Specification for “Builder’s Cleans”
The following document provides minimum cleaning standards expected by the University of Bristol, following: new builds, major
building work and refurbishment. This work will be arranged and be the responsibility of the main building contractor.
It is recommended that this work is sub-contracted to a specialist cleaning company.
Any queries regarding standards should be addressed through the University Site Services Department.
All equipment and janitorial supplies must be provided by the contractor; UOB equipment must not be used or borrowed.
Rooms: Offices, Teaching Rooms, Laboratories, Etc.
Task
Requirements
Waste removal
All packaging, waste materials and rubble shall be
removed from site.
No waste shall be deposited in University of Bristol
waste bins or bin areas.
Fixtures, fittings and low Remove plaster, paint, and glue. Fixtures and
level surfaces
fittings and low level services, shall be damp dusted
using a neutral detergent.
Standard
Area shall be free of all waste materials.
All low level surfaces and fixtures and fittings shall be free
from removable dust, dirt, paint, plaster splashes, stickers
and labels, packaging, and have a smear free appearance.
Furniture
(This includes loose and
built in furniture)
High level surfaces
Furniture will be damp dusted both inside
(cupboards and drawers) and out and free from
packaging materials.
Dusted and vacuumed if necessary.
Furniture should be free of removable dust and grime.
Inside and out and have a smear free appearance.
Carpets
Vacuum thoroughly and spot clean where
necessary.
Remove plaster, paint, and glue. Vacuum
thoroughly, wash, machine scrub and polish if
necessary.
All carpeted areas shall be free of paint, glue, dirt, dust
and stains.
All hard floors shall be free from scratches, scuffs, marks,
plaster, paint and glue.
Hard floors
(Includes vinyl, ceramic
and wood)
High level surfaces should be free from dust, debris, paint,
plaster splashes, stickers, and have a smear free
appearance.
Windows and glass
(Includes: windows,
skylights and glass
partitions)
Walls and paint work
Remove stickers, plaster, and paint from glass and
frames, squeegee glass to a smear free finish.
All windows, glass and frames shall be free from: stickers,
plaster, paint, dirt, and be smear free, inside and out.
Remove plaster, and paint splashes, scuffs and
marks.
All paint work and walls shall be free from dust, dirt, scuffs
and marks.
Washrooms, Showers and Changing Rooms

Toilets and Urinals
Remove plaster, paint, thorough clean of
bowl/urinal, cistern, and surrounding pipework.
Standard
Area shall be free of all waste materials.
All sanitary fittings should be free from grime, dirt, plaster,
paint, and be clean and sanitized.
Showers
Remove plaster, paint, glue and excess glue from:
tiled area, shower tray/floor and any screening.
Clean to a smear free finish.
Free from dirt, grime, plaster, paint, excess grout and glue.
Hard floors
(Includes vinyl, ceramic
and wood)
Fixtures fittings and low
level surfaces
Remove, plaster, paint and glue. Vacuum
thoroughly, wash, machine scrub and polish if
necessary.
Remove plaster, paint and glue. Fixtures and
fittings and low level services, shall be damp
dusted.
All hard floors shall be free from scratches, scuffs, marks,
plaster, paint and glue.
Sinks
Remove plaster, paint, thorough clean of sink, taps
and associated pipework.
All sinks shall be free from grime, dirt, plaster, paint and
be clean and sanitized.
Mirrors
Remove stickers and packaging materials, clean and Free from smears.

All dispensers shall be pre ordered through the Site
Services Department and installed in correct positions
with spare keys left in dispensers.
