LORD OF LIFE POSITION DESCRIPTION POSITION: Building Manager REPORTS TO: Director of Operations and Administration POSITION PURPOSE: To glorify God by maintaining a secure, safe, clean and orderly building and grounds that support the ministries and rental needs at Lord of Life, and by overseeing staff in the performance of custodial and facility maintenance duties. ESSENTIAL RESPONSIBILITIES: 1. Manage, direct and train the custodial staff and community service volunteers in cleaning and maintaining buildings and property. 2. Establish quality and appearance standards, policies and practices in conjunction with church leadership and assure quality standards are met. 3. Orient and train staff on the proper use of equipment and on cleaning and maintenance methods and practices. 4. Schedule staff ensuring event and worship setups, cleaning and grounds work is done satisfactorily. 5. Schedule rentals for outside groups and maintains the facility space utilization calendar in Shelby. 6. Meet with prospective renters, prepares and maintains rental agreements, pricing lists and the collection of fees. Work with staff and volunteers to ensure communication of rental information and that guest/rental requests are fulfilled. 7. Perform custodial duties and room setups and teardowns alongside staff. 8. Help maintain HVAC, equipment and security systems, coordinate performance of contracted services and work with outside facility vendors as needed. 9. Serve as primary liaison, establishes programs and practices to ensure the facility complies with required fire codes, building codes and health and safety orgs. Manage facility safety and chemical hazard program and maintains accurate records on all health/safety procedures, drills and equipment (trains and maintains up-to-date data sheets). 10. Order, manage and maintain cleaning and paper supplies. Manage the issuance of building/office keys to staff and volunteers. 11. Manage facility budget. 12. Provide overall security for building and customer service for congregation members and visitors while on duty. 13. Abide by Lord of Life’s Policies and Core Values. 14. Understand the strategy, vision and mission of Lord of Life and its ministries; be aware of and help to uniformly enforce Lord of Life policies and best practices procedures. 15. Consistently support the general direction, initiatives and specific final decisions of the leadership team in all church business and ministries; use influence sensitively to garner cooperation of leadership, coworkers and congregation members. 16. Maintain service excellence. 17. Orchestrate work priorities toward maximizing Lord of Life’s mission, vision, values and strategic plan. 18. Perform any other duties as assigned by supervisor. STATUS: Full-time non-exempt WORKING CONDITIONS: Work will be performed within the building and outside on the grounds. While performing the duties of this job, the employee may be exposed to moderate heat, wet/humid conditions, moving mechanical parts, fumes, outside weather conditions, and moderate cold. Lifting and moving heavy objects over 50 pounds may be required. HOURS OF WORK: In general, hours will be Monday through Friday, 8:00 – 4:30 pm and occasional weekends for a total of approximately 40 hours per week. Hours may vary slightly based on church events and rentals. QUALIFICATIONS: High school diploma or equivalent Experience in staff supervision, including the ability to plan, organize, prioritize and monitor work activities of staff Knowledge of effective cleaning practices and some mechanical/maintenance abilities Ability to lift and move heavy objects throughout a shift (50+ pounds) Ability to act in an authoritative but respectful way in order to correct behavior of members and visitors that may be in violation of building or church policies. Ability to listen and communicate clearly, in person and through email, to maintain excellent interpersonal and cooperative relationships involving leadership, staff and congregation members. Ability to plan, organize, prioritize and accurately follow through on work activities with time constraints and interruptions to meet deadlines as well as to work independently with a minimum amount of direction and/or supervision. Ability to remain flexible, resilient, calm, maintain a sense of humor and to regularly present a clean, well-groomed image. Ability to exhibit desirable and appropriate behavior including integrity, industriousness, sense of urgency and confidentiality and independent judgment to provide for a cohesive working environment dedicated to achieving Lord of Life’s mission and goals.
