RESPONSILITIES



















Ensure that appropriate action is taken against theft and rent delinquencies and
loses etc.
Maintain safety regulations
Develop and maintain long term preventative maintenance program.
Ensure that the rental units administered by the Portage Aboriginal Housing Inc.
have suitable tenants residing in them at all times.
Interview prospective tenants to access their residency needs and determine
whether they meet the requirements of the Portage Aboriginal Housing Program.
Accept and process housing applications from prospective tenants and maintain a
waiting list for housing units.
Ensure that all tenants and any prospective tenants are aware of PAHI policies,
rules and regulations and tenants’ obligations
Ensure rent monies for each unit are collected at the beginning of each month and
follow-up with all arrears in a timely fashion.
Follow-up with arrears of tenants’ utility bills and notify board of tenants in
arrears of rent and utility bills.
Collect first month’s rent and damage deposit from new tenants and arrange for
tenancy agreement to be completed and signed prior to the possession date.
Make daily bank deposits of any rent or other monies collected.
Ensure that unit condition reports are carried out prior to tenant move-in, upon
vacancy and on a quarterly (every three months) basis as directed by the Board of
Directors of PAHI.
Coordinate the vacating of units by completing condition reports, returning
damage deposits if applicable and ensuring that units are clean for new tenants.
Schedule regular inspections of rental units, pursuant to the Residential Tenancies
Act, in addition to inspecting units for damage following storms in the area.
Coordinate repairs of units and appliances in compliance with the policies of
C.M.H.C. and the direction of PFC management.
Review entire operation twice annually to determine budget adjustments and
make recommendations to Board of Directors.
Compare monthly revenues against potential loses and take the necessary action.
Insure all invoices are approved and matched with purchase orders as soon as
received.
Submit to the Board for approval of all expenses which exceeds budget
limitations established by the board.
QUALIFICATIONS









Knowledge of the Landlord and Tenant Act and C.M.H.C. procedures and other
relevant statutes and legislation and ability to implement policies for each.
Ability to effectively communicate with tenants, government personnel,
contractors and the general public.
A working knowledge of basic accounting procedures.
Computer knowledge is required.
The ability to set priorities and meet deadlines.
Must be able to attend evening Board Meetings
Must be able to generate clear concise reports for Board of Directors of PAHI.
Must possess a valid Manitoba Driver’s License, good driving abstract and have a
reliable vehicle.
Must be bondable.
