When Kate Hills first saw Stagg Mill, set among the rolling fields of the Lowman Valley in Devon, she knew at once that she’d found something special. ‘I had been rather reluctant to move, but there was something about this house – it was so beautifully situated and had such unpretentious charm and character,’ recalls Kate. The mill, which was originally the corn and grist mill for the whole area, is steeped in history. ‘We had a history of the house conducted and believe the mill dates back to 1085,’ says Kate. ‘At one point, it changed hands as a wager to pay off a gambling debt.’ The Grade II listed property was rebuilt in the late 16th to early 17th centuries and many interior and architectural gems survive, such as the open fireplaces, the chamfered oak lintel in the kitchen, a Tudor arched doorway with moulded surround and an ornamental plasterwork ceiling – believed to be early 17th century – in the sitting room. The delightful formal garden to the front and side of the house, the fruit and vegetable garden, arboretum, orchard and three paddocks gave Kate’s family equal pleasure. ‘I love “The Canter Down”, a hydrangea walk from the house to the tennis court,’ says Kate. ‘We planted it and named it in honour of Taunton Racecourse, where my husband was manager.’ Under sad circumstances, Kate recently sold the house, initially signing up with another agent. ‘Six months went by with no interest, so I went to Robin Thomas at Strutt & Parker’s Exeter office. He came to look and immediately took the reins,’ says Kate. ‘With national press coverage, photographs and articles, it was sold within six weeks and, through all this time, Strutt & Parker kept a firm grip on my hand with constant guidance, interest and efficiency. St Albans in Hertfordshire, for example, attracts buyers with its great schools and transport links – a direct line to St Pancras International takes 19 minutes. Spectacular countryside, from the Chilterns to rolling downland to the north, adds to the area’s allure.
