He graduated from Brigham Young University with a degree in business and began his career in in Salt Lake City, Utah. Gary worked on locating sites for companies such as Smith’s Food and Drug, Safeway, Albertsons and Circle K. In 1976, Gary decided he wanted to come back to his hometown of Boise to start his own development company. Gary started developing small medical office buildings and neighborhood shopping centers and eventually became one of the first developers to build power centers and entertainment complexes anchored by mega-plex theaters. In the last 36 years, he has developed more than 200 different commercial properties in 23 states. Gary was a senior instructor in the commercial investment division of the National Association of Realtors (CCIM). For 20 years he helped develop and teach financial and market feasibility as well as shopping center development classes. He has taught seminars in cities from Miami to Anchorage. Rob Phillips President Robert currently serves as President of Hawkins Companies. He previously served as in-house counsel where his legal work focused on real estate, corporate, and business law areas. Chief Development Officer Jeffery Hess is Chief Development Officer for Hawkins Companies. Jeff has been with Hawkins Companies and its affiliate Hawkins Smith since 1993. Jeff oversees all development operations from site selection to construction. Prior to his employment with our company, Jeff worked for over 15 years as a licensed general contractor in California, and as a construction supervisor for Georgia Pacific Corporation. Colby Halker Development Partner In 1997 Colby Halker began his career in real estate with Hawkins-Smith as a leasing agent for company owned properties. Cannariato, CCIM Brokerage Manager/Partner Steve has been active in the commercial real estate business since 1980. He is also a development partner/owner in several projects. For over 20 years, Steve has been the asset manager of a portfolio of commercial real estate properties located across the state of Idaho. Hawkins Companies — 21 Case Studies Chattanooga, TN Lee Hwy & Hwy 153 In July of 2005 Hawkins Companies tackled another large remodel project by purchasing a worn out center on the corner of Lee Highway and Highway 153 in Chattanooga, Tennessee. Originally a Home Depot turned indoor swap meet; the purchase also included the adjacent strip mall that was 70% vacant. In five months, Hawkins Companies completed a successful remodel of the Home Depot and a major facelift on the shops and site work. Before After 22 — Hawkins Companies Case Studies Anchorage, AK Dimond Blvd & Old Seward Hwy Found in the largest city in Alaska, this shopping center at the corner of Dimond and Old Seward in Anchorage was Hawkins Companies’ largest remodel project. Previously a dilapidated K-Mart building whose main visitors were travelers in RVs looking for a place to spend the night, Hawkins Companies purchased this 21 plus acre site in 2003 and converted it into the bustling shopping center seen today. Hawkins Companies — 23 Case Studies Boise, ID Overland Rd & Entertainment Ave Edwards Spectrum Near Overland Road on Entertainment Drive in Boise, Idaho is one of Hawkins Companies’ favorite projects, the Boise Spectrum. Completed in 1997, this Las Vegas-style entertainment complex lights up the night sky with its seven miles of neon. The main attraction is the Edwards 21 Cinema, the largest theater in the region, and the eight story high movie screen at the Boise IMAX Theater. As a home to great food, entertainment and night life, this complex attracts families from all over the Treasure Valley. 24 — Hawkins Companies Case Studies Portland, OR Johnson Creek Blvd & 82nd Ave Hawkins Companies did their homework on the shopping center at 82nd Avenue and Johnson Creek Boulevard near Portland, Oregon. After building an 111,251 square foot center on 10.61 acres that included three phases and crossed over Clackamas Street with a sporting goods store and Pizza Schmizza on one side of the street and Walgreens, Lamps Plus, Bank of America, CompUSA and Retail on the other, Hawkins Companies applied for permanent financing under the New Market Tax Credit Program. Offered by Key Community Development New Markets LLC, this program is accessible to projects that are constituted as a Qualified Low-Income Community Investment. In doing so, Hawkins Companies obtained financing at an incredibly low interest rate of 3.29%, making this a finacialy successful project. Hawkins Companies — 25 Case Studies Elk Grove, CA Sheldon & Hwy 99 Hawkins Companies prides itself in building successful relationships with quality tenants. The project at Sheldon and Highway 99 in Elk Grove, CA is a textbook example of that commitment. In 1998, Hawkins Companies completed a successful 166,500 square feet fee development for WinCo Foods. Hawkins Companies — 27 Case Studies After 28 — Hawkins Companies Case Studies Boise, ID 9th & Broad St Corporate Headquarters in BoDo In 2007, Hawkins Companies constructed its new corporate headquarters within four separate warehouse buildings located within downtown Boise’s historic Warehouse District. The buildings were initially constructed between 1910 and 1928. Hawkins Companies, while creating a modern office setting within the buildings, successfully preserved and maintained the rustic and historical elements of the existing architecture. By exposing a great deal of the structural elements within the existing ceilings and walls, and incorporating sustainable-based materials for healthy indoor air quality, Hawkins Companies created a working environment which is arguably envied by all who visit. The monumental task was accomplished in the face of a unique and complex floor design lying immediately above two floors of existing tenants. Hawkins Companies’ success demonstrates its ability to confront and improve the complex characteristics of a particular real estate asset to maximize value, in a manner that also meets the demands of its clients.
