Planned MAINTENANCE CHESHIRE PEAKS & PLAINS HOUSING TRUST Planned Maintenance We carry out planned repair, maintenance and improvement work to all of our homes on a regular basis. We aim to carry out this type of work to ensure that areas like kitchens and bathrooms are replaced at the end of their natural lifespan. We will ensure that all of our properties will at least meet the Decent Homes Standardby31st December 2010. The types of work that are often carried out as part of our planned maintenance programme will include: • Replacement kitchens and bathrooms • Replacement gas central heating systems and boilers • Electrical testing and rewiring • Replacement and repair of roof coverings We will advise you in writing of works to be carried out as part of planned maintenance, at least three months prior to us commencing work to your home. In addition we will publicise in detail the planned maintenance programme on our website and in ‘PlainSpeaking’. We will advise you when your property is due for improvements in writing and via a home visit at least three months prior to work starting. We will provide you with an information pack for before, during and after the works have been completed. This will include information on the work to be done to your home and a named Trust and Contractor Customer Liaison Officer together with their individual contact details. We will keep you informed of progress throughout the works programme. We will do this by ensuring that you receive a visit at least weekly during the work being carried out to your home. Repairs and improvements will be carried out to our standard which will exceed the Government’s Decent Homes Standard. BATHROOMS • We will replace your bathroom at least every30years • You will be given a choice of bathroom styles and designs which will include a choice of tiling and floor covering • We will offer an over bath shower to all baths and offer a level access shower instead of a bath if preferred by customers who have a disability or mobility problem. We will offer lever operated taps to elderly or disabled customers who advise us that they would benefit from these types of taps • We will help you save water by installing a double flush WC and spray type taps • We will install an extractor fan in bathrooms to help provide improved ventilation and reduce the occurrence of condensation (assuming the property construction can accommodate this installation) • We will redecorate the bathroom, providing an agreed coat of emulsion to walls and ceilings as part of the work • It may be possible to offer a decoration grant in lieu of us carrying out the redecoration KITCHENS • We will replace your kitchen at least every20years • You will be given a choice of kitchen styles and designs which will include cupboard doors, worktops, tiling and floor coverings • We will install extra electrical sockets if required to ensure there are enough sockets-in your new kitchen • We will re-plumb your existing appliances and subject to space will provide additional plumbing connections and power points to allow you to plumb in a dishwasher • We can arrange for your local water company to carry out an assessment of the water usage to see if a water meter may save you money • We will help you save water by installing spray type taps GAS BOILERS AND HEATING Existing gas central heating boilers will be replaced every 10-15 years Existing full gas central heating systems will be replaced every 30 years To help keep your fuel bills down, we will fit energy efficient boilers, thermostatically controlled radiator valves and reflective panels behind new radiators. We will assess the thickness of loft insulation and upgrade this to current regulation levels and we will check for cavity wall insulation and install this if needed. We will install improved roof ventilation if any problems are identified as part of insulation upgrades We will ensure that you have a radiator in every room where possible to maintain the thermal comfort of your home ELECTRICAL We will carry out an inspection of and repairs to electrical systems at least every 10 years. As part of this inspection we will ensure that every property has a hard wired smoke detector and carbon monoxide or carbon dioxide detector fitted We will rewire or upgrade the wiring of your home every 30 years where necessary to meet current standards When rewiring your home we will provide additional electrical sockets to ensure that you have a minimum of 3 double sockets in your kitchen and living room (but we shall aim where possible to fit 4 double sockets in these rooms) and 2 double sockets in each bedroom If we damage the plasterwork in your home as part of any rewiring we will either redecorate the damaged area or offer vouchers to compensate for the damage We will record and monitor the number of cyclical and planned maintenance works completed and update our records accordingly We will conduct regular customer satisfaction surveys and use this information to improve and develop our service We will publish our performance against our targets every three months on our website and in ‘PlainSpeaking’ SERVICE STANDARDS • We will ensure that all properties at least achieve decent homes standard by the end of December 2010 • We will advise you at least three months prior to starting work or carrying out an inspection of your home • We will provide a named Customer Liaison Officer for you • We will keep you informed by weekly visits from the Customer Liaison Officer Bathroom Replacements • We will replace bathrooms at least every30years and give you a choice of bathroom style and design • We will offer you a shower if preferred to a bath • We will offer lever operated taps if you are elderly or disabled Kitchen Replacement • We will replace kitchens at least every 20 years and give you a choice of kitchen style and design • We will replumb existing appliances wherever possible Heating Systems • We will replace existing gas central heating boilers every10to15years • We will replace full gas central heating systems every30years • We will fit energy efficient boilers, thermostatically controlled radiator valves and reflective panels behind new radiators • We will upgrade the thickness of loft insulation to current regulation levels • We will check for cavity wall insulation and install this if needed Electrical Wiring • We will carry out an inspection and repair electrical systems every 10 years and rewire every 30 years • We will ensure, as part of the rewiring that kitchens and living rooms have a minimum of three double sockets and each bedroom has a minimum of two double sockets • If we damage the plaster work in your home as part of any rewiring we will either redecorate the damaged area or offer vouchers to compensate for the damage
