Access Statement for Eden House B&B, Pickering Overview Eden House B&B is a Grade II listed Georgian cottage Bed & Breakfast, situated within a few minutes walk from the centre of Pickering on Eastgate, the A170 road to Scarborough. Whilst we aim to cater for the needs of all our guests, there are some features of our cottage which might make access difficult for people with limited mobility. The following Access Statement gives an honest summary of our accommodation and is aimed at providing our Guests with as much information as possible about the layout of Eden House B&B. There are photographs of our bedrooms on our web site, and a description of the facilities available. Public Transport / Taxi: The nearest national railway station is at Malton about 8 miles away. There is a regular bus service to Pickering from Malton Train Station, and you will also find a taxi rank. There is car parking available at the rear of Malton Station, which is Pay and Display. The Station is part of the main East Coast line, with regular services from Malton to York, Scarborough, Leeds, Manchester, Liverpool, and connecting Towns & Cities. Pickering railway station is home to the North York Moors Railway, and is about an 8 minute walk away from Eden House. The steam railway runs regular services during Spring and Summer, from Pickering, Goathland, Grosmont and Whitby. There is a bus station situated in the Centre of Pickering, near the Tourist Information Office, and there is a main bus stop located just a couple of minutes walk from Eden House, on Eastgate. We can provide telephone numbers for local taxi companies should you require to make an advance booking. Arrival & Car Parking To ensure that your accommodation is ready for you, we ask that guests do not arrive before 4.00 p.m., and ensure arrival by 6.00 p.m. at the latest. Other arrival times may be possible by arrangement. Please advise us of your anticipated arrival time so that we can make sure we are here to welcome you. Eden House has ample car parking spaces for our guests, to the rear of the property. Access to the car park is via Outgang Road, just off the A169. There is also unrestricted parking along Eastgate directly in front of Eden House. Access to our car park is via a wide, five-bar gated entrance, which is marked by an Eden House sign. The car park surface is gravel and has a walled and hedged side. We ask that guests park in the marked spaces along the hedged side, to ensure access and egress for all. Guest parking spaces are marked by a sign with a Green background and white text. Although our car park is private property and gated, we cannot accept any liability for any vehicles or property left in our car park, this is done so at the owners risk. Page 1 of 5 Access Statement for Eden House B&B, Pickering From the car park, entrance to Eden House is via our large walled garden. Entrance to the garden from the car park is via a single wooden gate (87 cm wide), onto a path, which leads up to the rear of the house. It should be noted that the garden is quite long (approx. 80 meters from gate to back door), therefore, it may be preferential for guests to check in and unload at the front of the house, or check in before unloading luggage from the car park, when we will give assistance with bags and luggage. From the rear entrance of the house, there is a small single step down (11 cm) into the doorway and you will find a bell to ring for assistance. Entrance is via a wooden stable door, through the entrance hall to the Guest Sitting Room / Reception. Assistance with luggage will be offered by us, upon arrival. Main Entrance & Reception The main, front entrance to Eden House is from Eastgate, number 120, which has an Eden House B&B sign above. The front of the cottage is accessed by a narrow cottage doorway (82 cm) , which opens into a small entrance porch, with an initial step down (10 cm) into the entrance porch, and a second small step down (10 cm) to the entrance porch glass panelled door (width 77 cm). On arrival please ring the doorbell, which can be found on the outside door-frame on the left-hand side. The floor and steps in the Entrance Porch are tiled and have door-mats for guests to wipe their feet. We ask that guests remove dirty or muddy shoes or walking boots. The glass panelled door opens into the Reception Area and Guest Sitting room. The room is carpeted for guests comfort. Guests are asked to ensure foot-ware is clean before entering the house and that muddy walking boots or shoes are left at the doorway. Guests will be provided with a latch key to both front doors (the entrance porch door and the main front door). The entrance is well lit at night by external and internal lighting from dusk onwards. Guests are ask to leave doors as they find them and ensure that both front doors are pulled/ pushed shut behind them. All our entrance / egress doors are fitted with easy access latches. A key would not be needed in the event of evacuation to exit the property Public Areas - Hall, Stairs, Landing & Dining Room The Guest Sitting Room and Dining Room are on the ground floor of the cottage, and are fully carpeted throughout. The entrance to the dining room is through an open arch-way off the Guest Sitting room/ Reception area. The lighting in both rooms is adjustable with dimmer switches. The dining room is laid out with 3 tables, but the table arrangement is flexible for guests wishing to sit together. Guest Sitting Room: We provide a sitting room furnished with a two seater sofa and two occasional chairs, and a window seat. There is a book-case on which we provide written reference materials regarding the local area, walking, cycling, and a selection of novels for use by guests. We ask that materials are not removed from the B&B, so that all guests can make use of these. We provide a number of board games, and cards for use by guests. The sitting room is heated by central heating and a log burning stove (colder months only). Guests should not use or touch the log burning stove when it is lit. We provide guests with a complimentary glass of Sherry or Port to enjoy while relaxing. There is a table lamp, which is set on a timer and will go off in the later evening. Light switches for the sitting room are located to the left of the glass entrance door, next to the book-case, and at the foot of the staircase. Bedrooms and Staircases: The light switch for the Staircase and landing is situated at the foot of the stairs on the wall to the left. There is also a light switch from the top landing next to Room 3. Page 2 of 5 Access Statement for Eden House B&B, Pickering Eden House B&B has 3 generously proportioned bedrooms, all with en-suite facilities. We have 1x Double Room, 1 x King-Size Room, and a Twin bedded room (2 x single beds), which can also be made up to a Super –King-Size bed. Due to the old age of parts of the cottage, some of the floors are slightly uneven. All rooms of Eden House B&B are non-smoking. All our bedrooms are located on the first floor of the cottage, with access via a staircase from the Guest Sitting Room. The foot of the staircase is 80 cm wide, there is a half turn after 2 steps, where the staircase widens to 83 cm, followed by a further 9 steps to the first floor landing where the guest rooms are situated. A wooden banister runs up the right hand side of the staircase, with the left hand side being solid wall. At the top of the staircase, Room 1 is located to the left with two small steps up to the bedroom door. Rooms 2 and 3 are located to the right of the top of the staircase. There is one small step up onto the landing. Room 2 (Twin) has a small step down into the room from the landing when opening the bedroom door. All the beds are standard height divans or traditional cast iron with access on both sides. All bedrooms have a thermostatically controlled central heating radiator. All bedrooms have ceiling and bedside lighting. A hospitality tray is provided in all bedrooms, we provide fresh milk by request, along with a selection of teas, hot chocolate and biscuits. Our beds are normally made with cotton bedding, duvets over a top sheet with a throw for added warmth if required. Each en-suite has ceiling lighting, and a wall mounted light above the sink area, with shaver point Each room has a wardrobe with ample number of hangers for clothes, chest of drawers and seating, along with a bedside cabinet or two, depending upon which room. An extra blanket / throw can be found in the wardrobe of the double rooms. Additional blankets can be provided on request for the twin room. We provide a Guest Information Pack in the bedrooms, which contains information about emergency fire escape, useful and emergency contact numbers, general information about Eden House facilities and the local area. Our bedrooms are fitted with double glazing or sliding secondary glazing to reduce noise and retain heat. All bedrooms have windows which can be opened for ventilation. There are flat screen TVs with Freeview and built-in DVD player in all bedrooms with remote control. Each room has a Digital Radio Alarm Clock with i-pop dock for phone or i-pop We ask that Guests vacate rooms by 10.30 a.m. on the day of departure. If this is not possible, a later departure may be organised by prior arrangement, which will incur an additional cost. En-suite shower / bath rooms All our rooms have en-suite facilities with standard height toilets, sinks and showers or bath. All our en-suite facilities have been fully refurbished and modernised in January 2015 Room 1, standard double bedroom en-suite – There is a small step down into the bathroom from the bedroom. There is a deep bath, with Hansgrohe power shower over the bath, with standard height toilet and sink. This en-suite has two windows with frosted glass, one of which opens for ventilation. The en-suite is tiled throughout in Italian Porcelain tiles floor and walls. There is a heated towel rail. This en-suite has the added benefit of under-floor heating for additional comfort. The underfloor heating is designed for comfort not for heating of the room. The temperature thermostat should not be changed by guests Room 2 (Twin/ Super King-Size) :There is a 4 cm small step up into the en-suite. This is a shower en-suite with a Hansgrohe Power shower. The cubicle is a generous size with a bi-folding shower door, which allows for a good size opening for accessing the shower. There is a step up into the shower cubicle of approximately 4 inches. There is a large wall hung Towel rail and the en-suite is tiled floor and walls in Italian Porcelain tiles. Page 3 of 5 Access Statement for Eden House B&B, Pickering Room 3 (King-Size): Has a generously sized shower en-suite, with a walk in shower area and Hansgrohe Power shower. There is a small step up into the shower area. There is a large wall hung towel rail. The en-suite is tiled floor and walls in Italian Porcelain All our en-suite facilities have shelving for toiletries, and ceiling lighting as well as a light above the sink/ mirror, with wall shaver point. Grounds and Gardens Access to the rear car park and garden area is via the back hallway, from the glass panel door at the foot of the staircase in the Guest sitting room. The back door should be left as it is found. The key provided for your room also is used for the back door which is latch operated. Guests should ensure the door is pulled closed behind you. To the rear of Eden House we have a large walled garden. We are happy for guests to enjoy our garden (weather permitting!). There is a patio area with a small step up, with seating. Our garden is south facing and enjoys the sunshine all day. The garden does have lighting which is on a timer. The lighting does not stay on all night, so guests wishing to use the car park at night and who might be returning late, should advise us so that the timer can be adjusted accordingly. Alternatively we would recommend use of a torch. Please note that smoking is not permitted in the garden or car park area. Storage for bicycles can be arranged in one of our large garden sheds, which is secure and has lighting. Additional Information Eden House is a non-smoking residence; this includes all external areas of the premises. There are smoke detectors fitted within the cottage for guests safety. Please advise us if you have a hearing impairment which means that you might not hear the smoke detector. In the event of emergency, evacuation is via the rear hallway to the garden area, providing that this route is clear. If not, through the front door onto the pathway. Please see the evacuation procedure on the bedroom wall. Boot/drying facilities can be provided on request. We ask that muddy and wet walking boots are removed and left in the hallway / porch. We are happy to refrigerate any medication in our main fridge but please note that this is not normally accessible 24 hours, unless by prior arrangement. Mobile phone reception in Pickering is generally good but is patchy or non-existent over much of the North York Moors. Special diets for breakfast or Allergy Information:. Please advise us at the time of booking if you have any special dietary needs or require any food allergen information. We will do our best to accommodate your requirements with your guidance, and we are happy to talk through our menu ingredients. All rooms have emergency contact details in the guest information pack, and emergency evacation information in a frame on the wall – these should be read by guests All rooms have a detailed Guest Information Pack, which contains much useful and helpful information, we recommend that you take some time to familiarise yourself with the contents. Opening Times: We are open most of the year except for occasional rest days, usually during off peak season.
