SCHNEIDER Real Estate recommends that you protect your family and this significant investment by obtaining a General Home Inspection and other specific inspections such as Termite, Radon, Methamphetamine and other environmental inspections (also Well and Septic where appropriate). Items Covered in a General Home Inspection (adapted from Standards of Practice for American Society of Home Inspectors – ASHI) Structural System. Structural components including foundation, framing, foundation, floors, walls, ceilings and roof. Exterior. Exterior wall covering, doors, decks, porches, steps, soffits, fascias, grading, drainage, retaining walls, patios, walkways and driveways. Roof System. Includes roof covering, gutters, flashing, skylights, chimneys and vents. Plumbing System. Interior water supply and distribution; drain, waste and vent systems; water heater; fuel storage and distribution systems; and sump pumps. Electrical System. Service entrance, main disconnects, grounding, interior service panels, conductors, and a representative number of switches, fixtures and receptacles. Heating System. Heating equipment, vent systems, flues and chimneys. Air Conditioning Systems. Central and wall/window air conditioning units. Interior. Walls, ceiling, floors, steps, stairways, railings, countertops, and a representative number of cabinets, doors and windows. Insulation and Ventilation. Insulation, and ventilation of attics, foundation areas and mechanical systems. Fireplaces. Fixed or free-standing fireplace system components, vent systems, flues and chimneys. Appliances. Usually includes operation of built-in appliances. Other Specialized Inspections the Buyer Should Consider Termite. Present or past infestations of termites, and any previous termite damage. Radon. All homes have some radon gas present. This test measures for radon levels present at the time of the test. Environmental. Some homes should be tested for mold, lead based paint, asbestos, methamphetamine and/or other environmental hazards. (All homes contain some mold). Well and Septic. Any septic systems or wells should be inspected/tested. Lateral Plumbing Scope. On some homes it may be advisable to consider having a plumber scope the sewer lines from the home to the public connection for possible collapsing laterals or excessive roots or obstructions. Locate Water Stop Box.
