Pool Area.
Guests can relax on the large cool decking area. Pool furniture for up to ten people is provided. The screen netting
around the pool provides full protection from insects while still allowing the sun through.
From the pool area there is direct access to the third bathroom. A large Cast iron barbecue is also available for guest
use.
The pool faces South/South West, which means that the sun is shining on it from sunrise until nearly sunset.
Renting your holiday home from us guarantees that you will get all the sunshine available.
The pool can be heated in the winter months when it needs a little bit of help to reach a comfortable temperature of
approx. 80 Deg F.
The covered lanai is a very large 23-foot by 10 foot, which allows you to escape the sun when it becomes too powerful
and a cool drink is in order. The Fridge freezer with icemaker is only feet away.
The Family Room.
In the family room we have a 42 inch- HD cable Stereo color
TV with Digital Video Recorder and DVD player .
The Family room patio door overlooks the pool.
A telephone is available for guest use, free local calls
included.
The Kitchen and Nook area.
The Kitchen has an oven, coffee maker, microwave, dishwasher and fridgefreezer with icemaker.
Our kitchen is fully equipped with crockery, cutlery, utensils, iron and ironing
board.
There is a large washer and dryer in the utility room. From the utility a door
opens to the double garage.
The Nook area has a breakfast table for 6, which overlooks the private pool.

Master Bathroom
The Master Bathroom includes a large shower, oval bath, His and hers sinks with cupboards below, each with
mirrors and vanity lights. A separate toilet to the left. There is a sliding locking door to the master bedroom and
a walk in closet with a digital safe.

2 and 3
Each have 2 single beds a
double wardrobe and medium
size dressing table with
mirror.
Bedroom 2 and 3 share a

between the two rooms.

Community Facilities.
In the Greater Groves sub division community facilities include a large community pool, tennis courts,
children's play area and open grassland which are available to residents and guests of the Greater Groves
community.
This home is privately owned, we are making it special for our holidays, and we think it will be special for
yours.
The rental charges are for the house per week, not per person and include all taxes.
The home meets all of Florida’s stringent rental, safety and fire regulations.
All Patio doors are alarmed for child safety.
The management service is available 24hrs a day to help when required.

Survived Alberto threw all furniture into the pool as
instructed! Had problems with the king size bed. Loved the

2nd Visit More “wildlife” seen than ever this year-armadillo,
fox, eagles. Had a great stay again. Recommend Ace plus and
TGI Fridays for food.
After 3 years since our last visit, the house is still
immaculate. Didn’t think I would benefit from the TV upgrade
but the ability to tape programs came in useful during the
Tour de France. New Management company keep the grass
and pool pristine.

Wow, we want to live here, it’s great! Randy’s bar is half a
mile away, we walked it a few times, great food and self
service after going a few times. Rubin and Jenny are great.

Booking Conditions
Miami
Payment.
A deposit of £100/$200 per week/part week is payable for each week/part week booked, with final payment due eight weeks prior to departure.
Bookings made within eight weeks of arrival require full payment at the time of booking.
Insurance.
We strongly recommend that you take out adequate holiday and motor vehicle insurance.

Refundable security deposit.
At the time of your final payment, a security deposit of £150/$300 is also required. This is held against any loss, damage or breakage to the
holiday home or it’s contents, excessive use of electricity (e.g. air conditioning on full with external doors left open) or any excess cleaning
costs occasioned during your stay. Renters are liable for all damage and loss to our villa during their stay.
Your security deposit will be refunded within 3 weeks of your return subject to the keys to the holiday home having been returned and subject
to our receiving a satisfactory report from our management company.
Upon arrival if you discover any damage or breakage's please inform management immediately, Sunray Vacations phone number is supplied in
the home. Failure to do so may mean deductions from your security deposit.
Upon your return home, please let me know of any problems by phone or email. This allows us to keep the home in prime conditi on for our next
guests.
Cancellation by you.
Should you cancel your holiday booking, a charge will apply, based on how many weeks prior to your booked arrival date we rec eive your
cancellation:

Cancellation by us.
Should circumstances beyond our control require us to cancel your booking, we will where possible offer an alternative home i n the
Kissimee/Orlando area, should these prove unacceptable to you we will refund all the monies you have paid.
Occupancy.
The maximum number of adults or children is 10, however in addition there is a cot in the home should that be required.
Our holiday home is particularly suited to family groups; all male/all female parties are not permitted. Persons under eighteen years of age must
be accompanied by a responsible parent/adult.
So as to comply with local regulations, we pass on to our management company the information supplied by you on the booking form. To ensure
that the information given to them is accurate, it is imperative that you let us know of any subsequent changes to your party . Check in is
normally from 16:00 hrs, check out is normally by 11:00 hrs.
For safety reason and out of consideration for future guests and the owner you are asked to refrain from smoking inside the holiday ho me.
Children MUST always be supervised when they are in or around the pool.
Whenever you leave the holiday home, you are expected to ensure that all the windows are closed and all the doors are locked.
Our management company reserves the right to enter the holiday home at any time, for whatever reason.
Descriptions.
We make every effort to ensure accuracy in all our information and descriptions. We cannot, however, be held responsible for unintentional
errors or omissions or for any changes to the described facilities, which may occur from time to time due to circumstances be yond our control.
Pool heating is available as required, at an extra cost. This will warm the pool to max 80 deg. F..
When pool heat is on, the pool must be covered at night to retain heat.
Liability.
Neither we or our management company accept any liability for any deaths, personal injuries, illness or accidents, or for any loss or damage to
property (including motor vehicles) or personal effects however caused, during your stay at our holiday home.
Force Majeure.
Neither our management company nor we accept any responsibility for any loss or damage or alteration to the terms of the booking caused by
events beyond our control. Including war, threat of war, riots, civil commotion, terrorist activity, industrial disputes, fli ght delays or
cancellation, closure of airports, natural disasters, adverse weather conditions, flood, fire, smoke or similar events beyond our control.
Discounts for Long –Stay available depending on season.
Fully Inclusive:Our prices are for full use of the home and community amenities, which include tennis court, large outdoor pool and childre n’s
playground for the duration of the rental period. There are no hidden extras; all prices include all local taxes. Sending che ques or wiring funds
implies full agreement with terms and conditions.
