Williston Village RV Resort Park Rules 1) Management reserves the right to change the rules and regulations and to evict for infractions. 2) Only Standard RV Units (Travel trailers, Fifth Wheels, Motor homes) or Park models are allowed, one unit per site. RV unit must be 1989 or newer and approved by management. No tents or tent campers allowed. 3) Installation and removal of RV must be done at a scheduled time with management. Tenant is responsible for any damages caused by the transportation of and installation of RV. 4) All RV trailer skirting to be installed in a professional manner and be white or the exact color of the RV. If OSB boards are used they are to be painted white. No straw bales allowed. 5) No additions allowed to RV’s including mudrooms, decking or any other construction. 6) Storage sheds are allowed but only from the approved list supplied by management. No substitutions allowed. No exceptions. 7) Satellite TV dishes are allowed. All satellite dishes must be installed in the utility alley behind the RV or attached to the RV. No equipment may be cemented or otherwise permanently installed on the lot. 8) Generators are allowed in emergency situations only in the case of electrical failure at the park. 9) No appliances allowed outside the RV, including refrigerators and freezers. If present these must be kept in a storage shed as indicated in Rule 6. 10) No sofas or other furniture intended for indoor use allowed outside the RV. 11) No propane tanks in excess of 120 gallons. All propane tanks not attached to the RV must be professionally installed and meet all local and state safety requirements. 12) Tenants are responsible to use heat tape on waterlines from the water service connection for any lease that is in effect from the months of October through April. 13) Tenants must install a high-pressure relief valve on the water main line and hot water tanks. The park has high water pressure and is not responsible for any damages. 14) Tenants must properly seal the sewer connection. 15) Tenants are responsible for snow removal on leased lot. Snow will be removed from streets by management. 16) Management reserves the right to limit the number of people and equipment occupying the site. Four (4) people per RV unit and 2 vehicles per unit. 17) Tenants may plug in their vehicle to the electric pedestal designated for their unit only. Plugging in vehicles directly to the RV units is strictly prohibited. 18) Washing vehicles in the park is prohibited. No vehicle repairs, oil changes or maintenance allowed. Vehicles with leaky fluids are not allowed. All vehicles must be in drivable, working order. No vehicle can be parked and used exclusively for storage. 19) Tenants are to park in their respective stalls only. Parking on the road or other vacant sites is prohibited. 20) Speed limit is 5 MPH 21) Quiet time is 10PM to 7AM 22) Pets may be allowed only after approval of management. A maximum of two (2) pets is allowed. If pets are approved the owner must comply with all local pet ordinances, and they must have a current rabies certification on file in the office. Pets must be on a leash when outside the RV unit and cannot be left unattended. Pets may not annoy any other tenants. Owners must clean up after their pets. No pet pens, or kennels allowed. Pet violations will be taken seriously. 23) Do not litter, keep park clean. All garbage must be placed in plastic bags and placed in dumpsters. No individual trash cans allowed. No garbage bags left next to RV units allowed at any time. No flammable or hazardous materials allowed in dumpster. No dumping furniture, tires, appliances, or other large items in dumpster. 24) No fireworks, firearms, or explosives allowed in the park. No discharging of any of the above items. 25) No open fires or firewood allowed. 26) Barbeques must be gas only. No briquette barbeques allowed. 27) No riding of dirt bikes or ATV’s allowed in the park. 28) No machinery, heavy equipment, trucks over 1 ton, or the storage of construction supplies allowed. 29) Parents are responsible for the actions and safety of their children and their guests while in the park, including informing them of all park rules. Tenants are responsible for any damages or injuries caused by children or guests. 30) Management assumes no responsibility for loss by fire, theft, wind, water, accidents, vandalism or any acts of God. Tenants are responsible for their personal property and vehicles. Tenants are highly encouraged to purchase a “renters insurance policy” for their personal property. 31) Tenants have the use of the future bath house/laundry facilities. They will do so at their own risk. 32) No persons shall erect, post, or distribute any placard, signs, notice, or posters in the park. No “for sale” signs allowed. 33) Drug use or public intoxication is strictly prohibited. Alcoholic beverages may be used inside your RV unit. No drinking is permitted outside of the RV unit or in the bath house/laundry facility. 34) Smoking is prohibited in bath house/laundry facility. 35) Clotheslines are not allowed. 36) Tenants and their visitors are required to obey all municipal, county, state and federal laws. The Tenant understands that violation of this addendum is a default of the Lease Agreement and will result in the Landlord taking the necessary steps towards eviction of the Tenant.
