Cabinetmaker Buys
Long-vacant Galewood Property
New Style Cabinets, Incorporated will be the new owner-occupant of a 70,000-square-foot
building once part of the Continental White Cap complex at Central and Bloomingdale Avenues.
Company owner Mike Tracz says he
will take occupancy of the building,
located at 1840 N. Major Avenue in
a few months, following building
improvements including setting
up a showroom for the firm's
high-end residential and commercial
installations. Much of the business, he
said is in new construction, enough to
keep an army of about twenty
subcontractors busy.
Tracz, currently leasing space at a multi-tenant facility at 5921 W. Dickens, said he learned
cabinetmaking from his father and grandfather in his native Poland. Since coming to America
a little more than ten years ago, Tracz, 34,
worked for others before striking out on
his own in 2007. The business has
grown, he said, "job by job" with a mostly
Chicago-based clientele. The new building
will accommodate business expansion.

Marshall Field's Warehouse Buyers
Include Local Business Owner
Though the sign has been up for a few weeks, Chicago-based 4K Diversey Partners LLC
formally announced on February 8th that it closed on its $10 million acquisition of the former
Marshall Field's warehouse at 4000 W. Diversey Avenue.
4K Diversey Partners is comprised of three key individuals including Lou Silver, the owner
of Studio 41 and Climate Guard Windows, both of which are headquartered just south of the
Diversey campus. The partnership is redeveloping the campus as a multi-use destination for
manufacturing, warehouse, distribution and back-office operations, said Aaron Paris, another of
the partners, noting that the buildings are in "move-in condition" for tenants requiring between
20,000 square feet up to 1,500,000 square feet.
Specifically, the campus has more than 400,000 square feet of first-floor space including
a 100-foot deep truck terminal with 24-foot clear height and a large private truck court
with 58 docks.
'We are currently negotiating with prospective tenants" said partner Paul Fishbein, who
was also actively involved in the acquisition, design and redevelopment of the former 2.5 million
square foot Montgomery Ward campus at 600 W. Chicago Avenue.
The space is available for immediate occupancy. Leasing and property management
services are provided by Chicago-based Merit Partners LLC; Merit also provided acquisition

Applications Due March 3rd
Apply Now for Galewood Armitage SBIF;
Informational Meeting Thursday, February 13th
Companies in the Galewood Armitage TIF have another opportunity to apply for Small
Business Improvement Funds (SBIF). This popular program offers a rebate of up to $150,000
for building improvements such as roofing, tuckpointing, windows, and HVAC to eligible
companies and landlords in the Galewood Armitage TIF District. The application is due by 5
PM, March 3rd to Somercor 504 which administers the program for the City's Department of
Planning & Development. Project descriptions and cost estimates are
required, although final bids and other documentation is not required
until applicant receives preliminary approval.
SBIF funds may also be combined with ComEd Smart Ideas for
your Business incentives for the installation of energy efficient
projects from the standard lighting retrofit to solar panels
and geothermal heating.
For eligibility requirements and an application, go to Somercor 504. Interested applicants
are invited to meet with Somercor representatives on Thursday, February 13th at GNCDC's
office to learn more about the program and receive one-on-one guidance in filling out the

SBIF funds are allocated based on property tax revenues generated within its home TIF
(Tax Increment Financing District). The SBIF program has to share the pie, as it were, with
infrastructure projects, school construction, among other projects. The City of Chicago
now has a TIF portal which shows the revenues and expenditures of each TIF.

Craig Freedman walks a reporter through his buzzing shop floor
as part of a recent CNBC news segment, noting that the
company's double-digit growth is outpacing the supply of
employees such as welders and CNC operators. Freedman Seating,
which manufactures bus and truck seats, added 100 employees last
year, and expects to add another 15 or 20 employees before year's end,
said Craig...if he can find them!
