SECTION 11 31 13 - RESIDENTIAL APPLIANCES PART 1 - GENERAL 1.1 1.2 SUMMARY A. This Section includes the following: 1. Cooking equipment, including microwave ovens. 2. Dishwashers. B. Related Sections include the following: 1. Division 23 Section for plumbing connections to residential appliances. 2. Division 23 Section for drainage plumbing connections to residential appliances. 3. Division 23 Section for kitchen sinks. 4. Division 26 Section for services and connections to residential appliances. SUBMITTALS A. 1.3 1.4 QUALITY ASSURANCE A. Installer Qualifications: An experienced installer who is an authorized representative of the residential appliance manufacturer for both installation and maintenance of appliances required for this Project. B. Electrical Appliances: Listed and labeled as defined in NFPA 70, Article 100, by a testing agency acceptable to authorities having jurisdiction. C. UL and NEMA Compliance: Provide electrical components required as part of residential appliances that are listed and labeled by UL and that comply with applicable NEMA standards. D. Energy Ratings: Provide residential appliances that carry labels indicating energy-cost analysis (estimated annual operating costs) and efficiency information as required by the Federal Trade Commission. DELIVERY A. 1.5 Product Data: For each appliance type required indicating compliance with requirements. Include complete operating and maintenance instructions for each appliance. Deliver appliances only after utility rough-in is complete and construction in the spaces to receive appliances is substantially complete and ready for installation. WARRANTIES A. General Warranty: Special warranties specified in this Article shall not deprive Owner of other rights Owner may have under other provisions of the Contract Documents and shall be in addition to, and run concurrent with, other warranties made by Contractor under requirements of the Contract Documents. B. Special Warranties: Written warranties, executed by manufacturer of each appliance specified agreeing to repair or replace residential appliances or components that fail in materials or workmanship within specified warranty period. 1. Microwave Oven: Five years limited warranty, including parts and labor for first year and parts thereafter for on-site services on the magnetron tube. 2. Dishwasher: 10-year warranty against deterioration of tub and door liner. PART 2 - PRODUCTS 2.1 PRODUCTS AND MANUFACTURERS A. Products: Subject to compliance with requirements, provide one of the appliances indicated for each designation in the Residential Appliance Schedule at the end of Part 3. 1. Provide products of one of the following manufacturers that match the features and quality of the Basis of Design product. PART 3 - EXECUTION 3.1 EXAMINATION A. Examine roughing-in for plumbing, mechanical, and electrical services, with Installer present, to verify actual locations of services before residential appliance installation. 1. General: Comply with manufacturer's written instructions. B. Built-in Equipment: Securely anchor units to supporting cabinets or countertops with concealed fasteners. Verify that clearances are adequate for proper functioning and rough openings are completely concealed. C. Freestanding Equipment: Place units in final locations after finishes have been completed in each area. Verify that clearances are adequate to properly operate equipment. D. Utilities: Refer to Divisions 23 and 26 for plumbing and electrical requirements. ADJUSTING AND CLEANING A. Test each item of residential appliances to verify proper operation. Make necessary adjustments. B. Verify that accessories required have been furnished and installed. C.
