1. Location: West, sunset side of the island of Ambergris Caye, Belize, 3 miles north of the exclusive Cayo
Espanto private island resort.
2. Compound’s property: 2.95 acres; 400 feet beachfront. Mature landscaping with over 200 hibiscus bushes,
over 50 orchid plants, over 50 palm trees (including coconut bearing palms) and multiple varieties of
indigenous trees and plants to include mangrove, gumbo limbo, poison wood, ziricote, all on “high” ground for
the island.
3. Houses, built 1998-1999:
1 main house: 2 stories; main living quarters of 1,960 square feet upstairs with 2 bedrooms, 2 baths
(showers), great room, screened veranda, office area, kitchen with island, 76 feet from sea, beautiful sea and
vegetation views (“tree house” feeling), vaulted ceiling 16’ high at peak, 2 bay windows, floor tiled throughout,
custom hardwood cabinetry throughout, air conditioned master bedroom, inside staircase, inside downstairs
storage room; sold furnished: refrigerator, chest freezer, stove/oven (gas), microwave, 60” Plasma HD flat
screen TV/sound system, satellite TV with HD-DVR, wireless Internet with VPN/routers, 2 ceiling fans, almost
all furniture, craps table, computer monitor/keyboard/mouse/printer. 1,960 square feet downstairs with storage

Both houses are constructed of poured concrete with some concrete blocks built to South American seismic+
standards. The foundations of both houses are tied into solid bedrock. Roofs are 5-inch poured concrete. Main
house’s roof was refinished in November ‘14.
4. Infrastructure included with the sale (both houses are completely self-sustained, “green,” “off the grid”):
Electricity: sophisticated solar system with 27 solar panels (15 new April ‘15), solar controllers (1 new
April ‘15), inverter/computer (new March ‘13), 24 L-16’s battery bank (new March ‘13), automatic 12.5kW
back-up generator in separate concrete house, 2 additional auxiliary automatic battery chargers (new April ‘15).
Solar system supports both houses including 2 refrigerators, chest freezer, air conditioners, televisions, fans,
lights, microwave, etc. Solar inverters/computer, solar panels, solar controllers are all serviced by a factory
authorized/certified dealer in Belize. Air conditioners for both homes (new April ‘15) are state of the art energy
efficient.
Water: 60,000 gallons water storage capacity for rain water and/or reverse osmosis generated water, 3
cisterns for rain water collection with 3 pumps, large reverse osmosis system generates pure water from sea
water, main house has carbon filtering/reverse osmosis purification system (new November ‘14) for water from
the cisterns.
Solar hot water: 2 units with 80 gallons of hot water from the sun; a back-up tankless/on-demand hot water
heater is installed in each home (new November ‘14).
Marina: protected channel and marina for boats.
Boats: 2 custom built 20’ Fiberglas boats, one boat with 90hp Evinrude E-tech outboard and live bait
well/console/storage compartments/ 2 automatic bilge pumps, one boat with 25 hp Evinrude E-tech outboard,
automatic bilge pump.
Beach pier: (new March ‘15).
Satellite dishes: three 8’ satellite dishes for television, one 6’ satellite dish for Internet.
5. Property taxes: $300.00 USD per year.

7. Casa Brisa’s 2.95 acres are sufficient for further development and the houses were designed so that
additional rooms may be easily and cost effectively added. Additional acreage adjoining Casa Brisa for sale by
other owners would enable a buyer to purchase a minimum of 1,200 feet of continuous beachfront and a
minimum of 8 acres of land.

8. Activities right off the beach of Casa Brisa include fly fishing, snorkeling, line fishing, lobstering, bird
watching, sailing, windsurfing, kite boarding and swimming.
9. Casa Brisa is currently a private residence and is titled privately (British deed system) via First Registration
documentation. It would also be a perfect private vacation home or an exclusive vacation rental for income or
the property could be developed into a resort. It may be deeded for fractional ownership for more than one
owner. It may also be titled in the name of a Caribbean formed corporation for privacy and tax efficiency.
10. 12.5 kW back-up generator: averages only 7 hours operation per week. Approximate diesel cost for
1-year: $1,440 USD. Generator serviced by a factory authorized/certified dealer in Belize.
11. Butane for cooking for both houses: approximately $375 USD per year.
12. The only items that depart with the house: artwork (on walls, tables, etc.), photos, china, family silverware,
a few cooking pans & accessories, drop leaf table with dolphins artwork on it, petrified wood table and base, a
few sentimental tools, some books, clothes. With everything else remaining (furniture, kitchen
cookware/dishes/utensils, hand tools, yard tools, linens/towels, 60” plasma HD TV, satellite TV with DVR,
Internet equipment, VPN routers), Casa Brisa will be a true “turn-key” purchase.
13. Wireless Internet: routers with VPN, both houses receive fast Internet, Netflix, Amazon Prime, Watch
ESPN, Hulu, live streaming video, streaming US TV channels and Skype. US Vonage phone service can also
be used.
14. Two satellite TV services are available via Belizean dealers: DIRECTV and Shaw TV. Shaw TV is
currently installed with a HD-DVR in the main house and a HD receiver in the caretaker/guest house.
15. Bedrock: houses, generator house, solar panels’ pillars are all tied to underground solid bedrock.
16. Casa Brisa is less than a 15-minute boat ride from the back of San Pedro Town and less than a 10-minute
boat ride from the south end of the island that also has grocery shopping, meat market and restaurants.
17. The waste system for the main house is a 2 tanks/leach field septic system built to US standards. The
caretaker/guest house’s waste system is an above ground septic tank system built to US standards.
18. Evinrude E-tech outboards: 25 hp purchased July 2010, 818 hours as of October 23, 2014; 90 hp purchased
July 2006, 670 hours as of October 25, 2014.
19. We have a current title search on the property and an independent appraisal on the estate for $1,983,000 $2,203,336 US dollars.
