Description:
Construction of 3 industrial/warehouse units with ancillary
offices within Use Classes B1c, B2 and/or B8, together with
associated car/cycle parking, service areas and landscaping

The Town Council submits a refusal as it strongly feels this planning application will severely
adversely affect the area for the following reasons:





Detrimental environmental impact
Visual impact
Impact on surroundings
Pollution (Sound and Light)
Over development of site
The Town Council’s has serious concerns in relation to the detrimental impact this proposed
development would have on the immediate surrounding area, changing the character of the
site and Daventry Town.
The Town Council’s has further serious concerns relating to the traffic issues that will ensue
should an access point be created on Leamington Way.
An example of the detrimental consequence of approving a commercial development in
close proximity to a prime Gateway to the Town is the vehicle recycling plant located on the
southern entrance to Daventry, this commercial facility is an eyesore and this planning
application would duplicate the issues currently being experienced in this area. The Town
Council would suggest access and egress by large vehicles would create traffic congestion
on a route that currently ensures free flowing traffic to and from major national routes.
There is little or no area within the planning proposals for vehicles to wait, so should the site
be congested the waiting vehicles will have no alternative but to wait on the road, causing
traffic chaos.

This application represents a significant increase in the footprint of the warehouses on an
area that has been open view and will appear intrusive and significantly out of context. The
size and design of the development will dominate the area and will detract from the visual
amenity of the area and Daventry Town. The existing warehouses are unsightly but the
industrial site has been designed to have little or no impact on the nearby residential areas.
This proposed development is unsightly and will set a precedent for other planning
applications to build on the adjacent green open space and other green corridors within the
Town.
The noise from the site will be unacceptable in relation to its proximity to existing residential
areas. It has not been made clear as to how many vehicles or whether this development
would operate 24 hours, should this be the case then this would materially impact on the
surrounding residential areas and although the Town Council recognises a reason for
granting many developments is the creation of jobs, this proposed development would
appear to be purely a storage facility with limited requirement for staff to service this site.
All the entrances to Daventry are identified as green corridors, a key feature of the Town and
one that must be preserved. The proposed development would overwhelm the existing site
and detract from the character and appearance of a key entrance to the Town and
contribution to the green corridor, which are defining characteristics of Daventry Town. It is
important that the row of well-established trees on its boundary are retained together with
the natural vegetation which helps to soften the industrial area that lies behind.
The green corridors in Daventry are picturesque and represent an important legacy,
welcoming visitors to the Town and more importantly future investment. The current corridor
should be preserved and there is a responsibility on Town Planners to respect the special
open character of a key gateway to Daventry Town, and preserve these open green
corridors.
