1. Location: West side of the island of Ambergris Caye, Belize, 3 miles north of the exclusive Cayo Espanto private island resort.
2. Compound’s property: 2.95 acres; 400 feet beachfront. Mature landscaping with over 200 hibiscus bushes, over 50 orchid plants, over 50 palm trees (including coconut bearing palms) and multiple varieties of indigenous trees and plants to include mangrove, gumbo limbo, poison wood, ziricote, all on “high” ground for the island.
3. Houses, built 1998-1999:
1 main house: 2 story; main living quarters of 1960 square feet upstairs with 2 bedrooms, 2 baths (showers), great room, screened veranda, office area, kitchen with island, 76 feet from sea, beautiful sea and vegetation views (“tree house” feeling), vaulted ceiling 16’ high at peak, 2 bay windows, floor tiled throughout, custom hardwood cabinetry throughout, inside staircase, inside downstairs storage room; sold furnished: refrigerator, chest freezer, stove/oven (gas), microwave, 52” HD flat screen TV/sound system, wireless DSL Internet with

Additional acreage adjoining Casa Brisa for sale by other owners would enable a buyer to purchase 1200 feet of continuous beachfront and approximately 8 acres of land.
8. Activities right off the beach of Casa Brisa include snorkeling, fishing, lobstering, bird watching, windsurfing, kite boarding and swimming.

Casa Brisa is currently a private residence and is titled privately (British deed system) via First Registration documentation. It would also be a perfect private vacation home or an exclusive vacation rental for income or the property could be developed into a resort. With everything else remaining (furniture, kitchen cookware/dishes/utensils, hand tools, yard tools, linens/towels, 52” LCD HD TV, DSL equipment, VPN routers), Casa Brisa will be a true “turn key” operation.

Wireless DSL Internet: via BTL; with VPN and routers, both houses receive fast Internet, Netflix/other movie services, streaming video and TV channels – can tap into satellite/cable DVR’s and channels at US homes. DSL/VPN service is $102.63 US per month. US Vonage phone service is available through the VPN.
14. Bedrock: houses, generator house, solar panels’ pillars are all tied to underground solid bedrock.
15. The waste system for the main house is a 2 tank/leach field septic system built to US standards exceeding
