Southwest Florida Land Ventures, LLC was formed for the expressed purpose of taking advantage of an
upswing in the market and joining high net worth individuals who wish to diversify their investment portfolio
with low-risk, high-return real estate investments through a passive approach. The group is managed by Wade Light
and Randy Thibaut. Together, they have decades of real estate experience and invest their own money in transactions,
providing investors with the confidence and security that their investment dollars are well spent.

team specializes in all aspects of asset review,

Randy Thibaut, CEO, is

Randy has been actively involved
in the creation, development,
sales and marketing of residential
and resort developments
throughout the area since 1982.
He has over 20 years in the Southwest Florida real estate
industry with experience in residential and commercial
sales, development, project management and new home
construction, and has personally brokered over a billion
dollars in real estate transactions locally. Randy is a
co-founder and board member for Builders Care, a
non-profit organization started by the Lee Building
Industry Association to provide emergency
construction services at no cost to needy and deserving
elderly and disabled homeowners who cannot obtain
home repairs through traditional means. He also serves
on the board of the Lee Building Industry Association.
Land Solutions, Inc. (LSI) specializes in the feasibility, development, acquisition, and
disposition of land and improved properties, with a strong specialty in both vacant land and
developed home sites and communities. The Land Solutions team specializes in sourcing
and land mining real estate opportunities, packaging assets for investor consideration, asset acquisition and
disposition brokerage, permitting, zoning and entitlements, accounting, investor relations, financial pro
forma and reporting. In addition, the team has established relationships with the area’s finest engineering,

The formation of Southwest Florida Land Ventures LLC is serviced by Land Solutions Inc., an organization

Each investment opportunity is evaluated individually with fees that will vary according to the number of
investors and the complexity of the deal. Southwest Florida Land Ventures LLC earns a Success Fee for the
management and administration of the asset including:

A management fee may be individually assessed for each asset as a minimal expense to cover basic overhead.
Expenses that may also be reimbursed include internal accounting and income tax preparation, financial and
administrative reporting, site inspection expenses, HOA administration, third party final financial review of
LLC, and any necessary property maintenance.

INVESTMENT STRUCTURE
Southwest Florida Land Ventures LLC (“Managing Partners”) has been organized as a high value real estate
venture group with an emphasis in the acquisition of undervalued or distressed land, unimproved or
improved land that may be used for future commercial, industrial, residential or retail use. Our concentrated
market area is limited to Southwest Florida - Collier, Lee, Charlotte, Sarasota and Manatee counties. We seek
property opportunities from distressed and motivated owners and lenders.
Our investor network is made up of high-net worth, private cash buyers who wish to diversify their investment
portfolio with low-risk, high-return real estate investments in the Southwest Florida real estate market
through a passive approach. Furthermore, they have the wherewithal to ride out market conditions in the
event there is a downturn in the market. A typical investment acquired and managed by Southwest Florida
Land Ventures LLC has an asset purchase price between $500,000 and $30 million.
Land investments are sourced with an estimated mid- to long-term hold of three to seven (3-7) years, when
market conditions are best suited for maximum profit potential.
A Limited Liability Company is individually formed as a single purpose entity for each asset and is typically
made up of three to ten (3-10) investors and intended to shield investors from any lawsuits or liabilities
related to each specific asset. This is not a real estate securities or syndication investment.
Each asset would be held for more than one year and one day before being considered for sale to provide
favorable tax treatment through capital gains and prevent ordinary income for investors.
