TYBURNIA: THE UGLY DUCKLING OF THE WEST END COMES OF AGE
Once the site of executions and torture, now Tyburnia is becoming one of the most
sought after areas in London, home to politicians, Lords and celebrities. According to
Pastor Real Estate, Tyburnia has finally moved away from the label as ‘the wrong
side of Hyde Park’ to one of the trendiest areas in the West End, sparked by the
development of the Lancasters, as well as landmark projects on Connaught Place.
Slowly catching up with its rich West End neighbours, Knightsbridge, Belgravia and
Mayfair are the three most expensive areas in London, averaging £7,000, £6,500 and
£5,000 per sq. ft. respectively, Tyburnia now commands on average £1,025 per sq.
ft., close to another prime district, St. John’s Wood, which commands £1,140 per sq.
ft. on average.
Tyburnia inherited its name from the Tyburn Tree, the location of public hangings for
600 years, from 1196-1783, the most of prominent of which were the hanging of
Thomas Culpepper, who had an illicit affair with Henry VIII’s fifth wife, Catherine
Howard, as well as Oliver Cromwell, whose body was famously exhumed, following
two years since his actual death, and hanged for good measure.
Following the relocation of hangings to Newgate Prison, the residential area of
Tyburnia was first laid out in the late 1800’s, as part of Samuel Pepys masterplan to
redevelop the Tyburn Estate. Largely popular with artists and foreign nationals,
Tyburnia had one of the largest population turnovers in London.
Since 2009, new developments have increased, including; a £19 million penthouse
scheme by Candy & Candy, boasting five bedrooms, private roof deck and plunge
pool on Connaught Place. Redrow London redeveloped a Grade II listed Georgian
mansion into 17 luxury residences, complete with original interior décor and grand
entertaining rooms.
Considerd the first super prime development in Tyburnia, The Lancasters, a
collection of 77 grand apartments on Bayswater Road, built behind a retained French
renaissance-style façade. The façade was one of the longest development projects in
Europe, taking approximately 11 months and 500 tons of steel to support the entire
407 ft long façade, whilst the original building was completely demolished and
redeveloped.
Susan Cohen, Head of Sales & Lettings at Pastor Real Estate said, “The Lancasters is a
spectacular development, with the open green landscape of Hyde Park and the
vibrancy of Central London on your doorstep, the development offers a luxurious
spa, swimming pool, gymnasium and steam room, with a 24 hour concierge and
secure underground parking.
“Interior designed by super-prime experts Itarya, each apartment is finished to a high
specification, with the majority facing south with incredible views across Hyde Park,
each home has been designed around the grandeur of the architecture and interiors
of the Georgian, stucco-fronted Georgian mansions located in Tyburnia.”
