PRESTONWOOD ADDITION NUMBER FIVE Authon, Bluefield, Carta Valley, Longvista (north of LaManga): plat recorded in Volume 72111, Page 1646, of the Deed Records, Dallas County, Texas. 1. These covenants are to run with the land and shall be binding on all parties and all persons claiming under them until: January January January January 1, 1, 1, 1, 2014--Prestonwood 2016--Prestonwood 2010--Prestonwood 2010--Prestonwood #2 #3 #4 #5 at which time said covenants shall be automatically extended for successive periods of ten (10) years unless a majority of the then owners of the lots shall, prior to the expiration of the original term or any extension thereof, agree in writing to change said covenants in whole or in part. 5. All lots within said Addition shall be used for residential purposes only and structures shall be limited to one single family residence which may not exceed one and one-half stories in height and a private garage for two (2) or more automobiles. 6. No lot or lots shown on said plat shall be resubdivided into building sites having an area of less than 7,500 square feet. 9. The total habitable floor area of the main structure on each lot shall have the following square footage restrictions which are exclusive of porches, garages and other out-buildings: One-story structures shall have a minimum of 1800 square feet. One and one-half story structures shall have a minimum of 1600 square feet ground floor area. 10. The exterior walls of each building constructed or placed in said Addition shall be at least seventy percent (70%) brick, brick veneer, stone or stone veneer. Roofing materials are specifically subject to approval. 11. All residences or dwellings erected or placed on any lot in said Addition shall face the road or street the lot faces as shown on the recorded plat or as prescribed in deed from the undersigned conveying the same, and any portion of such dwelling or residence shall not be nearer to the road or street property line of said lot than as designated on the recorded plat, and no structure of any kind (dwelling or out-building) shall be nearer to any inside line of any lot than ten (10) feet or ten percent (10%) of the average width of the lot at the building line, whichever is smaller. 12. Entrances to the garage erected on any lot in said Addition shall not face a street. 13. No temporary structure of any kind shall be erected or placed on any lot in said Addition and in no instance shall more than one dwelling or residence be erected or placed on any one lot as the same is shown on the recorded plat. No trailer, basement, tent, shack or garage erected or placed on one lot shall at any time be used as a residence temporarily or permanently, nor shall any structure of a temporary character be used as a residence. 14. No fence or wall shall be permitted to extend nearer to any street than the front line of any dwelling or residence and shall not be more than six feet (in Prestonwood Nos. 2 and 3) or eight feet (in Prestonwood Nos. 4 and 5) in height at any point. No chain link fences or other wire type fences shall be erected on any lot (Prestonwood Nos. 4 and 5). 16. No noxious or offensive trade or activity shall be carried on upon any lot, nor shall anything be done thereon which may be or become an annoyance or a nuisance to the neighborhood or any of the owners thereof or those claiming under them, whether heirs or vendees. 17. No animals, livestock, poultry or birds of any kind shall be raised, bred, or kept on any lot, except that dogs, cats or other household pets may be kept in reasonable numbers, provided that they are not kept, bred, or maintained for any commercial purpose. Horses, ponies, goats, sheep, hogs, monkeys, fowls and cows shall not be deemed as household pets and are not permitted. 19. Trash receptacles, for the purpose of housing garbage containers, shall be constructed on all lots in said Addition. Said receptacles...shall be constructed of brick, brick veneer, stone, or stone veneer, and enclosed on three sides. 20. No radio or television or other type of antennae or supporting structure may rise more than ten (10) feet above the highest point of the roof of any building. 21. No trailers, boats, boat trailers, mobile homes or trucks may be parked temporarily or permanently on any lot where they can be seen from the front street (Prestonwood Nos. 3, 4 and 5).
