Job Description Job Title: Groundsperson/ Caretaker Service: Central Services Reporting to: Estate Manager Work Pattern: Monday – Friday (Evenings) Contract Type Sessional Pay rate: £8.50 ph Purpose of the Role: The Caretaker is responsible to the Estate Manager for the effective and timely provision of janitorial services to the campus and it staff. This includes security duties, the management of services facilities, grounds maintenance. He is responsible for identifying repair requirements, their processing and satisfactory completion, which may be carried out either by contractors or, where deemed within the caretaker’s competency, by the caretaker. Main Duties & Responsibilities: Providing effective and timely janitorial services to the campus building and grounds. General security of the building and grounds including opening and locking-up to include holidays periods. The effective and economic operation of the building services including central heating, lighting and water. Administration of the campus repair log book, the processing of entries for repair/assistance, and the execution of the required repair whether undertaken personally or contracted out. Owner: Parenting Services Title: – Coram I Created: Issue: 3 Repairs to the building structure/fabric, plumbing, furniture, fences/gates/pathways and equipment where assessed as competent to do so. Emergency repair within his competency. Routine repair and redecoration as identified in the campus maintenance programme. Controlling the entry and the presence of workmen/contractors within the campus building/grounds. Operation a fire alarm system. Operation and intruder alarm and CCTV systems. Calling in repairmen/contractors, through Estate manager, to under take repairs/inspection. To undertake errands on behalf of Coram including banking, delivering post, purchasing supplies etc as directed. Checking on quality, effectiveness and completeness of works undertaken by repairmen/contractors. Grounds maintenance including cutting grass , creating and planting, pruning etc. To keep all beds and planters in a tidy condition including pruning. In conjunction with other estates staff ensuring the building gutters, canopies car park and surrounding areas are kept clean and well maintained. To provide janitorial services to customers letting the campus facilities. To monitor use of the car park facilities, checking authorised parking. Occasional supervision of volunteers in specific relevant projects eg. Help Clear daily the playground, side areas, car park and Vane close of letter, unsafe objects and animal waste and empty litter bins. Inspection the playground and all external areas to which kids, staff and visitor have or can gain access to ensure the safety of all grounds, paths, fences, gates and steps, etc. To prepare rooms for meeting, events and conferences and clear after use. To have a thorough knowledge of site security and major plants systems. To work as part of the team and work individually using your own initiative. To maintain appropriate standard of personal appearance and conduct. To cover essential duties of caretaker colleague in his/her absence. To be flexible in approach and undertake all duties that may fall within the range as directed. The ability to work well with all members of staff, contractors and visitors An understanding and appreciation of the needs of others A flexible approach to work content and, where appropriate, working hours.
