Prague will have a stand in A2 hall and it is willing to present itself as an attractive 21st century city, which, aside from being a good place to live, remains an interesting investment destination as it has a lot to offer. In addition to its position in the middle of Europe, it boasts well-developed infrastructure, a genius loci and a qualified workforce. At this year´s Expo Real, Prague has decided to focus its effort to present projects for revitalization of two formerly iconic Prague´s marketplaces, which are currently listed buildings. One of them, the project for restoration and reconstruction of the Old Town Marketplace, is situated in Prague 1, while the other, revitalization and development of the Holešovice Marketplace, can be found on Bubenské Waterfront, Prague 7. The developers Central Group and Unibail-Rodamco have decided to stage joint exhibitions together with the City of Prague, as well as Equator European Architects, an international network of European architectural studios represented in Prague by Casua Studio. The core of the accompanying programme at the stand is Prague reception which is held on Tuesday 6th October at 4 pm. After the official presentation at the Prague stand, held for business partners and investors, who will receive a welcome from Eliška Kaplický Fuchsová (City of Prague Counsellor and Chairwoman of Committee for Culture, Heritage, Exhibitions, Tourism and International Relations), there will be an opportunity for networking. Restoration of the Old Town Marketplace and the Holešovice Marketplace to their former glory Prague is planning to return the building of the Old Town Marketplace to its original state from the end of the 19th century when it served as a marketplace for people living in the Old Town. Accordingly, it will be restored to the original architectural concept of a basilica hall of considerable dimensions, full of market stalls. As a part of the reconstruction programme, the exterior of the building will be also refurbished and some logistics and parking facilities will be developed. Responsibility for the reconstruction of the building, in accordance with project documentation approved in advance, along with follow-up operations in the building will be assigned to a winning contractor at its own expense under a licence agreement. As for the Holešovice Marketplace, which, being built in the same century, is also a listed building, Prague is set to revitalize its huge area, where 30 buildings and tens of stationary stalls are currently located. The intention is that the Marketplace should attract a wider spectrum of visitors, being an asset to all people form Prague, in addition to those from Holešovice. The complex should certainly serve especially its market function, which will be, however, combined with other functional units, such as catering, cultural and sports facilities. At the heart of the entire complex, there will be two central squares. One of them will provide space for traditional markets, social functions and cultural events, whereas the other one, being located in front of a former water tower, the highest building of the entire complex, will be a place for rest and relaxation, complete with green vegetation, a water area, a restaurant and an observation tower. Co-exhibitors´ projects: From residential facilities to shopping centres Also, visitors to the Prague stand can familiarize with projects conceived by the City’s co-exhibitors. Architectural studio Casua is set to exhibit its projects in the City of Prague (e.g. the Galerie Myšák multipurpose complex in Prague 1, residential projects ByTy Malešice in Prague 10, Zelené Město in Prague 3, Rezidence Korunní in Prague 10, Karlínské dvory in Prague 8), along with attractive foreign projects implemented by the other studios associated in the network of Equator European Architects, whose members also include Casua. Central Group is prepared to present its residential projects in a wide range from classy apartments in the very centre of Prague (Rezidence Park Nikolajka, Prague 5) and luxury apartments in the wide centre of Prague (Residence Garden Towers, Prague 3) to residential schemes in Prague 7 (Vltavská vyhlídka), Prague 9 (Letňanské zahrady) and Prague 10 (Javorová čtvrť). Moreover, Central Group´s portfolio presented at Expo Real includes commercial space located in residential areas, along with warehouses and offices for lease. Unibail-Rodamco will exhibit its successful projects for shopping centres in the City of Prague: Centrum Chodov and Centrum Černý Most, which – having opened in 1997 – was the very first shopping centre in the Czech Republic. After significant modernization and extension it opened again in 2013 as a supra-regional centre of new generation and it has collected numerous awards. Already in 2013, it won the competition considered the most prestigious in its field, "Best of Realty" while receiving an exclusive award as the best Czech project of the year in the category “Shopping Centres”. Also Centrum Chodov is undergoing expansion at the moment: after its completion at the end of 2017, the shopping centre will expand its floor area by about a third to more than 100,000 m2 in total. The list of Czech cities attending the fair also includes the City of Ostrava, which will have its separate exhibition together with the Moravian-Silesian Region in C1 Hall. THE CITY OF PRAGUE´S PROJECTS PRESENTED AT EXPO REAL 2015 THE OLD TOWN MARKETPLACE: RESTORATION AND RECONSTRUCTION Built in the year 1894, the Old Town Marketplace is a listed building, a part of the “Prague Heritage Zone”, located in Rytířská Street, Prague 1. It was originally an indoor marketplace, designed to provide service to people from the Old Town; however, the building was converted to a self-service shop in the second half of the 20th century and its interior was rebuilt in an unsatisfactory manner (its interior structure was hidden by ceilings and vacant interior space was divided). The building currently houses a supermarket, along with several rather small retail and service establishments. The appearance of the Old Town Marketplace is unattractive and the place fails to serve its purpose, which is why the City of Prague aims to reconstruct the building. It is envisaged that all the unoriginal elements will be removed and the building will be restored so that it can serve its original purpose as a marketplace. What is intended to be restored is, first and foremost, the original architectural layout concept of the marketplace as a basilica hall of considerable dimensions, with the main transept crossing an octagonal dome and a lantern at their crossing. Market stalls, arranged parallel with the grid lines of the load-bearing cast-iron structure on the first floor, will be divided by aisles and the space below the main transept and the dome will remain vacant to enable people to walk along. Aside from the stalls, there will be two catering facilities which, in addition to selling products, can provide customers with opportunities to taste and consume them. As a part of the reconstruction programme, the exterior of the building will be refurbished and some logistics and parking facilities will be developed. An economic and legal analysis of all the options available has indicated that, in terms of the restoration of the Old Town Marketplace, the best solution is to assign responsibility for the reconstruction of the building in accordance with project documentation approved in advance of the building, along with follow-up operations in the building to a winning contractor at its own expense under a licence agreement. Future interior of the Old Town Marketplace Designed by SGL projekt, s. r. o. THE HOLEŠOVICE MARKETPLACE: REVITALIZATION AND THE DEVELOPMENT OF THE SITE The complex of buildings of the Prague Marketplace, also known as Holešovice Marketplace, was built between 1894 and 1895 to meet the needs of the Central Slaughterhouses of the Royal City of Prague. This construction began when a provincial bill had been passed, imposing a statutory duty to slaughter animals nowhere but in municipal slaughterhouses. The complex was built under supervision of Senior City Engineer Josef Srdínko, who also designed the building of the Stock Market with an inn. The company of the Central Slaughterhouses of the City of Prague in Holešovice was forced into liquidation in mid-1951; however, this complex was not replaced by new meatpacking plants in Libuš and Čakovice until the early 1980s. The production was eventually stopped in 1982 – 1983 and the Prague (Holešovice) Marketplace was established on its original site. The entire complex, located at the edge of the “Prague Heritage Zone”, has been preserved as listed buildings of the Czech Republic. The Marketplace currently consists of 30 brick or partially brick buildings and tens of stationary stalls. As for the buildings, they vary considerably as some of them are in a dilapidated condition whereas the others are in a good state of repair. What looks particularly dilapidated is the street-level space, including the south and north entrance areas. The complex houses buildings and stalls serving various purposes, along with numerous premises that have been left vacant. Moreover, the distribution of particular functions seems rather haphazard. The City of Prague´s intention is that the Marketplace should attract a wider spectrum of visitors, being an asset to all people from Prague, in addition to locals from Holešovice. The complex is also easily accessible to those living outside the capital. Furthermore, a number of benefits inevitably arise from lying in proximity to business centres, which generate huge numbers of prospective customers. These centres are located in Bubny, where future development areas can be found, and Karlín, from where a footbridge spanning Štvanice Island is under consideration. Admittedly, marketplaces do have a primary market function which should be served, but useful additions to their functions certainly make the area more attractive. A great variety of individual functional elements and a comprehensive range of choices are to guarantee sustainability of the entire complex. According to the City representatives, the marketplace will combine well with areas designed for catering, cultural and sports facilities. These functions are distributed across the complex and located in accordance with their particular type, condition and the location of individual buildings, stalls and areas. This explains why the site would be imaginarily divided into four segments, each of them with a distinctive function. It is envisaged that the north-west segment will host, first and foremost, farmers´ markets, along with handmade product markets, and the south-western segment is where catering facilities will be in the majority. In the north-east and south-east, you will find wholesale businesses and cultural/sports facilities respectively. The proper functional zoning of particular buildings and areas is the most significant factor as it will, together with the correct categorization of individual functions, determine whether the complex will prove effective on a day-to-day basis and sustainable in a long-term horizon. Also, the revitalization of the space along the north-eastern axis between the two main entrances into the Marketplace is high on the agenda. It is envisaged that the central shopping mall will be situated parallel with this axis. The design of the entrance piazzettas will be architecturally reappraised. There will be two parallel malls with modern kiosks – boutiques, whose tidiness and uncompromisingness will receive a special emphasis. In view of this, the entire mall will look well-arranged and airy, in comparison with the existing state. Furthermore, at the heart of the entire complex, there will be two central squares. One of them will provide space for traditional markets, social functions and cultural events, such as feasts on the occasion of hog killing, concerts, performances, and public events (ice-skating rink), whereas the other one, being located in front of a former water tower, the highest building of the entire complex, will be a place for rest and relaxation, complete with green vegetation, a water area, a restaurant and an observation tower. The entire complex would grow even more attractive if the districts of Holešovice (near the southern gate into the Marketplace) and Karlín were linked via a footbridge over the Vltava River. In the circumstances, visitors to the Marketplace and Holešovice, being provided with easier access, could take advantage of every opportunity offered by this “green island”. Numerous designs for this footbridge have been created, however, none of them has been implemented although it would be certainly a considerable asset to the wide area. DETAILED INFORMATION ON PRAGUE PRESENTATION AT EXPO REAL 2015 THE ATTRACTIVENESS OF PRAGUE FOR INVESTORS Prague, which in the long term produces almost 25% of the GDP of the Czech Republic, has for a long time maintained good ratings (Moody’s A1 and Standard & Poor’s has even improved its rating to AA- in 2014). The city administration intends in the future also to assist in the growth of the Prague economy by purposefully directing its decisions and financial resources into supporting the city’s attractiveness and into the improvement of general business environment. Prague’s continued attraction for investors is also confirmed by the appraisals of important consultancy and real estate firms. For a long time, Prague has had a prominent position among the post-socialist cities and it doesn’t lag behind most of the major European cities. Its very well appraised attractiveness factors include, in particular, cost of labour, level of rents of office spaces (good value for money) and the climate government creates for business. Respondents also identified some problems, for example in the area of external transport links, which, however, together with city transport, remain the chief priority for both the Prague budget and that of the whole Czech Republic. An example of a crucial solution is the opening of more than 20 km long section of the Prague’s city ring-road in south-west segment of the city, which has become a significant contribution to road transit traffic. Another example is the modernization and increasing capacity of Václav Havel Airport Prague. This year, the new section of metro on the line A has been opened, and also the largest system of city road tunnels in Europe, named as Blanka, should be opened. Attractiveness of Prague can be also demonstrated by a high representation of multinational companies operating in various branches of advanced business services - according to the Institute of Planning and Developing Prague (IPR) analysis, 65 out of 100 monitored global companies were represented in Prague in 2010 (i.e. more than in Vienna, Berlin or Budapest). City leaders are aware that there is an increasing competition on the “market of metropolises”, at least within the context of Central Europe. Therefore, measures have been taken leading to working out a new marketing strategy presenting opportunities available to investors. The intention is to establish the brand of the city as a location offering stability, satisfaction and certainty. REAL ESTATE MARKET IN PRAGUE The Prague real estate market segments (housing, office and retail spaces, industrial and logistics warehousing market) are considered stable and perspective. Most of them have shown re-growth due to improving economic situation in the recent period. This manifests itself mostly in demand and construction activity. In addition to the renowned and unique world brands and high-quality services, Centrum Chodov offers a wide range of entertainment and leisure activities through specific events for the public. It won great popularity soon after opening and became a shopping destination number one in Prague. Centrum Chodov is currently undergoing extensive extension, under which was already in January 2015 opened a new office building with two floors with an area of 1,600 m2 and the ground floor of 574 m2. The building provides space for corporate offices and facilities offering services and refreshments. After the complete extension is finished, the shopping centre will expand its floor area by about a third to 100,286 m2 in total. Visitors can look forward to the end of the year 2017: the shopping centre will offer 296 shops, the highest number among Czech shopping centres, and parking facilities for more than 3,400 cars. EXPO REAL 2015 – INFORMATION ABOUT THE TRADE FAIR EXPO REAL, the International Commercial Property Exposition, focuses on business networking across the world of international and interdisciplinary projects, investments and finance. Traditionally held in the New Munich Trade Fair Centre in October, it is attended by cities and regions, as well as banks, investors and investment funds, developers, construction companies, architects, designers and consultants. Last edition of the fair attracted 36,900 attendees from 74 countries who exhibited at 1,653 stands located in 6 halls on total area of 64,000 m2. The Czech Republic ranked eighth among the countries with the highest number of attendees last year. Expo Real is - thanks to its venue, scope and focus of the event – an extremely effective global real estate forum for the exchange of experience and negotiations with the existing and prospective business partners, along with providing opportunities for learning about the latest trends emerging on the world property market. Thus, the Czech municipalities (Ostrava, Prague, and the representatives of regions) regard their annual exhibitions at the fair as particularly vital for getting into the limelight and networking on the competitive market of European cities and regions, in addition to providing a major boost for well-considered and systematic work with investors. The three days of the fair´s events will be literally packed with a great variety of conferences, lectures, and round-table discussions, which are expected to be approximately 80 in number, along with speeches delivered by 400 participants. The principal programme consists of four discussion forums. The Investments Locations Forum will provide a platform for international experts, who will assess the potential and risks inherent in property and investment markets in Europe, Asia and North America. The central theme running through all the four discussion forums is digitalization. Experts in this field will be discussing its various aspects, along with opportunities, risks and challenges for real estate professionals, in connection with digitalization. As an illustration, the issues of increase in the quality of housing, implications of online shopping for the retail property market and the city life, the changes in the workplace environment will be under discussion, along with how the so-called Big Data should be used as an effective tool for real estate business. Moreover, the broad conference programme will include the Intelligent Urbanization Forum, which – being held at Expo Real for the first time – is based on a forecast that two thirds of the global population will have been living in cities by 2050. The extraordinarily rapid process of urbanization is behind enormous requirements on “smart cities” and their ambitions to apply principles of sustainable development.
