Robin Camillo, Property Manager, of D. H. Bader Management Services, Inc., is responsible for the physical
oversight of the community, including but not limited to, grounds maintenance and maintenance of common
areas.
Financial Management - (301) 953-1955 X15
Gina Morris, Director of Financial Management, of D. H. Bader Management Services, Inc., is responsible for
collecting assessments, providing financial statements, preparing budgets, and advising the Board on
financial matters.
Communications
Periodic bulletins and newsletters from the Board of Directors will be forwarded to you to keep you informed
of Association issues and activities. You can also visit us on the web.
Grounds Maintenance
Full service grounds care will be provided for common areas only. This service includes regular mowing,
trimming, edging, insect control, fertilization, mulching and weeding of common shrub beds and trees, and
leaf removal.
As there are no common water hookups, the Association encourages all residents to contribute to healthy
grounds by watering both your lawn areas and adjacent common areas. The cost of your watering will be
minimal compared to the Association using a water tanker to water during the summer months or replacing
dead plant material. Your assistance will be greatly appreciated!
Please note that your outside hose bib should be winterized to prevent frozen or burst pipes during the cold
weather.
Maintenance Responsibilities
Maintenance responsibilities of the Association and individual owners are delineated in the legal documents.
Generally, the Association is responsible for maintenance and repair of the common elements, including
grounds, sidewalks, playground equipment and entrance signs. Please familiarize yourself with this
information.
Moving In
When you move into your new home, please use caution regarding the grounds. Moving trucks and other
vehicles should not be driven on the lawn areas. Cartons and other moving materials should be broken down
and left for regular trash pickup. (See Trash Removal)
Pets
Prince George's County and the City of Bowie Laws require that pets be leashed or under the control of their
owner at all times in accordance with Section 3-101-11 of the Prince George’s County Animal Code and
Section 4-7-D of the City of Bowie Animal Code. Please note that it is the responsibility of each pet owner to
clean up after his or her pet per Section 3-139 of the Prince George’s County Animal Code and Section 4-17 of
the City of Bowie Animal Code. The Association hopes that residents will use common sense and courtesy
regarding their pets so this does not become an area of contention.

Snow Removal
Removal of snow from streets is the responsibility of the City of Bowie (301-805-7975). Homeowners are
responsible for snow removal on their driveways, walkways, steps, and the sidewalk in front of their house.
Trash Removal
Household trash in the City of Bowie Code requires that all trash/refuse be in containers and be at curbside,
not in the street or on the curb, by 7 a.m. on the scheduled day of collection, but no earlier than 5 p.m. the
day before. Household trash must be securely bundled in bags, put into containers, and moved to the curb
on collection days. Trash will be collected on Mondays and Thursdays. The trash will not be collected on
legal holidays, but will be collected at the next regularly scheduled pickup day. The City’s observed holidays
are included in the Bowie Spotlight, can be found on their website at www.cityofbowie.org or by calling 301262-6200. Your cooperation in this matter is appreciated.
Trash receptacles and recycle bins must be stored on each resident’s property out of public view.
Additionally, these containers shall be between 10 and 30 gallons, made of metal or plastic, and equipped
with handles and tight fitting covers. The containers are not to exceed a weight of 50 pounds when filled and
must be covered at all times. Strong plastic bags that are tied may also be used to contain refuse.
Yard waste is collected ONLY on Wednesdays and is automatic throughout the year (no need to call). It will
not be picked up with regular trash. Yard waste consists of leaves, grass clippings, branches less than 3”
diameter (NO BAMBOO, DIRT, MULCH or SOD). All leaves and grass (free of dirt and rocks etc.) must be
bagged, boxed or in cans. Branches must be no longer than 4’ and securely tied in manageable bundles or put
in boxes or bags. Yard waste should not be out before 5 p.m. on Tuesday and must be to the curb by 7:00
AM on Wednesdays. Bamboo is picked up on regular trash.
Special pickup is for metal items such as washers, dryers, water heaters, grills, bicycles, refrigerators, freezers
and exercise equipment - anything that is 98% metal. Call Public Works at 301-809-2344 prior to 12 p.m. on
Tuesdays for that Wednesday’s Special Pickup. You must call to request the service! Large, bulky items such
as couches, chairs, console televisions, computer monitors, sliding glass doors with glass, wood tables household items that are not 98% metal - can be placed at the curb on one of your regular trash days.
Uncollected items such as sod, dirt, rocks, mulch, car parts, propane tanks, concrete, oil, gasoline, kerosene,
oil based paints or other hazardous materials are not collected by the City of Bowie. Prince George’s County
accepts hazardous waste every Sunday, 7:30 a.m. - 3:30 p.m. at Brown Station Landfill. For more

Recycling
The City collects recycling at curbside once weekly on Monday. All recycling must be at the curb by 7:00 AM.
The City collects GLASS food and beverage containers (clear and colored); ALUMINUM beverage cans,
disposable pans, aluminum foil; BI-METAL cans -food containers. PLASTIC BOTTLES with necks i.e. soda, milk,
detergent ONLY. No motor oil or chemical bottles; no margarine/butter tubs, yogurt containers or
styrofoam. All should be rinsed thoroughly. No need to remove labels. These items should be placed in
recycling buckets or any container marked “Recycling”. NEWSPAPERS-JUNK MAILCARDBOARD-PAPERBOARDMAGAZINES must be tied in bundles or placed in PAPER or PLASTIC bags - do not mix newspapers with glass
and cans, do not set them out loose, do not put them in the blue bucket or bin.
Motor oil, oil filters and antifreeze may be recycled at the drop off located at Public Works off Route 450, ¼
mile west of Route 3 – Monday through Friday 7AM- to 5PM and the first Saturday of each month 8AM to
1PM.
The Bowie City Hall, on Kenhill Drive, provides a "Welcome to Bowie" Package that includes a recycling bin
and information on Bowie. Stop at the receptionist desk at City Hall to pick up your package.

responsibilities requests this information.
Insurance
Owners are urged to immediately secure adequate insurance for their homes and personal belongings. The
Association maintains insurance coverage for common area items and Association liability only.
Financial Matters - Budget
The current budget for the Association is enclosed. Please file the budget with your Homeowner Association
documents.
Committees
Volunteers are needed to serve on the following committees: Architectural Review, Common Area, Social &
Recreation, Welcoming and Newsletter. Please call Robin Camillo, Property Manager, at 301-953-1955 X22

Olde Stage Neighborhood Events
Depending on the number of volunteers on the Social & Recreation Committee, Olde Stage HOA sponsors
several annual events. In the Spring, is the Landscaping Contest. The Fall brings the 5K Fun Run/Walk and Ice
Cream Social. Winter concludes the year with the Holiday Decorating Contest. Cash awards are given to our
top three winners of each contest and the 5K Fun Run/Walk and Ice Cream Social are free and is a good way
to meet your neighbors.
Olde Stage Community Park
There are children playground equipment, basketball court and a swing set in the Park. In is located on
Pleasant View Drive and is open from dusk to dawn. Unfortunately, this area is prone to vandalism and
excessive amounts of trash. Please call Robin Camillo, Property Manager, at 301-953-1955 X22 of D. H. Bader
Management Services, Inc. to report problems. There is also a ball field at the top of Briercrest Court known
as Briercrest Commons.
