Who's ready for the pool to be open? It's almost Friday May 25th, and I bet the kids can't wait!
Please make sure you are current on dues and have a pool tag to use the facilities. Our monitors
have the most current info on who is and who is not allowed to use the pool. They will turn people
away if WPW records show a resident or an owner is delinquent on their dues. Replacement pool
tags are $15 each( cash or check only) and are available from the pool monitors. The Pool and
clubhouse will be open 10am-10pm daily beginning Friday May 25th @ 10am.
WPW’s Annual Homeowners’ Meeting will be held Thursday June 14th at 6:30pm in the clubhouse.
Primary order of business is to nominate candidates for and elect them to our 2012-2013 Board of
Directors. Even if you cannot commit to serve on the board, your ideas and comments on how
things are running are always considered and appreciated. Once again this year we’ll have pizza
and drawings for three $25 gift cards at the meeting. It’s a great opportunity to meet your neighbors
and get involved with your community.
If you cannot attend the Annual Meeting on June 14, please turn in your proxy to the management
office as soon as possible. We appreciate your help in avoiding a second costly mailing!

Summer Activities and Being a Good Neighbor
Ah, yes...nice weather = open windows + noise outside at hours that are NOT OK.
While noise complaints are often associated with the activities of children, adults can
be at fault as well. WPW Rules & Regs require that all residents and their guests turn
down the volume on entertainment systems as well as their voices, and/or any
musical instruments, especially if they’re on their balconies or patios, on or after
10pm nightly. Children yelling and crying, regardless of whether they’re on the
common areas or running around without supervision at any time, are annoying to
other residents. If you and/or your children are out and about prior to 10pm, please
act as though it’s after 10pm. WPW Rules & Regulations available at the Clubhouse and also
online at wpwhoa.net. Sections B.3, B.12, B.13 and B.18 are pertinent to the noise and nuisance
issues that have come to the attention of the Board of Directors.
WPW Pool Rules -- Summer 2012
WPW DUES must be current. Homeowners who are delinquent in their dues and/or tenants of
delinquent homeowners may not use the pool or clubhouse. See the Rules and Regulations booklet
Rule “E.5”. If there is any discrepancy or disagreement, please contact the Property Manager on the
next regular business day to correct the WPW records. The monitor is unable to do this for you.
POOL TAGS must be shown to use the pool and/or clubhouse. There is one (1) tag issued per unit.
If you are a tenant, your owner or his property manager must supply you with a tag. Only
owners can buy a tag for $15.00 from a pool monitor. You must show a valid Colorado driver’s
license or ID to purchase a tag. Only cash payments or checks are accepted. To enter the pool area
you must show your tag to the pool monitor and sign in the black book at the registration table.
PLEASE PRINT YOUR FULL NAME, CHECK WHETHER YOU’RE AN OWNER OR A
TENANT, PRINT YOUR ADDRESS, THE TIME AND THE DATE. You do not have to sign out.
PROPER ATTIRE IS A SWIM SUIT. NO PLAY SUITS, CUT-OFFS, SHORT JEANS,
STREET CLOTHES, T-SHIRTS AND REGULAR SHORTS. You may wear a T-shirt over your
swim suit as long as the T-shirt is not full of holes, torn or frayed. Please wash off excessive suntan
oils or lotions before entering the pool. Persons having infectious diseases, open sores, cuts or
wounds, or recent vaccinations should not use the pool.
INFANTS MUST WEAR POOL-SAFE SWIM WEAR. Parents must show the monitor the swim
wear before putting the child into the pool. In the case of any fecal contamination, the parents of all
infants in the pool area at the time shall pay the expenses of the super-chlorination required by “the
accident” per R&R Rule F.4.
CHILDREN UNDER 14 must be accompanied by a parent or responsible adult (18 years or older)
when in the pool area.
PARENTS MUST WATCH THEIR CHILDREN AT ALL TIMES. Pool Monitors are not
babysitters or lifeguards.
GUESTS MUST BE ACCOMPANIED BY THEIR OCCUPANT HOST. Maximum of 5 guests
during the week; 3 guests on the weekends and holidays.

ROCKS LOUD STEREO SYSTEMS SMOKING
GLASS
ONLY NON-BREAKABLE BEVERAGE CONTAINERS ARE ALLOWED.
COOLERS WITH GLASS IN THEM MUST BE KEPT OUTSIDE THE POOL
AREA.
PLAY EQUIPMENT EXCEPT INFLATABLE TOYS OR OTHER TYPES OF
FLOTATION DEVICES, PROVIDED THEIR USE DOES NOT INTERFERE WITH
OTHER PERSONS IN THE POOL
RUNNING, PUSHING, AND OTHER TYPES OF HORSEPLAY, SPITTING, OBSCENE
LANGUAGE, AND UNNECESSARY SPLASHING ARE PROHIBITED. PLEASE COMPLY
WITH THE POSTED SIGNS REGARDING SAFETY RULES.
The swimming pool may not be reserved for private functions.
Mailbox Kiosk Update
WPW is pleased to announce the kiosk is in the final phase of construction. By the time you get this
newsletter, the kiosk will be 95% done and just waiting on inspections and the proprietary locks
from the post office. We currently estimate the new kiosk will open for mail delivery near the end
of May. Look for more information to come regarding the grand opening. Meanwhile please
continue to pick up your mail at the clubhouse. One important note, once the pool opens for the
summer (May 25), packages must be picked up at the office during regular business hours, not the
clubhouse. When we make the transition from the old kiosk to the new, all mail currently inside of
your box will be transferred to your new box, ensuring a seamless conversion.
New mailbox keys are ready and available for pick-up between 9:00 a.m. and 5:00 p.m. at the WPW
office. Please come by the office as soon as possible to obtain your new keys (a photo ID is
required). Every unit has 3 keys. Each offsite owner is required to let us know if their tenant is
approved to pick up the keys on behalf of the owner. If you are an offsite owner having your
tenant pick-up keys, please call the office (303-773-9383) as soon as possible to let us know how
you want your keys distributed.
NEW MAILBOX KEYS WILL NOT WORK IN THE OLD MAILBOXES. You will be advised when mail is
delivered to the new mailboxes. Continue to use your old mailbox key to retrieve your mail from
your old mailbox at the temporary clubhouse location.
As usual WPW and WPD will advertise the event on the internet and in the
newspaper, as well as distribute fliers on both properties. Do your spring
cleaning, grab your blanket, table, knick-knacks or usable items and
clothing. It's time for getting spring dollars to help you celebrate summer.
And, yes, the sprinklers will be turned off.

Hello WPW community residents! Here's the 'buzz' this month:
EXCITING NEWS

Condo Carpets Cleaned! Smell something fresh in the hallways? WPW just had the carpet
professionally cleaned in all eleven condo buildings. Another example of your BOD’s
dedication to making WPW a good place to live.

Summer Projects. With the mailbox kiosk project entering its final phase, the Board of
Directors is excited to announce some upcoming summer projects. In addition to ongoing curb
appeal projects mentioned below, we are starting the process of obtaining asphalt bids as well
as concrete bids for the V-pans in our E Quincy Ave driveway between the east and west
entrances. Look for additional updates soon.

Curb Appeal Projects. The maintenance team continues their work and has done a great job
keeping the property looking top notch! We completed a couple smaller curb appeal projects
along the north side of 7495 E Quincy as well as on Princeton. These projects included
replacing the railroad ties with century block and planting new shrubs. The board
continues to evaluate new projects for the curb appeal budget so keep your eyes open for
improvements all summer long!
IMPORTANT REMINDERS

This month's flier is our ANNUAL MEETING PROXY. All WPW Homeowners will
receive a mailing approximately May 29th regarding our annual meeting on June 14th. Per the
WPW By-laws, to hold the meeting we are required to have 25% of our community's
owners either in attendance or via proxy submitted to the office by June 14th. Even if you
are planning on attending, please fill out the proxy for us to have on file in case something
comes up and you cannot attend. If you are able come, you can always retrieve your proxy. By
taking time to do this you help us keep costs down and avoid additional mailings at additional
expense to all homeowners. Last year was the second consecutive year we received enough
proxies on the first call. Let’s continue the trend!

Condo Air Conditioning turned on! Our commercial HVAC company was out last week to
switch the condos from heating to air conditioning. If you are having problems with your
thermostat or blower fan, please note these are homeowner issues, not HOA issues. The
HOA is responsible for maintaining the boilers and chillers; while the individual homeowners
are responsible for maintaining their air control units located behind the false door in the
hallway closet. We have multiple HVAC vendors on our preferred vendor list and are
happy to make recommendations to you.

Slips and falls at the pool. Since the pool will open soon, I just want to remind everyone to
wear appropriate footwear and always walk when in the pool area. Please remember the
pool area is used at your own risk and the pool deck may be slippery at times when wet. For
the safety of our community, we installed rubber mats around the corner of the pool
where the stairs are. An ounce of prevention is worth a pound of cure!

Litter around the complex. Our staff has noticed an increase in litter around the complex.
Set a good example for your children and others by picking up your own trash. Remind your
children to pick up after themselves. This helps all of us maintain our pride in our
community at its highest level. If you notice a problem area, please report it so we can send
letters to the appropriate homeowners.

Kids (and some adults) on the rocks. One of the curb appeal improvements just completed
was the removal the brown fencing around the clubhouse as well as aronud the 74xx and 76xx
condos. To preserve our new cleaner look, please stay off the rocks. This applies especially
to the adults we've seen walking on the rocks by the clubhouse on the way to pick up their mail.
Loose rocks kicked onto the sidewalk are a tripping hazard. Also the rocked areas
between the 73xx condo buildings are part of a drainage system, not a throughway.
Please refrain from walking on the rocks between those buildings to prevent damage to
the French drain. The residents living in the ground floor 73xx units appreciate your
cooperation in keeping their homes safe and dry.

We continue to work on our Preferred Vendor List and are excited to announce this months'
'preferred vendor': Kyle Hollemans with Farmers Insurance, 303-317-3334. Recommended
by a resident, he provides coverage for all your insurance needs! Living in a condo/town
home brings special homeowners and renters insurance requirements, such as having
HOA 6 coverage. Kyle specializes in meeting those needs. Please let us know if you have a
vendor that provided you with superior service!
I look forward to seeing all of you at the Annual Meeting, June 14th (the second Thursday, not the
fourth as usual) at 6:30pm. We are so lucky to have our amazing staff, but most importantly the best
residents! We have office hours Monday - Friday from 11:00 a.m. to 1:00 p.m. and again 3:30 p.m. 5:00 p.m. as well as by appointment. We are here to assist you however possible.
WPW Beautification Program, aka Curb Appeal, Resident by Resident
While the HOA is responsible for the bulk of this program, many of our residents also exercise their
green thumbs in planting flowers and decorative foliage on their balconies, patios or walkways.
Condo owners living on the second and third floors are urged to put drainage saucers or trays
under their planter boxes and pots to prevent water from dripping onto the balconies below them.
Townhome residents should take care that their walkways and stairs are not obstructed by flower
pots and decorations. Keeping the public access to your unit open and unobstructed is for the safety
of all your guests and delivery persons.

Wildlife Hotline
Denver Natural Areas Program staff has created a “Wildlife Hotline” in an effort to increase response
time to comments, reported sightings, and/or issues, that the public may have with wildlife
citywide and in Mountain Parks. The hotline phone number is 720-913-0630. This is especially
important to WPW residents due to the recent coyote, fox and raccoon sightings in our
neighborhood.
