, Address and Phone Numbers where you can be reached during
business hours.
• The completion/closing date of your home.
• The Model and Serial number of your Appliance (as necessary)
• A complete description of the concern you have, for example, “kitchen sink –
drain leaks under the sink,” rather than “plumbing problem.”

When we receive a Customer Service Request, a Joseph Paul Homes representative
may contact you for an inspection within 24 hours to schedule an appointment if
necessary.

We will inspect the items in your written request to confirm warranty
coverage and determine appropriate action.
Contractors are required to complete repairs. We will notify the appropriate
companies and you will be contacted to schedule needed work.
Joseph Paul Homes will complete service items within 21 calendar days of the
inspection unless you are otherwise notified.

In no way is this Manual/Portfolio to be construed as a warranty expressed,
implied or otherwise. It is merely an attempt to assist you in caring for your
home. For exact warranty coverage refers only to the Home of Texas 10 Year
Warranty Program you should receive at the completion of your home.
All warranty items are generally covered for one year from the date of completion
(Issuance of the Certificate of Occupancy by the governing municipality) per the
terms of the Limited Warranty.
Joseph Paul Homes has constructed your home with quality materials and the
labor of experienced contractors and craftsmen. Before using any material, it
must meet our specifications for quality and durability. All work is performed
under our supervision to attain the best possible results for your investment.
A home is one of the last hand-built products remaining in the world. Once we
have assembled the natural and manufactured materials, the components interact
with each other and the environment.
Although quality materials and
craftsmanship have been used in your home, this does not mean that it will
require no care or maintenance. A home, like an automobile, requires care and
attention from day one. General homeowner maintenance is essential to
providing a quality home for a lifetime.

We are proud of the homes we build and the neighborhoods we build in. We
strive to maintain your home and all of its components. Periodic maintenance is
necessary because normal wear, exposure to the environment, the inherent
characteristics of the materials used in your home and normal service required by
the mechanical systems. Natural fluctuations in temperature and humidity also
affect your home. Many times a minor adjustment or repair done immediately
saves a more serious, time consuming and sometimes costly repair later. Note
also that neglect of routine maintenance can void applicable limited warranty
coverage on all parts of your home. By caring for your new home attentively, you
ensure your enjoyment for years. The attention provided by each homeowner
contributes greatly to the overall value and desirability of the neighborhood.
