HERITAGE MANOR SOUTH #1 CONDOMINIUM ASSOCIATION REVISED CONDO RULES 1. All condominium units shall be used for residential purposes only, for the owners thereof, for their immediate families and social guests, and for tenants occupying said units under lease. Units are to be occupied by a single family only. Guests are not allowed to stay longer than 2 weeks unless they are put on the lease. They are not to be used for any business or commercial use whatsoever. 2. Tenants and their guests shall not create any undue noise or disturbance to the annoyance of the other residents. Arguments/fighting will not be tolerated. After 10:00 P.M. it should remain quiet. 3. Neither unit owners, occupants, nor their guests shall be permitted to park their vehicle in any area within the condominium property other than the designated parking area. There is one assigned parking spot per unit. If there is more than one vehicle in the household, the extra vehicle can park in the guest parking area, if available. Our guest parking spots are at the end of Unit 1131. The adjacent parking spots on the West side of the lot belong to the other association. Do not park in them. Parking of house trailers, motor homes, campers, boats (on or off trailers) trucks (other than pick-up or vans) are not permitted on condo property. Any disabled or illegally parked vehicles will be towed at the owner’s expense. No parking will be permitted on the grass or on the sidewalks. No vehicles are allowed to park in the entrance to the parking lots. Vehicles are not to block other vehicles entering or leaving the lot. 4. Garbage cans and trash containers shall be placed curb side no earlier than 24 hours prior to collection day. All containers are to be removed from the curbside within 24 hours of collection. Keep garbage cans in back of the unit at all times. Use a tight fitting lid on the cans to keep odor, rodents, animals, and bugs out. 5. No laundry or clothing of any kind shall be hung outside of the unit. No garbage cans or trash receptacles of any kind shall be kept outside the front door of the condo or any other place in the common area. No wading pools, sandboxes, bikes, toys or lawn chairs shall be allowed to remain in the common area after use. They must be stored inside the unit. BBQ grills are to be kept in the back of the unit after use. The only thing that can remain by the front entrance is a chair. 6. Condominium unit owners or occupants having pets must keep said pets on leash and said pets shall not be permitted to roam over the property unless accompanied by the owner or occupant, to the end that a unit owner’s or occupants pet shall not be permitted to disturb other unit owners or occupants or to create a condition of nuisance or discomfort to other unit owners. Owners/tenants must pick up dog poop and dispose of properly in your garbage. 7. Unit owners and renters shall not erect any fences or plant any plants anywhere in the common area that will hinder the lawn service from doing their job. 8. Nothing shall be affixed to the building or the common area without the permission of the Board of Directors. 1 9. If you smoke outside in the porch area you are responsible for picking up any cigarette butts left behind. Nothing is to be left outside. 10. No yard sales are permitted on the property.
