THROUGHOUT THE REGION, people are awakening to the charisma of Rogers Park. Its
international flavor, tree-lined streets and extraordinary Lake Michigan beaches are drawing

Located on Chicago’s north side along the beautiful Great Lakes coastline, Rogers Park’s
ethnically-diverse population hails from 82 countries speaking more than 38 languages. The
enclaves of Asian, Caribbean, Latin American and African residents support the burgeoning
economy with a worldwide blend of eateries, retail shops, organizations and businesses.

Mantener el poder
Compromiso y dedicación establecen una sólida comunidad de negocios
DIVERSIDAD, CULTURA, 13 PLAYAS PÚBLICAS y una base económica que esta en
crecimiento hace que Rogers Park sea la comunidad preferida. Pero su gran recurso son los
ciudadanos y personas de negocios como Peter Christopoulos. Desde 1972, Christopoulos
ha participado en el negocio de la familia, el Mercado de frutas de Rogers Park.
Tenia solamente 6 años cuando su papa y su tío abrieron el Mercado de la calle Clark,
el exactamente creció entre las filas del Mercado. Hoy, el mismo maneja el negocio,

clientes como familia en el supermercado del barrio.

que esta operando desde 1969, Ed Buchbinder es segunda generación que maneja el

base para sus clientes. Igual que sus colegas, Cachu esta establecido para una larga y
exitosa vida en Rogers Park.

THE FACES OF ROGERS PARK
Staying power
Commitment and dedication establish a solid business community
DIVERSITY, CULTURE, 13 PUBLIC BEACHES and an expanding economic base make
Rogers Park a community of choice. But its greatest resource is citizens and
entrepreneurs like Peter Christopoulos. Since 1972, Christopoulos has participated in
the family business, Rogers Park Fruit Market. Only six years old when his father and
uncle opened the Clark Street market, he literally grew up among the aisles. Today, he
runs the business, serving shoppers from around the world. It’s a point of pride to
treat customers like family at the neighborhood grocery. “Most we know by face or
name,” Christopoulos said.
Here to stay, the family recently completed a 1,000-square-foot expansion allowing for
the addition of new products to better serve the ethnic tastes of its clientele.
More than 70 food stores are located in Rogers Park. Paulina Certified is another
neighborhood favorite with proven staying power. Family owned and operated since
1969, second generation operator Ed Buchbinder attributes the market’s success to their
ability to grow with the community.
“Businesses have to change to the demographic,” he said. “That’s how you survive.”
While a relative newcomer to the business scene, owner of Good to Go Jamaican
Cuisine, Tony Levy, stakes his future on Rogers Park’s continued growth. Levy opened the
Howard Street restaurant in 2004 and expanded in 2007, with added seating and a bar.
Serving only authentic Jamaican dishes, he returns home regularly to obtain spices and
other ingredients allowing him to create the true Jamaican taste. Levy expects
neighborhood vitality to flourish as community development strategies evolve.
“I can see Rogers Park as one of the communities that really booms,” he said.
Francisco Cachu is eager to help make it happen. Before opening El Rey del Taco three
years ago, he operated a restaurant in Mexico City. Cachu brings the zesty flavors of
Mexico to North Clark Street. His dine-in and take-out business is on the move with
recent interior and exterior upgrades generating a broader customer base. Like his
colleagues, Cachu is settling in for a long and successful life in Rogers Park.
The faces of Rogers Park express the enthusiasm and joy of living in a happening

Construction and redevelopment bring on a new era
ROGERS PARK’S VISION for harmonious diversity is evidenced along its streets where
redevelopment projects are complemented by a colorful blend of cultures. The most diverse
community in the nation, its many assets are drawing increasing interest and long-term
investment in business, housing and cultural infrastructure. A multi-million dollar restoration of
The Morse Theatre is augmenting a vital arts scene. The Morse is one of the few remaining
vaudeville and silent film theatres built in the early 1900s in the Chicago area. Blending history
with sustainability, reconstruction is in accordance with Chicago’s Green Building Initiative and
features a planted living roof. The Morse reopened in 2008 as a concert venue for regional and
national talent. Along with the adjacent Century Public House, a classic pub, the renovation
brings new entertainment options and opportunity for personal and creative growth. The
operating company, Rogers Park Entertainment Ventures, will add theatre, vintage and independent cinema and a wide range of children’s educational and cultural programming in the future.
The vintage Village North theatre is also getting new life. A favorite among movie fans for
its matinees and midnight shows, historical renovation of the old-time movie house on
Sheridan Road will retain movie seating, add six offices and allow for three street-level tenants.
Managing broker and owner of Camelot Realty of America Inc, Rich Aronson, shares the
vision for establishing Rogers Park as an entertainment and cultural destination defined by a
lively mix of venues, street cafes, restaurants, bars and art shops. Aronson’s company is
considering adding to housing options with a $15 million, seven-story building along
Sheridan Road featuring 44 residential units.
Only a short commute from downtown, location is the driving force behind dozens of construction and rehabilitation projects bringing retail and residential opportunities to the community.
The Morgan at Loyola Station (1209 W. Arthur Avenue), which is already under
construction, will consist of about 23,000 square feet of retail on the ground level with 152
apartments on floors two through seven. An additional 10,000 square feet of ground floor
retail and 195 parking spaces will be located across the street at 1210 W. Arthur Avenue.
The building is incorporating various green materials and practices, such as a green roof
terrace and will be seeking LEED certification through the U.S. Green Building Council. The
Morgan at Loyola Station will open for occupancy in May 2009.
As investment redefines the cityscape, Rogers Park proves its worth as an urban gem for a
new generation.

El nombre homónimo de Rogers Park, Philip M. Rogers, compro 1,600 acres a al

HISTORY
Farmland to global village
Planning created enduring appeal
SINCE ITS SETTLEMENT BY NATIVE AMERICANS, Rogers Park’s beautiful setting and
natural resources have attracted residents from around the world.
The community’s namesake, Philip M. Rogers, purchased 1,600 acres from the U.S.
government and settled here in 1834. The area remained mostly rural until the Chicago Fire of
1871. The blaze created a housing shortage downtown, precipitating a migration from the
city’s center into outlying areas. Rogers Park was incorporated as an Illinois village in 1878.
The extension of a rail line contributed to the area’s growth. Construction of large, gracious
homes gave rise to the village’s reputation as a great place to live. Additional rail lines and a land
boom in the 1880s enticed even more people to the area. The village’s well-planned roads, wide
sidewalks and tree-lined boulevards continue to give Rogers Park its unique residential character.
In 1893, Rogers Park officially became a part of the City of Chicago, and with
annexation came public utilities, schools, police and fire protection. Later, elevated trains
and streetcar lines led to another boom—this time in the construction of restaurants,
apartments and theaters during the 1920s and 1930s.
Today, Rogers Park is home to people from all corners of the world and all walks of life.
It continues to be a welcoming community with easy access to the opportunities and
excitement of downtown Chicago. G

Collaborations forward economic progress
DEVCORP NORTH IS BUILDING upon the community’s many assets—diversity of
people, geographic location, successful businesses and economic opportunity. A
nonprofit, multifaceted organization, DevCorp North represents and invests in Rogers
Park’s strengths.
DevCorp North’s extensive Commercial Corridor Plan for Howard Street and Morse
Avenue has provided a renewal strategy that creates a broad mix of shopping opportunities,
enhances public safety, improves the design and appearance of commercial spaces, invests
in culture and education and increases transportation availability. In the years to come,
DevCorp North will keep its hand on the wheel regarding this integral commercial sector.
Some of the specific projects that came out of this process, based on community input,
have resulted in creating the mural on the CTA viaduct on Morse Avenue; offering more
public parking at night, through shared parking for shoppers; tours and information sessions
to recruit new businesses to the neighborhood; and developing more positive evening
activities on Howard Street and Morse Avenue to bring more people out at night. The plan

Business Development
As a delegate agency of the City of Chicago, DevCorp North is creating opportunities for
small businesses and supporting economic development. The buying power in Rogers Park
makes it stand out to businesses looking to expand or relocate. Due to its density, the gross
income of Rogers Park is more than twice the average of the City of Chicago. Even more
significant is that local consumers actually spent more than twice as much as consumers in
Lincoln Square and Bucktown/Wicker Park per square mile overall on the top consumer goods.
DevCorp North supports Rogers Park businesses with direct services and referrals,
including technical support, planning, loan structuring, entrepreneurial training, workshops
and seminars. Rogers Park BizArts networking events, in partnership with rogerspark.com,
are held twice monthly, one breakfast and one evening event. A quarterly newsletter, annual
guide for Loyola University Chicago students, annual business directory, daily email blasts,
special events and annual awards to outstanding local businesses and community partners
are other tools DevCorp North uses to promote local business.

Community Development
DevCorp North capitalizes on Rogers Park’s diversity, historic beauty and lake access,
partnering with other organizations, such as the Rogers Park Community Council, the
Rogers Park Builders Group, the Rogers Park/West Ridge Historical Society and Partners
for Rogers Park to improve quality of life.
The Rogers Park Computer Lab and Technology Center provides business owners and
residents with training in computer and Internet skills and business planning, including
classes in QuickBooks and web design. Classes at the DevCorp North office are taught by
a bilingual instructor in Spanish and English.
The Celebrate Clark Street Festival and various Howard Street mini-festivals are
organized by DevCorp North with the assistance of the community. DevCorp North also
supports the Glenwood Avenue Arts Festival and the annual Artists of the Wall Festival.
Economic Development
Developing a stronger business environment is an important part of creating vibrant
commercial areas. DevCorp North is using the Morse and Howard Commercial Corridor
Plan as a blueprint to foster and direct redevelopment in Rogers Park. The plan, which can
be found on the DevCorp North website, www.rogers-park.com, contains initiatives that
are already having a noticeable impact on Morse and Howard.
Initiatives include business recruitment campaigns, developing and promoting a façade
improvement program and assembling a task force to address owners of buildings in need
of improvements, among many others.
DevCorp North promotes the economic development within the Sheridan-Devon Tax
Increment Financing (TIF) district by supporting the Small Business Improvement Fund.
DevCorp North also administers the Howard Street and Clark-Morse-Glenwood Special
Service Areas (SSA), providing 11 miles of commercial streets with services ranging from
marketing and promotion to sidewalk sweeping and snow removal. The SSAs also provide
ongoing resources to continue economic development.
The newly reinstated Planning and Development Committee makes sure that the
community’s point of view is heard by reviewing proposed developments in the neighborhood.
This committee also undertakes long-term planning initiatives, including a Developers’
Handbook for the neighborhood (including design guidelines); creating a Bad Buildings Task
Force to deal with troubled commercial buildings; evaluating the current zoning of the
neighborhood’s commercial districts; and generally working to improve the condition of the
commercial districts so that Rogers Park remains a great place for both residents and visitors.
When it comes to business, community and economic development, DevCorp North
provides answers, influence and incentive. G
