Rochdale MBC invites offers for the purchase of the freehold interest of
9.9 acres (4.01 hectares) of land on the site of the former Balderstone
Technology School, Queen Victoria Street, Rochdale, OL11 2HJ.
Location
The site is situated on Queen Victoria Street, off Oldham Road, Rochdale in a predominantly
residential area on the boundary of Balderstone and Kirkholt.
It was previously occupied by Balderstone Technology School. The school became redundant at
the end of the summer term 2013 at which time demolition of the premises commenced which will
leave a cleared site available for redevelopment.
The site is situated close to Balderstone Park. The playing fields adjacent to the school site are to
be retained by the Council and continue in operation as playing fields.
Queen Victoria Street is accessed from the A671 Oldham Road, the main arterial route between
Rochdale and Oldham.
There is a secondary shopping district on Oldham Road within walking distance of the site.
Description
The site extends to approximately 9.9 acres (4.01 hectares). Once demolition of the existing
premises has been completed it will provide a cleared site. The foundations and all hardstandings
are to be removed as part of the demolition contract.
Planning
Subject to planning consent the site is suitable for residential development with capacity for 120 –
140 dwellings if the site were to be redeveloped for residential development as a whole.
Residential properties should be in keeping with the mix and layout of surrounding properties. The
site offers the potential for the development of larger, higher value homes.
A planning statement has been prepared for the site, a copy of which is enclosed with these
particulars.
Services
It is understood that all mains services are available at the site. However, prospective purchasers
should make their own enquiries of the utility companies.
Site investigations
No site investigation information is available and prospective purchasers must rely on their own
investigations.
However, part of the land originally comprised reservoirs which have now been filled in. It is not
known whether the pipes and drains associated with these reservoirs are still in situ – please see
plans attached.
The land is also subject to rights in favour of British Gas as contained in a Deed of Easement
dated 30th December 1994 in connection with a line of pipes running along the northern boundary
of the land – please refer to plan attached.
There is also a substation on the site. Prospective purchasers should make their own enquiries
regarding the status of the substation with the utility provider.

Terms


Offers to be made on the basis of residential development only.

VAT – all offers must be made exclusive of VAT.


months of exchange of contracts.

The contract shall be completed within fourteen days of confirmation that planning consent
has been obtained.

Development shall commence on site within two months of completion.
