When Kate Hills first saw Stagg Mill, set among the rolling fields of the
Lowman Valley in Devon, she knew at once that she’d found something
special. ‘I had been rather reluctant to move, but there was something
about this house – it was so beautifully situated and had such
unpretentious charm and character,’ recalls Kate.
The mill, which was originally the corn and grist mill for the whole
area, is steeped in history. ‘We had a history of the house conducted
and believe the mill dates back to 1085,’ says Kate. ‘At one point, it
changed hands as a wager to pay off a gambling debt.’
The Grade II listed property was rebuilt in the late 16th to early
17th centuries and many interior and architectural gems survive, such
as the open fireplaces, the chamfered oak lintel in the kitchen, a Tudor
arched doorway with moulded surround and an ornamental plasterwork
ceiling – believed to be early 17th century – in the sitting room.
The delightful formal garden to the front and side of the house, the fruit
and vegetable garden, arboretum, orchard and three paddocks gave Kate’s
family equal pleasure. ‘I love “The Canter Down”, a hydrangea walk from
the house to the tennis court,’ says Kate. ‘We planted it and named it in
honour of Taunton Racecourse, where my husband was manager.’
Under sad circumstances, Kate recently sold the house, initially signing
up with another agent. ‘Six months went by with no interest, so I went
to Robin Thomas at Strutt & Parker’s Exeter office. He came to look and
immediately took the reins,’ says Kate. ‘With national press coverage,
photographs and articles, it was sold within six weeks and, through all this
time, Strutt & Parker kept a firm grip on my hand with constant guidance,
interest and efficiency. I cannot speak highly enough of Strutt & Parker.
I suspect their magic runs through all their offices and teams.’

The Home Counties are more often than not the first stop in the country for buyers
moving out of London. St Albans in Hertfordshire, for example, attracts buyers with
its great schools and transport links – a direct line to St Pancras International takes
19 minutes. Spectacular countryside, from the Chilterns to rolling downland to the
north, adds to the area’s allure. Further east, Hertford is a thriving town with a strong
sense of individuality and a train line to the City taking 47 minutes. South of London,
Guildford is a key focal point with superb travel routes (Waterloo is only 34 minutes
away by train) and a highly regarded selection of schools nearby. Proximity to the
Surrey Hills south of Guildford and the leafy London suburbs to the north has a strong
appeal to locals and incomers alike. Mark Jamieson, Strutt & Parker, Guildford

From the breathtaking countryside and picturesque villages of the Cotswolds and
Shropshire in the west to the historic farming and hunting regions of Leicestershire,
Northamptonshire and Rutland in the east, the Midlands offers traditional country life
within reach of the capital. The area is dotted with vibrant market towns: the west has
historic Ludlow and the iconic Cotswold stone of Cirencester, while the east offers
Market Harborough, Oakham and Stamford – demand for properties around these
towns is high. London is just an hour on the train from Leicestershire and less than an
hour and half from Kemble in the Cotswolds. Yet, the countryside of central England
still retains its charm and character. Mark Wiggin, Strutt & Parker, Shrewsbury

The East and South East remain popular destinations for buyers moving out of
London, attracted by the undulating countryside, good commuter services and
established schools. The South Downs National Park has also encouraged buyers
to the region, enticed not only by the villages, but also by the knowledge that nearby
countryside will not be covered in new houses. Steady demand for good properties –
especially for those between £500,000 and £1 million – has underpinned values over
the past year. While the market remains price-sensitive, the buyers are there if the
property is in the right location. Sevenoaks is one of the most desirable towns, due
mainly to its links into the City, excellent schools and sporting facilities, including
one of the oldest cricket grounds in the world. Tim Page-Ratcliff, Strutt & Parker, Lewes

The attractions of the South and South West are legion: outstanding countryside and
coastlines, fine cathedral cities, traditional market towns and villages, great local produce,
and some of Britain’s best-known schools. What many do not appreciate is the accessibility
from London – fast trains from Paddington and Waterloo and the M4 and M5 motorways
make Wiltshire, Dorset, Somerset and much of Devon accessible within two or three hours.
Prices in the west look attractive compared to London. Demand for the best properties
outstrips supply, but accurate pricing is key to successful sales. During the summer of
2012, over half of the houses sold from our Salisbury and Exeter offices achieved a price
in excess of the guide. Andrew Grice, Strutt & Parker, Salisbury

The northern counties have something for everyone. The Northumberland Heritage
Coast and Yorkshire Coast have some of the UK’s finest beaches and three National Parks
are on your doorstep. The region is steeped in history: the ancient cathedral city of York,
the Victorian spa town of Harrogate and the architectural treasures of stately homes and
castles. The area is served by airports at Newcastle, Teesside and Leeds Bradford, while
the direct train from York to London King’s Cross takes about two hours. This attracts
a new type of buyer: weekly commuters dividing their time between the capital and
the north. And as the north/south divide grows, with value ever increasing up north
while London prices continue to rise, now could be a shrewd time to move here.

Along with natural beauty, wide-open spaces and a great quality of life, Scotland also
offers a wealth of affordable country houses and historic properties. Aberdeen and
Royal Deeside attract particular interest due to the superb scenery and the thriving
offshore oil industry, while North Berwick in East Lothian offers beaches, world-class
golf courses and easy travel to Edinburgh. The capital itself offers plenty of cultural
opportunities and is a major financial centre. Realistically priced properties are selling
in a stable market; those within commuting distance of major cities or overlooking
water attract the most interest. As more people work from home, a greater number
of buyers are relocating from London and the Home Counties, buying properties that
would cost double the amount in the South East. Andrew Smith, Strutt & Parker, Edinburgh
